After driving thousands of miles to get into our new home we discovered that our brand new washing machine (that we purchased from Pulte) was leaking water. It took three phone calls and a heated conversation with the Customer Care people to finally get someone from Pulte to respond. They refused to replace washing machine even though it never wash one load. Their warranty states it will be repaired not replaced. Three weeks later and it still has not been repaired. No parts in stock to repair.. Totally frustrated!!

First, you are buying a production home. Once you sign your structural contract with whatever options you have chosen there are no changes permitted at any price. Gee I want a porch. One day after signing you cannot have a porch. You can change and upgrade basic choices on selection day. However you are limited to what is determined for you. I want premium paint.NO! Look very closely at all aspects of the home--the little things. Check very carefully for insects. Paint issues, grout smears on tile, doors, drawers,and locks with keys. Don't assume everything works/is OK. The main gate is left open on the weekends. The other gate is never closed, and locked. So It's not really a gated comunity at this time like I assumed. Ergo, I had to purchase ADT--UGH!

We were very excited about purchasing a new Del Webb home in Summerville, SC, but needless to say our expectations fell a little short. Poor communications, a delayed closing and poor workmanship were just a few of the reasons we were very disappointed. We paid for upgrades in almost every area, only to be disappointed with finishes, choices available and finally the end product. We are post 2 months closing and still dealing with issues.

I was mislead on the market for selling me house to buy this one. I was told the down turn would not effect North Carolina. I took a 70k loss on selling my house and was forced to pay top dollar for this one because I had put a down payment. The price of this house is way too high for what you get and the fit & finish is subpar. I could right a book this.

Highly disappointed in the overall procees from start to finish. Once we signed papers with Pulte we NEVER heard from the sales agent. We missed out on getting a gas line run for gas grill (prior to foundation being poured). The quality of interior paint is bad ( i bet your average consumer would never buy this quality of paint in a paint store). It appears that the tankless hot water heater is a cheap commercial grade (the model that was installed does NOT have a dedicated return line which would allow for a recirculating pump to be added so hot water would be readily available. Our experience with Allen our salesman at Stone creek was excellent he is knowledgeable, personable and provided great service. Our construction manager was ok, we feel he should have been keeping a closer eye on what was going on in the home during the build, which would have avoided some of the problems. Workers from numerous trades are very careless, large gouges, dings and scapes were in the drywall throughout the house which needed repair and repainting. Finish work is very poor. Pre-hung doors installed wrong/crooked. Caulk slopped around. Door frames poorly finished. They do not sand any rough edges on doors or frames. Only a single coat of paint that does not always adequately cover. Water main broke in the first month and warranty service team said they could not reach the plumber and gave me the same plumber's phnoe number telling me "you're on your own"!

Very nice models with plenty of options but the quality of the actual build and the materials really is absolute crap. I'm sorry... and my Project Manager did an amazing job and responded to everything and went above and beyond. We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.

We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. Our home was 3 months delayed from when the closing was initially scheduled. Overall, we are pleased with our home. There are several things that need repaired and completed. The process to get these things done is extremely slow. We’ve been trying for two months now and nothing has been done. Some of the finish work is questionable. You can tell that the sub-contractors are in a hurry and make lots of mistakes. I’ve counted over 50 drywall mistakes throughout our home. Many missed painting spots and paint on floors, cabinets, trim, etc. The baseboards have several installation issues as well.

My overall experience is good but I closed on my house March 10 and we still do not have window screens. The light switch in our hall closet was placed behind the door so when you open the door you cannot see or reach the light switch. You denied fixing this but when I appealed to said you would send someone to look at it. Thishasnot happened after weeks of waiting.

Issues are lingering. The build quality is not what was expected from a Pulte home. We feel that Pulte is only concerned with getting houses finished and not adequately addressing issues in houses that recently closed.
