Good thru closing but quickly fell apart after closing. Very difficult to get help with problem areas after closing!!!

Several problems, mostly cosmetic, still awaiting resolution.

After driving thousands of miles to get into our new home we discovered that our brand new washing machine (that we purchased from Pulte) was leaking water. It took three phone calls and a heated conversation with the Customer Care people to finally get someone from Pulte to respond. They refused to replace washing machine even though it never wash one load. Their warranty states it will be repaired not replaced. Three weeks later and it still has not been repaired. No parts in stock to repair.. Totally frustrated!!

First, you are buying a production home. Once you sign your structural contract with whatever options you have chosen there are no changes permitted at any price. Gee I want a porch. One day after signing you cannot have a porch. You can change and upgrade basic choices on selection day. However you are limited to what is determined for you. I want premium paint.NO! I want light dimmers NO. I want better appliances. YES up to the brands offered. The workmanship particularly trim work is sloppy. If you have a great construction manager which we did it will be pretty nice by closing and you will live in a beautiful area. ... More

Look very closely at all aspects of the home--the little things. Check very carefully for insects. Paint issues, grout smears on tile, doors, drawers,and locks with keys. Don't assume everything works/is OK. The main gate is left open on the weekends. The other gate is never closed, and locked. So It's not really a gated comunity at this time like I assumed. Ergo, I had to purchase ADT--UGH!

We were very excited about purchasing a new Del Webb home in Summerville, SC, but needless to say our expectations fell a little short. Poor communications, a delayed closing and poor workmanship were just a few of the reasons we were very disappointed. We paid for upgrades in almost every area, only to be disappointed with finishes, choices available and finally the end product. We are post 2 months closing and still dealing with issues.

I was mislead on the market for selling me house to buy this one. I was told the down turn would not effect North Carolina. I took a 70k loss on selling my house and was forced to pay top dollar for this one because I had put a down payment. The price of this house is way too high for what you get and the fit & finish is subpar. I could right a book this.

Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. And being charged to add gutters was shocking (why in the world isn't this just included in the purchase price???).. by having this as a ADD ON is a poor marketing decision...it leaves a bad taste in everyone's mouth and this point is constantly talked about at neighborhood gatherings....I could go on but I think you get the point... People always say...you dont move here for the house...you move here for the lifestyle... ... More

Our experience with Allen our salesman at Stone creek was excellent he is knowledgeable, personable and provided great service. Our construction manager was ok, we feel he should have been keeping a closer eye on what was going on in the home during the build, which would have avoided some of the problems. Workers from numerous trades are very careless, large gouges, dings and scapes were in the drywall throughout the house which needed repair and repainting. One electrical outlet was dry walled over, and one outlet in the kitchen was tiled over. The kitchen sink was not properly installed in the granite countertop and leaked into the cabinet below, mirror in the master bath was reset 3 times due to being placed in the wrong location and a bowed wall. One day after closing the Construction manager set up the door installer to fix a problem and the contractor was a no show, no call and no response from anyone. The driveway was poured about 2 1/2” - 3” below the level of the garage floor and they had to grind down the entire edge of the garage floor to reduce the difference where you drive in. When the construction manager was asked how that could happen, he shrugged his shoulders. After closing using the warranty team to resolve issues is extremely stressful. We contacted the warranty department by email and phone calls about the kitchen sink leak. A response is supposed to occur 24-48 hours after contacting them. After no response for one week from the warranty team, we went and spoke to our salesman and asked for help. After his intervention, we received a call back and follow up for the warranty team representative within one business day. The sink issue was resolved about 5 days later, however the process didn’t happen as the warranty team explained. The warranty representative also resolved the door issue. Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. If you are asking me what I want others to know... know that Del Webb is a nice place with total crap quality construction... come see my house and I'll show you crap quality of trim, floor moulding, door installations, windows are not even remotely square, terrible caulking & sealing, and virtually no care at all when painting the exterior or interior. And there is virtually NOTHING Del Webb is going to do about it. Nice place to live though... really. ... More

I would recommend not closing until walkthrough issues are taken care of.

We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. I am sure this review will never be shown to the general public but if it is please be VERY careful when deciding about not only the developer but more importantly the builder. ... More

Was not the enjoyable process we hoped for.

The home was very dirty upon moving in! And we were told it was a construction clean, your cleaning crews need a lot of help! Also not very good at getting back to handle issue.

It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.

We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. Getting items fixed has been slow and sometimes fixed items need to be refixed. All in all, we love our community and are enjoying our home but the attention to detail was certainly lacking and not up to the standard of our previous Minto home. ... More

The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. They are planting two trees in tiny front yards that will be huge when they mature and that goes against the foundation paperwork you receive from Pulte. Expect the entry to your new home like the sidewalk, porches and driveway to be cracked, discolored, have globs on it and have holes. However, all this said there is no other age restricted community near or in San Antonio, so we all just live with it and have lots of repairs. ... More

The community is great. The final fit and finish quality of the homes leaves something to be desired. Many things will need to just be repaired or made right by the owner as Pulte is slow to respond.

My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. We have been in constant communication with AT&T to get this resolved. Seems like the project manager should have been the one to double-check this from the onset of the build. After one month from our purchase, the realtor associated with Pulte took another position within the company. She was replaced and, after a few more months, the second individual assigned to us moved on from Pulte. Our initial project manager was removed after two thirds of the house build. I will say the first project manager was very faithful with his email and photo progress updates. Enter the second project manager who was not great with progress communication. The first and final walkthroughs felt rushed and I felt quite pressured to give the project manager “10s”, as he made it seem his job would otherwise be in jeopardy. After the first walkthrough, there were 14 areas to be addressed. To his credit, the project manager had corrected 13 of the areas by closing date. My husband and I were introduced to the customer care rep. the day of closing. A binder was not left with the house, but the rep brought one by the next day. He also mentioned that he had registered all the appliances for us. After one week of living in the house, there were several “ issues”. - The bathtub does not drain - Towel holders were loose - column in back of house dinged up ( chipping) - no “ decking” installed in attic - sloppy grout work mostly in bathrooms - the house was basically dirty when we moved in with bits of grout ( like they were dripped ) stuck on tile pieces. There are certain areas with clean grout and other areas with dirty grout lines. Our customer care rep., to his credit, did come by and address the problems. Pulte lined up companies to come fix most of the issues. We are still waiting on a response to the clogged drain in the bathtub. In looking around this community, I see many trucks and workers. Houses seem to go up quickly, although ours took a little over a year. I expected a more professional job due to the duration of the build. It appears the workmanship was hurried, with not much attention to detail. I suppose the turnover with realtors and project managers could have played a part in this result? Still on the fence as to whether I would recommend Pulte to prospective buyers. ... More

Our home was 3 months delayed from when the closing was initially scheduled. Overall, we are pleased with our home. There are several things that need repaired and completed. The process to get these things done is extremely slow. We’ve been trying for two months now and nothing has been done. Some of the finish work is questionable. You can tell that the sub-contractors are in a hurry and make lots of mistakes. I’ve counted over 50 drywall mistakes throughout our home. Many missed painting spots and paint on floors, cabinets, trim, etc. The baseboards have several installation issues as well.

My overall experience is good but I closed on my house March 10 and we still do not have window screens. The light switch in our hall closet was placed behind the door so when you open the door you cannot see or reach the light switch. You denied fixing this but when I appealed to said you would send someone to look at it. Thishasnot happened after weeks of waiting.

Issues are lingering. The build quality is not what was expected from a Pulte home. We feel that Pulte is only concerned with getting houses finished and not adequately addressing issues in houses that recently closed.
