Workmanship...not impressed, Closing should have been easy (cash deal) however it was anything but, Many small issues such as wallboarding over ceiling light sockets during construction, initially installing cabinet and door hardware in the wrong finish etc.

Renee, our salesperson was exceptional throughout the process. That's the good. The rest is average. The trades people who built the house really didn't care. There were issues with the structure, electric, drywall, HVAC, cabinets, appliances, doors and paint that needed to be rectified both during construction and after closing. Two months after moving in we are still finding issues. My advice to anyone buying here, GET A HOME INSPECTOR AND HAVE MULTIPLE INSPECTIONS DONE. Lastly, when I need to submit a home repair claim, our representative is responsive.

Lots of either unfinished or wrongly performed items plus rushed to closing

I would give a C- to the overall experience. I contracted in Nov. 2021 and moved in Oct. 2022. During pre-settlement walk thru I was given blue painters tape to mark any items needing repair. There were so many, they should have been noticed thru Pulte's quality control and not the responsibility of the buyer to point out. The builder has been very responsive to fix detected issues. My impression is that there is a rush to complete these units and quality standards are not what you would hope for new construction. For instance there was over a foot drop off from the cement patio to the back yard, the front door was not square and daylight was visible on one side. The shower wasn't completely caulked and kitchen tile had grout missing near exhaust fan. It remains to be seen if there are any roof leaks or other issues over the winter. In addition, it's a disappointment that the builder/sales agent wasn't more forthcoming about the low income housing requirement for new builds here in the county. I contracted out of state by zoom meeting and there was no mention by the sales person, nor indication on a map of the neighborhood about ADU's. I would have preferred to know this in advance. Overall I was disappointed with the process. While I feel we did receive a quality home, there were some items around the workmanship that were just below what was expected for the price. In addition, I was told the house was complete and was expecting a house that was complete on the date of close only to arrive to a house that was missing a shower door in the master bath, screens for the entire house and a few other unfinished items throughout. It is six weeks after close and we are still missing these items. While I believe we will eventually get all of these items taken care of, it was not adequately communicated from the start and I have had to initiate a lot of follow up around keeping the process moving. Finally, there was little attention to the details to make you feel like a valued customer. We were essentially shown a drawer full of owner manuals and handed the keys at close with little instruction or organization around handover, how you pay for HOA fees, warranty process, etc. There was also no information given to us around the irrigation system, typical watering schedules or maintenance. This we will have to go investigate ourselves. Some of these smaller items would take little time to accomplish and go a long way to making you feel more valued and wanting to recommend the process to others. ... More

First off, too expensive for what you really get. The end product looks very nice on the outside, but if you really pay attention, you’ll see that the people in charge of quality control let many things slide, I assume, hoping the homeowner will not notice. The side of my lot was also cut in a way that is going to cost me a lot of money to fix, something that would have been very easy for them to take care of at the beginning. I also had to request for them to clean my house before moving in, because it really was disappointingly dirty and dusty. A friend of nine bought first phase (cheaper) and her house definitely looks like they used better quality materials, Had better quality control and craftsmanship, even though I paid a much higher price and bought more upgrades than her. Not discouraging anyone from buying, I love my house it’s awesome, the community is great, but if you buy, you must stay on top of everything at all times. ... More

We had to trade for a spec home as the house we chose would not be ready as promised. Our lease was up and rent without a lease was an additional $800 a month. So I did not get my farmhouse sink and a couple of other upgrades I selected. But we do like the home we ended up with.

Sales person was very helpful, but my confidence in the team decreased as time went on. Many issues with house that showed lack of attention to detail and hurried sloppy work. Warranty team hopefully remains responsive and is on it. For the price of the home I expected frankly a better product w/o the crooked switch plates, miswired garbage disposal and dishwasher. Gas service went out for two days. Slow workmen on doing repairs. Hopefully things will improve over time but got to say it has been a source of stress and disappointment.

Parisa and Chris were wonderful! They were always available to answer questions.

Lots of annoying little problems. The construction materials seem cheap and inferior.

Our sales person, Jarrod, was very responsive and reachable during the entire process. He was compassionate about our concerns during the build process. Our build went extremely slow, with nothing much happening for months on end. We wished that the communication of reasons for delays were provided to us in a more effective manner to alleviate our anxiety. Overall we are pleased with the outcome and love being a part of Sun City. We would not recommend building, but instead buying a spec house that has already been built.

