Door position are poorly designed. Closets need work, kitchen shelving is terrible

Generally very pleased but your follow-up to issues and punch list items is TERRIBLE!!!! This is the feeling among everyone I have met. Know you have many houses to build but PLEASE PAY ATTENTION TO THOSE OF US WHO HAVE COMPLETEDTHE PURCHASE PROCESS

Nocatee Del Webb is a sweet spot in NE Florida! Because of that it was rather frustrating to purchase and build. After a very long process… I have to say we’re very happy with our new Del Webb home!

Build took longer than expected. Several issues with the roof that need to be repaired after having a Home Inspection done. Was unhappy with the level of service I had from my original Project Manager Thomas, but I was happy with Anthony who help get the build finished and even came by to address some issues after I moved in to the home.

Overall quality of subcontractors work was below average, specifically painting and electrical

Love the house but building issues, an almost complete lack of communication and having to wait an entire year detracted considerably from the experience.

If it wasn't for our final construction managerJose, this house probably would still be getting built. He was the only Pulte employee that was at all communicative and seemed to understand his job. Everyone else we tried to talk to always sent us to someone else who also didn't have an answer. Now that we are in the house it's the same problem with the warranty manager. No response, nothing is getting fixed, no schedule is given. Excuses are labor shortage, parts unavailablility, etc. Maybe Pulte should stop selling houses and fix the ones they have built.

Still trying to get repairs to workmanship that should have been repaired before closing.

Take your time since the process is long

Love interior of home; layout and finishes. Very disappointed with exterior. Driveway incline makes it very difficult to take garbage in and out. Never in the model or was told there would be steps going from garage into house. The whole reason for buying a single story home is to eliminate stairs. I'm an 76 and if anything should happen where I need walking assistance, I don't know I would handle living here.

I really love the neighborhood. This is a great place to live. We purchased the house in May of 2021. Vickie was excellent to work with. She is very knowledgeable and was not pushy. I would give five stars on this part of the process. The building phase was not as great. Yes, i know about supply chain issues and all of that. I didnt mind waiting my turn for stuff to come in. What I did not understand was how houses purchased after ours were completed months ahead of ours. That part was frustrating. But I will say that things started moving along once Ian became our foreman. He kept us in the loop. He didnt always tell us what we wanted to hear, but he was always very responsive to our needs. The actual home is about what we expected. Lets face it, they dont build stuff like they used to. I knew that going in. But all in all we like the overall quality of the house. I would recommend Del Webb at Southern Springs. Just be patient!! ... More

Del Webb fell short at the end to finish everything, we still have issues that haven't been completed

Getting any punch list items completed are nearly impossible after closing.. Response back to address lawn issues have been over a month to get even a response.. A lot of passing the buck going on between builder, HOA, and landscaper. Seems like its all new to everyone but I find that hard to believe since Pulte has been around for a long time and know how to operate.

I moved from out-of-town and felt that the builder's team kept me very informed of the progress during the building process. I hired a 3rd party pre-drywall inspector who found several construction items needing correction, and the building team was great about making the corrections. However, I do have some walls and windows that are not aligned and wish I had spent the extra money on a better quality paint, especially on the woodwork. The process took several months longer than expected, but that is not the builder's fault. The follow-up team has consistently responded in a timely manner to items needing attention. The sales experience wasn’t the best. My original sales person was transferred to another community and I was assigned another person to oversee the details after I had signed my contract. There was a lot that slipped through the cracks. As a former design center consultant for another builder, I thought the Design Center prices were on the high side with little flexibility to change things on my spec home that I KNEW could be changed. Been there done that AND Pulte could have done better! And when the sales department rushed me to close way earlier than expected it became a fiasco. Overall I am really pleased with my house. However, there were many ups and downs during the buying and building process which I am sure are true with all homes. My lesson learned is to really stay engaged and on top of everything and be your own advocate throughout the building process.

The quality of the workmanship is satisfactory only! I had to initiate calls and was told by my initial builder that he was about to call me. This happened several times throughout the process. During the last month, we were assigned a new builder who worked well with us to complete our home.

I would rate my overall experience as GOOD. The builder was responsive. Workmanship is good, materials not all good. Some materials installed that do not work properly. There were items that were not completed on my home and promised to have completed which were and still not completed.

Some examples of poor workmanship: Fan switch installed but not working, Electrical plug installed but could not be used, stove scratched, shower door scratched, grout and chalking very sloppy. Quality of sod installation was very poor. Overall the quality of the products were good, it was how they were installed. How can anyone install an electrical switch or plug and not test to see if it works? Why install prodeucts that are scratched in a new home. I must say the contractors warranty program works great but the sub contractors are very slow to respond. The sales process was changed in the middle of us buying our home. After we had picked out a lot and put down our deposit on that lot they changed the process and we had to go through an additional 2-3 week bid process to see if we could get the lot we already put our deposit on. ... Someone should have also mentioned that our front patio would not be finished. How do we know that if nobody tells us. We should have been kept up to date on the progress of our house instead of responses like ' We can't even make a guesstimate '. Poor communication or no communication.

We found the design and structure to be well executed, but the finish work leaves much to be desired. Even after upgrades, the remaining amenities are all builder grade that need to be upgraded after you move in. The warranty issues we did have, were responded to within a timely manner. But, the vendors used do not do a good job initially, and all seem to have a "fixer" that comes and corrects sloppy work after a warranty complaint is filed.

Even though it took a year we are moderately satisfied. The quality is ok but nothing to write home about. We lived in a new rental during the building process that had better quality then our new home. We have grout missing, scratches in our countertops and are still waiting for our drawer pulls, we are happy to live in our community but at a price of mediocre quality home.

Building a home during COVID and very difficult logistic/supply chain times is extremely challenging. Strong project management and communication are essential -- however, Pulte missed this opportunity. We understood the difficulties, however, it was very difficult to find out what Pulte's plans were to attack these challenges. Our 9-month project took 17 months and at least 3 (maybe more) Project Managers. This often unannounced change in PMs resulted in disjointed communications with often conflicting stories/plans. Our last Project/Field Manager Frank was fantastic! With clear communication and eagerness to help, Frank went above and beyond -- exceeding all of our expectations. It's only because of Frank that we will consider Pulte for our next home. ... More

The presentations were cordial, the environment was relaxing and inviting and all the models were stunning. However the finished product was less than a close second or third with respect to the build quality and craftsmanship associated with the final product. Every opportunity was available to execute at a high level however the results are mediocre at best, tainted with indifference and apathy of the trades and builders. There needs to be a higher level of expectation and oversight from management.

Build quality has been an issue, especially in regards to the windows and sliders. A large amount of sand is entering our home during windstorms and we are awaiting a service call (scheduled for 5/20/2022). This issue is not limited to our home as nearly every homeowner in our community is having the same issue. Pulte should re-evaluate the use of this window vendor and the current product.
