Overall we love our new home and neighborhood, however we are very disappointed with the quality of finish trim and paint. the painting is about as bad as I have seen, flat paint in bathrooms and kitchen?? white only?? baseboards un-sanded, un-calked and un-painted in the majority of the house? with the price escalations that have occurred over the past year, Pulte can afford to properly paint a small house. The paint is readily available, we have checked.

lots of contradictory information was given to buyers. Some were offered things others were not even made aware of. I was lucky and worked with Siobhan and she was great and attentive and knew her stuff!!

Moving from one Del Webb to another does not come with any perks. It’s like starting all over. The sales dept had their hands tied in offering lots to sell. The release of lots was done in stages and pricing was not as advertised. We paid $37,000 more just for the bare minimum of the homes original stated price. Pulte Mortgage representative was a disaster. It was not about the consumer. It was how to make their job easier. Always had problems getting call backs and verifying interest rate hikes. This has been the most stressful event in our almost 46 years together other than deaths in the family and personal medical issues. We visited the build site almost every evening after the workers had left and, on almost a daily basis, were disappointed to observe incorrect installation, shoddy workmanship, damage done and food wrappers, cigarette butts, empty soda and beer cans laying around. building during Covid a challenge. Supply and labor issues throughout build. Inferior product at stages and difficult to get Del Webb to provide what was promised and expected. We felt it was necessary to watch them build and check on the work often. We love our home but the process was not easy or enjoyable.

I always heard great things about Pulte homes but never lived in one. Now that I own one and see the homes around me being built I have a different opinion. I don't understand why Pulte would use flat paint on the inside of the house. Also, the sides and bake of the house only have one or two panels of wood before the foam ,chicken. wire and stucco are applied. I am able to use a sharp object and with enough force poke it straight through the wall from the outside into the inside. Our electrical system is not operational in some parts of the home. While we completely understand the issues with labor and materials in this current environment, we don't understand why we were not proactively kept informed regarding delays. Unless we contacted our construction supervisor and pressed him for information, we were not informed about any changes in the schedule. There were too many things left undone in the house at closing.

Pulte has many built-in restrictions in their process and even contract. Literally all of your choices must be made in a single 2-hour session with the designer and once you sign off that day, you cannot add or modify any choices. It would not cost Pulte anything to simply allow a week for modifications. Also, in the contract itself it states you are not allowed to delay closing due to your punch list. This almost sounds illegal, but it is in the contract you sign. So make sure your read of the print, fine or otherwise.

Although our home was built very quickly, there was an obvious push to close at the end of 2021 before the new year even though both sides agreed there were numerous items not complete. After much discussion, we were told we had to close or pay a fine/lose the contract. Finally, after they considered it further, they agreed to push the closing out a week to complete most of the items.

We had great experiences with our sales person, Shioban. We had several items missing in our home delivery including our whole house humidifier and our lyric thermostat, which we caught after closing and have still not been resolved. We have a few people helping us resolve these issues but we have been here a month and a half and are still waiting on installation and replacement of several items.

This is a beautiful area which was part of the draw; however, I expected better quality for the price. I've lived here 2 months. Appliances are cheap. The washer (which I had no choice but to accept) doesn't work properly. It's been a week since the trouble was submitted and no response. So far, 3 doors (and counting) won't latch properly. Walkthrough items have not been resolved. I was told if I have them taken care of now, they won't come back for the one year walkthrough...doesn't seem right.

Buyer be ware!!!! What you see is not what your get!!! Sloppy workmanship, the builder masks issues like the electrical outlets, they make the holes for the electrical plates and when they put the plates on, they spray to cover the excess holes. However once you go to paint and take off the plates, u have exposed holes. Glass shower door has crack, MBR side of door has hole that was patched up. Sliding doors don’t lock properly. Customer service is slow to respond. And when they handle the matter one is stuck having to wait for the different vendors to come out and fix the problem. Example ...

The details were I would receive weekly updates on the construction of my home. In the 1yr it took to build my home 52 weeks I received 9 updates. And i received 9 updates because it was me who contacted the project manager via text or e mail got an update. And know 2 months after closing I still have difficulty connecting with project managers or supervisors on specifics that need correction. Totally unacceptable

overall house is nice and an excellent floor plan. Quite disappointed in the LACK of craftsmanship and attention to details especially given the high price we paid for this home. Likewise, the warranty people have not been responsive to our calls and emails in a timely manner. The community is great, and people are very friendly. We feel welcome here.
