The building experience was good considering we were 1100 miles away while it was being built. The Pulte mortgage experience was a complete disaster. We have found a lot of things wrong in the house since moving in.

Go through your house with a fine tooth comb during the pre closing inspection, because the quality of the fine finishes is not very good at all!

We wish that Pulte,would have been more flexible with our closing date. It seems everything had to be by Pulte rules. The outside paint job on my home was terribly substandard hopefully it will be corrected for future home buyers.

The day we closed, the punch list wasn’t completed. The tile and carpet floor was a mess. There were no shower heads in either bathroom. More important though was the drain in the master bath was completely blocked. It had to be jack hammered down to the P trap. That took days. After the drain was repaired the repair job to the tile was unacceptable so the tile work had to be remediated. Much better but still not perfect. There is still an unfilled shallow hole in the rear lot. Construction manager say it’s now the HOA responsibility. Of course I’m well down on the HOA maintenance ...

Lots of Sizzle at a premium price.

You might find that their sales process has you committing financially before you really know that the sizzle is much louder than the available options. Basic quality at a premium price, with limited options in finishes. They use terms like chefs kitchen, yet the actual quality of materials and installations are basic at best. The persons associated with each step of the process are there only to move you and the transaction to the next step of closing the deal, using phrasing and sizzle to get you to the next step. It's not dishonesty, but certainly salesmanship very well ...

My biggest issue is with the lack of pride in workmanship that I have encountered in different areas of the build. That goes from laying sod on top of weeds and trash in the yard, to still finding paint on my carpeting, breaking the door frame on the main entry door and trying to cover it up with caulk and paint, and finally to the way the brick fireplace was finished around the outlet boxes. There was skilled workmanship done in many areas like the brick and stone work on the outside, but it is overlooked by all this other stuff. One of the first things I wanted done from the initial visit to the models was to be plumbed for solar…It was NOT plumbed for solar! Poor painting on front door as well as interior. “Gunk” on the tile floor that I cannot remove. Unhappy withe the space under all doors.

We were on our third site manager six weeks into the process (James, Jason, Chad). Chad seemed overburdened in trying to manage our site as part of his plate (not his fault). Nonetheless, Pulte displayed little to no flexibility in the build process. Even as a spec home, they would not allow for even minor variations in customer request that were more logical than Pulte's perspective (i.e. wall outlet placement/addition/deletion; closet configuration, etc.). Although our inspector said that for a Pulte home ours was above average we still had lots of issues. Shortcuts were taken, poor workmanship, and lots of waiting for warranty services (not with contractors but Pulte coordination). I felt that we were coerced into giving good ratings because staff told us that their jobs were tied to it and in one instance we were told that if we couldn't give a rating of 10, not to rte them at all. WHAT??

New home and neighborhood, working out the kinks

We have had many unexpected events including gas meter leak, weeks without mail, electricity failure, and issues with appliances. The support people are wonderful and buying the home was a breeze, but we didn’t expect to have issues with a brand new home. Hopefully, the road ahead is all roses!

Have a few issues with my new home so far I haven’t heard back when they will be taken care of. Paul Warn was a wonderful contact person to keep me updated. Details of the home may have been overlooked? Promises may not be kept. Pay attention to the process. Many things were told to us and they were not true. The actual building crews lack safety concerns, leave trash at the building site and just do not have experience in home building. The construction supervisors are trying to do their best with what they are given to work with. This experience has been all Pulte's way. There were no change orders accepted. None.

Finishing Subcontractors - were not experienced. Painting and drywall was very sloppy. had to be corrected and redone is multiple areas. walls and doors not straight and had to be corrected. Trim placement and cutting not professional, excess caulking used to cover up sins. Foundation and roofing appear sound. Recommendation is that Pulte needs to hire experience sub contractors - which is dependent on the local labor market. Closing day was hectic with subcontractors finishing final touch ups too late. Shower door

Trying to get a shower door seal that does not leak water all over the floor has been very frustrating. Pulte should be able to install a strong enough seal at the bottom of the shower door to prevent leaks. I have been given the run-around in that I'm told that the kind of seal installed is all that they have. They should be able to get a better seal.

We found that after completing our design selections there were several misunderstandings as to what was or wasn’t included. It would be helpful if a final visual representation was provided to avoid confusion. Quality is satisfactory but we found several small flaws and issues. We’ve brought these to the attention of our customer care associate. I’m hoping we’ll be pleased when the issues are resolved

Very frustrating. Living with errors in upgrades, thinking I could adjust to those mistakes, but must say there is no adjusting to looking at wrong upgrades and having to live with mistakes. Spent too much money for upgrades and then living with design errors is too depressing.

This is the second home that I purchased from Pulte and it will be the last. The first house which was located in Florida had a terrific floor plan and the service that I received from Pulte was good. I liked the floor plan for the current house in Lake Las Vegas but after living here for a few weeks I realize that there is too much useless space. This means that the places where space is needed are too small (ex. closets, kitchen cabinets, pantry). Biggest issue I have is the quality of the tile installation. I paid for the very best tile throughout the home and when I arrived just prior to closing I noticed numerous issues with the tile layout, grout work was very bad, and there are numerous areas where the tile is not level with adjacent tile causing me to trip.