I found some issues on the long run after moving in, but the Project Manager was so professional handling the complaints that fixed most of them.

Estates construction took precedence over garden and classic models. Delays and excuses from construction team from start to finish. The lowest level of paint was used in the interior. We had to purchase a refrigerator on our own. Pulte credit covered 60% of the cost. We regret the decision to build with Pulte.

Closed in September and I'm still dealing with items that were never completed. Took several weeks after closing to install a missing appliance. The quality of workmanship needs a great deal of improvement. After completion cleaning was poorly done and I'm still cleaning paint off of the floors and windows.

Lot of little issues that have surfaced after closing $1000 water bill we were charged resulting from negligence of landscaping

Very disappointed with the Communication about things in my home I purchased a spec home and have very little communication about items in my home. Such as no idea where my tile was purchased as I have issues and have no idea who to contact

Disappointed with inability to make changes, even very early on (within a week of contract signing). We wanted to add a standard option and it could not be done. Rushed feeling at walk throughs. Too many problems to enumerate at first walk thru, final walk thru was rushed - under one hour. Should be able to make a 'punch list' of things needing correction over at least a month after moving in. It is impossible to see everything that is wrong during a rushed 'walk thru'. Yes we understand the warranty process which is over the first year, but obvious problems should be corrected quickly after moving in. Construction manager and sales people are very nice and helpful, but they are constrained by Del Webb / Pulte procedures. ... More

Overall, I'm satisfied with the home I bought. My biggest issue was the cleanliness of the home, after closing on the house and entering it for the first time. I was expecting a WOW factor, but instead, I came into a not so clean house!!! I won't get into all of the issues, but there were a few other issues with the house, that is taking a lot longer than expected! I think the overall workmanship of the house is fine, but it's the cosmetics of the house that is frustrating. Hopefully they'll get things taken care of soon, finish up other properties around me, and get the community center up and running, and things well be looking better. The only other thing is, there's lots of construction going on, and there's trucks coming and going all the time, so noise could be a factor for a few years! Lots of homes going up! ... More

Make sure you don't purchase the cheapest appliance pkg. We did, and the stove is by far the WORST I've ever had. Poor quality, sides of oven (next to cupboards) heat up to 150 degrees when oven is on. Heat from vent hits the front panel so it is HOT to the touch and very dangerous for kids

Communication on sales end unacceptable. Design process needs improvement. Design consultant was good. Adding options was expensive as to what you were getting. The best experience was working with site manager to get us through the building process.

Your salespeople were great. I felt the clean up people did a bad job also little things like hardware left off doors touch up painting bad. Electrical outlets covered over with drywall. Things left undone for a home this price should not happen

Average builder, managers do not pay on details, poor communications from both.

Our home was completed three months later than promised and over the course of the building process kept getting pushed back so that I had to reschedule our movers three times. While our construction manager was wonderful, the communication within Pulte was very poor. We received the wrong house keys at closing, our trash cans did not arrive for 6 weeks, we had no mail service to our home for over two weeks because of a nonfunctional mailbox. The mailboxes were not even installed for more than a week after settlement and after that there was still no mail service. Two months prior to closing, our refrigerator arrived with dented doors and they were not replaced until six weeks after closing due to communication issues within the Pulte organization. We do love our home and our neighbors, however. The building process, though, was frustrating and not buyer friendly. Pulte really needs to improve its communication among its own departments! One hand of Pulte does not seem to know what the other hand is doing and the buyer suffers. ... More

Lot prices are ridiculous and makes it a poor investment.

Our salesperson (Allen) really worked with us to find the lot that met our expectations. He was always pleasant and easy to work with. Our project manager (Jacob) did an excellent job communicating with us throughout the building process. He kept us informed of the progress with pictures and any information he thought relevant. Since being in the home we've had to work with our warranty person (Debbie) on issues and she has been responsive however we have been disappointed with the length of time it took to resolve some of the issues i.e. a broken kitchen cabinet. We were told that it would take a week to replace it however it took over a month and a half. Also it was disappointing to have a roof leak that was not corrected on the first attempt and caused more damage to our ceiling when it leaked a second time. Our warranty manager has been very responsive and communicative to address issues. Overall we happy to be in our new home. ... More
