They push way to hard to close when the home isn’t complete

For the most part, the quality of supplies and materials have been good. But we have been here in the house about 6 weeks and are having problems with the windows. I did get a response to the service ticket but not a repair. The folks I would be most careful with are the design group and the salespeople that go over the house design exterior. I might have missed some of the information I was supposed to have made as I had to do all virtual selections were made as I had to do all virtual choices. It wasn't until I moved in to see some of the choices I could have made. With the interior design it was a similar situation. Anything I wanted to change, and pay for, was outside their cookie cutter mold and considered custom. I should have told them to do nothing a then brought in my own people after closing.. Carlos has been great in trying to solve quality issues

The installation of my lawn was a failure . The dead patches are obvious even after I had a professional service work to save it . I realise Del Webb ( Pulte ) does not guarantee the installation; however , they also did not insist the work was done properly . House construction was fine , the lawn was not .

Finish work very poor Community overbuilt for its amenity center

Main complaint is Quality of workmanship. Many things or not lined up or not centered where they should be, etc. paint splatters all over the floors.

They rushed with the house to get it done with the quick move in homes and did not pay close attention to details.

Price was inflated due to competitive lot selection process and loan commitment suffered with interest rate hikes. Quality control was lacking with major subcontractors.

Still waiting for repairs scheduled for late Oct. Dish washer doesnt dry the dish's, Whirlpool

Lack of attention to details and poor supervision of workmanship resulted in many issues of less than acceptable quality.

Significant delay in closing related to supply chain issues. Subcontractors quality not consistent. Not enough over site. Multiple issues that needed to be fixed. In home 1 month and many issues unresolved. Great community.

Had a supply chain disruption problem with cabinets throughout the home. Still waiting on some cabinet components!

Our home took forever to be completed since the contractors were working on multiple homes at once. The workmanship was not what I expected but I still love my new home. There is nothing that cannot be corrected but at the price point I expected more.

Floors are dirty, fireplace not completed, no screens on windows, shutters installed late and painted later, Gutters not installed properly, hole in garage wall concrete. Living in home for month with problems

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. The process, for us, has been long and the response from subcontractors slow. This may be a reflection of the industry and the markets; I don't blame Dell Webb or their experienced staff, but for the homebuyer, it creates a frustrating and exhausting process. Sales were great, responsive, helpful, and there when called upon. Our construction manager is top notch - he cares, has a sense of urgency, and extends himself to make up for the shoddy workmanship. What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. overall it is great. Some questions and fixing irregularities takes lot longer than expected.

My house appears to be fine but my backyard is a "swamp", Two days after I moved in my neighbor asked me about our backyards, He stated he had he contacted the builder to complain about the standing water in his yard. I then took a look at my property and realized I also had standing water. We obviously have a serious drainage issue. Now they have to tear up my yard to fix the issue. This is going to be a mess! This all should have been done prior to me moving in.

You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

From purchase to closing, we hit a lot of bumps a long the way making this the most stressful home purchase by far. Super rush to close and now after living in the home for 30 days, we see so many workmanship and material flaws and scars. When we start a list, we put it down as some of it is overwhelming. We'll see if Pulte follows through when it is submitted. On another note, how can they not "landscape" around the electrical and cable boxes at the front side lawn - they are an eye sore. We'll just leave it that way. Not on our dime. Also, wires hanging out of them since before closing and nothing is being done about after many requests. If you build with them, you must be there EVERYDAY to observe materials used and work being done - we were not because of distance. ... More

Small home with LOTS of pre- & post-closing issues. Substitutions made without my input. Almost no response from field manager during build. I've turned in 15 issues with home builder & 2 with field manager. As usual, no response from field manager. Builder is coming this week to look at the others. Sales consultant was AWESOME! My saving grace was having a realtor in my corner!

Had issues at the end of the process.

Once closing was done, it seemed that our concerns were not addressed.

Many details were missed prior to closing, some small but a few important ones that caused my closing date to change twice. Although there was a lot inconvenience and stress caused, in the end, the issues were eventually addressed.
