We love the home, the development and our neighbors. We have no regrets buying the home, but I think its important for future home owners to be aware of the issues we are having. Del Webb/Pulte focus on their "quality build" when you are purchasing and building the home. We are hopeful that the construction and "behind the walls" workmanship/material align to that expectation. However, we are disappointed in the quality of the finishing work. We are dealing with paint and stain splatter/drips on flooring and carpet, broken/poorly working cabinets (which have been fixed), damaged kitchen sink, un-level/damaged countertops, poorly finished drywall and trim, an exterior sliding door that doesn't lock properly, a broken baking drawer in the stove, and more. Customer service has been receptive to our concerns, but slow to address them. We've also been told this is a "production home", which is a very different theme then the before closing "quality build", If we had been more aware of the potential finishing issues, we probably would have made different choices with upgrades...such as paying to have the garage finished. We have little experience in buying homes, as this is only our 2nd home purchase. The selection of options was not well managed, as the salesperson involved didn't keep us informed of the overall costs of the options, so when we got the bill, we had grossly overspent our budget. The build process seemed to go alright, but we discovered in our pre-closing walkthrough that multiple walls were not straight and/or not forming orthogonal corners; also, there are several other ways in which the plan was a bit deficient -- like a master bathroom suite with only one towel rod (since there are two sinks, a bathtub and a shower, shouldn't one expect at least two towel rods?). There have been many defects identified (windows with defects, cabinets with splitting of the wood, missing deadbolt hardware, etc.), and our overall impression is that the house was built in haste, and not always carefully done. We're happy, generally, with the outcome, but there are many things that we'll want to change now that we have moved in. Felt that facts around the home but came out gradually. Too much value associated w Del Webb name and should be into property quality.

The home took 15 months to complete. We had a good project leader ( Ed ) after the first two were changed. You have to stay on top of the builder DAILY. It is important to note that the Builder DOES NOT ALLOW ANY CHANGES to the original contract … dont even ask (or beg), it will fall on deaf ears.. This was very odd in that we had to accommodate Del Webbs cabinet changes due to eliminating their supplier. This resulted in us having to change cabinet colors as well as counters, flooring, etc. Expect everything to be one sided. It is obvious they are not used to using outside title companies. We used Chicago title and they did a great job and saved us over $1,200. There were scare tactics telling us how the closing would be delayed using our outside title company - this was almost laughable. So far the warranty team has been really good. I love my home design. It is designed for the way I live. Unfortunately throughout the build process we were presented with quality workmanship undermined by slipshod work that impacted overall quality resulting in the tear out and rebuild of the master shower after we moved in because a nail in a water line. Paint drops everywhere on my new floor and outside stucco is rough, uneven and been reworked. However, response to the water leak was timely.

We commend our informative construction manager Jacob. He sent pics and updates throughout the build. Design consultant Nikki was generous with her time and helped us in choosing our finishes. There are certain finishes that are not the same quality as what we saw in the model homes. The performance of the a/c system is poor coupled with inadequate insulation resulting in significant variation in temperature in some rooms. Ultimately you move here for the community so keep that in mind.

Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.

DEL Webb seems to offer some Saks Fifth Avenue features in their homes, with a touch of Dollar General thrown in.. Some of the design features make absolutely no sense, and there is no flexibility to address these issues. Some subcontractors are excellent, others not so much. I would like to give a shout out to my PM, Steve, who did his best to make sure the work was done correctly. His communication and professionalism were very much appreciated. Our superintendent Josh was great and stayed on top of everything, including getting subs back to correct mistakes (plumbers, drywallers, roofers, electricians, framers and tile crew) during the construction phase. Rate Josh 5* Sales and Design staff were great also. Home was completed a month early - woohoo!! Not a custom home, have learned to live with the flaws. Biggest issue we have is the unresponsiveness of the Warranty Department: failure to respond in a timely manner, don't show up for scheduled appointments and overall, lack of communication. Project manager was great. Finance & title were terrible. It felt like it was their first transaction ever.

We were very excited about moving into our new home. Yes, we knew there would be issues with a new build. However there have been SO many quality issues with our new home and repairs needed. At this time we truly question the overall quality & workmanship.

There were a lot of issues to work through

The attention to detail is very much lacking. The Homes are built quickly with many unresolved issues.

I thought "new home" would not need inspector since everything is new. Wrong. Three days after move-in we discovered a water leak, apparently caused by carpenter drilling a screw into water pipe causing floor damage and mold build up in bathroom cabinet. Maybe not unusual for one craft to cause damage to work of others but nobody watching for sloppy work by unqualified contractors, Vinyl plank floor also had several places with gouged-out damage not apparent during final, brief walk-thru. Damage apparently caused by moving in appliances or heavy materials. Lots of paint touch-up required. Also discovered paint was not washable and minor dirt spots would wash away paint with any dirt cleaning effort. Not impressed with uality of materials or workmanship. Should have hired a qualified inspector that specialized in new home construction with focus on quality of work. ... More

Sales staff is great and the construction process until the end was great However near the end things get sloppy and do not get taken care of as promised

Overall it was a avg experience There were things that we would of liked to do but they were not a option..we did see alot of waste going in the dumpsters during every home build. With the cost of lumber we were amazed! Since this is a new community and we are at the begining of the build hopefully it will reach the standards of other del webb communities..this is our 2nd del webb home. Thank You

dell webb keep changing the closing date ,which cost my wife and I thousands without any type of refund.we were not happy

I knew that Pulte used some less expensive materials and equipment in order to reduce the cost of their homes, but I was disappointed to find out that the workmanship was far below the standards that I experienced in other homes that I had purchased. This was compounded by inadequarte quality control and supervision.

Overall no major issues with the house so far other than having to replace the granite slab on the island twice. Warranty requests are usually promptly responded to. Workmanship is a bit sloppy as a repair then requires a follow up to fix things that the repair damaged. No regrets on making the purchase as long one as one makes the purchase with realistic expectations.

The workmanship and materials were not up to what I expected. This is the fourth home I have owned, the 3rd in which I was the first owner. Many things were shoddy. The tile floors had glue spills all over them. There are several points where the cuts to install something (eg an electric socket) were too long and stick out. The seams between things were not smooth, glue, paint, caulking were on the floor, and on the walls. The pipes were not flushed, sand almost clogged the shutoff valve in one bath room.

This is the second time buying a Pulte home. This time our construction manager was great. Unfortunately, not all contractors were. He did his best to manage the situation but we had problems that took several visits to get right. These homes are not cheap and you should expect them to be worth the money. Have them fix what is wrong. Don't just settle for bad details.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved. The completion of our house kept getting pushed out and took way too long to complete. Now living here it seems like the focus is building a lot more houses and not getting the few houses completed in a reasonable time. Once we moved in there were a few things that needed to be fixed and it took a while to get everything done. I didn’t know that we needed to keep our trash cans inside the garage and with the the heat we have to continue to treat them to keep the odor down. I think a little storage space should be attached to the house where we can secure the trash cans outside. We love our new home but some minor issues could be solved to make it great. ... More

Overall I think the house is solid and efficient but after living in the home now for a little more than a month I have some issues with the fit and finish, some of the workmanship is a little sloppy

Salesman was great, Pulte mortgage was terrible, we luckily were able to not need them! Workmanship is not so great, hopefully all gets corrected . Time frame of completion was earlier then expected.
