Let me preface this review by saying Pulte builds a good home, but the timing to build is of utmost importance. The real estate market was hot, building material prices soared, and the COVID pandemic delayed/shut down many manufacturers. Some say it was the perfect storm. Those of us in the building process found frustration at every turn. The ratings above reflect these times.

Supplies were hard to come by during the pandemic and when they did arrive the building was rushed and corners cut. I’m still getting warranty work done after being here a month. Nobody knows what anybody else is doing and it is hard to get answers. Huge need to be more organized and on top of helping residents. Del Webb is only interested in selling as fast as possible. Yes my home is lovely and I’m glad to be here. Expect more issues than you imagined you would have.

Overall we love our new home and neighborhood, however we are very disappointed with the quality of finish trim and paint. the painting is about as bad as I have seen, flat paint in bathrooms and kitchen?? white only?? baseboards un-sanded, un-calked and un-painted in the majority of the house? with the price escalations that have occurred over the past year, Pulte can afford to properly paint a small house. The paint is readily available, we have checked.

Disappointed! Things were not completed by my closing date of March 18,2022 and they knew I had to close by that date. And I signed the contract on May 8,2021 !! Still waiting for completion and backordered Whirlpool appliances!!

Pulte as the rest of us and the world have been put in an unprecedented situation with COVID, shortage of skilled labor and supply chain issues. We will not mask the fact that there are issues.. Lack of ownership from sales to customer service could be addressed. Pulte uses the current world circumstances as a crutch.

lots of contradictory information was given to buyers. Some were offered things others were not even made aware of. I was lucky and worked with Siobhan and she was great and attentive and knew her stuff!!

The sales person, Jen, was awesome as well as the design team. They were most helpful in helping me make decisions about various items. My main problem with the entire process was the quality control of various vendors who worked on my home. Clearly, there was limited overseer of the build. If you are going to build here, live close to monitor it. I lived out of state so was not able to do so.

Moving from one Del Webb to another does not come with any perks. It’s like starting all over. The sales dept had their hands tied in offering lots to sell. The release of lots was done in stages and pricing was not as advertised. We paid $37,000 more just for the bare minimum of the homes original stated price. Pulte Mortgage representative was a disaster. It was not about the consumer. It was how to make their job easier. Always had problems getting call backs and verifying interest rate hikes. Finally cut ties with the mortgage side of the house. Hated to give up the incentive on the loan. ...

The paint was terrible, I think they used 1/2 water as it's like chalk that rubs off. The baseboards did not get sanded, just slapped paint on them. They are coming back to sand and paint. I love the size. But you get the surprise of putting your trash in the garage and not outside and then having to install a trash enclosure.

This has been the most stressful event in our almost 46 years together other than deaths in the family and personal medical issues. We visited the build site almost every evening after the workers had left and, on almost a daily basis, were disappointed to observe incorrect installation, shoddy workmanship, damage done and food wrappers, cigarette butts, empty soda and beer cans laying around. This was our first experience with a production home which was far different from a custom built one. Our project manager was respectful, communicated clearly, and was patient with our questions and concerns. However, he clearly was overworked with too many responsibilities.

building during Covid a challenge. Supply and labor issues throughout build. Inferior product at stages and difficult to get Del Webb to provide what was promised and expected. I always heard great things about Pulte homes but never lived in one. Now that I own one and see the homes around me being built I have a different opinion. I don't understand why Pulte would use flat paint on the inside of the house. Also, the sides and bake of the house only have one or two panels of wood before the foam ,chicken. wire and stucco are applied. I am able to use a sharp object and with enough force poke it straight through the wall from the outside into the inside. Our electrical system is not operational in some parts of the home. Friendly greeters at Sales office, nice designs of model homes, however; time consuming to get a lot & commitment to built. Felt like the development did not have enough quality skilled craftsmen working on different stages of the home. Pleased with the Warranty person but he maybe over worked because of the lack of having to redo work from previous groups with no pride in their work. Isn’t work a reflection of integrity?

The structure of the home I feel is very good. The location of the home is very nice. The details of the inside of the home, the workmanship is lacking, perhaps due to Covid and lack of workers? Perhaps the Field Managers have too many homes to keep track of? They have a warranty. Supposedly ALL those workmanship issues will be resolved w/in the year, so time will tell.
