We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. The build process was okay with the exception of faults and disappointment as the close approached. From finishes, plumbing, accents, there are the expected issues but many that should have absolutely been captured through the quality process.

We have only been in our new home for a month, but here is our impression thus far. There was considerable turnover during the build with our construction manager, our sales rep, and our customer care person. That made the experience quite frustrating. We finally had a great construction manager at the end of the process (Tim) who made the closing come together. There are a number of punch list fixes that need to get resolved and they are scheduled. We will await those to be completed before we give a complete review. The Price you Pay

Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

Bill was very good at keeping us informed during the building process. Dean did an excellent job during the home tour and was very responsive to any issues. Seeing things now where Workmanship could have been better.

My experience is that the build took longer (told 6 months...it was 11 mo), that materials were not the quality I was led to believe they would be, design choices were limited, and builder response to complete or fix problems has not been satisfactory.

I looked about a year and there were so many communities to choose from in this area but, in the end I thought Del Webb Pulte would be the best option. I really was disappointed in the overall quality of the materials used to build and the workmanship building the home. I am looking forward to making friends and enjoying the community so hopefully things will work out.

Mortar in Plumbing Workmanship Questionable

Mortar and debris in pipes caused flooding in house 2nd night. Consistently finding problems in the contractor poor workmanship. Response to correct problems is often slow to none at all, often requiring me to constantly follow up. Workers still in neighborhood play music so loud it interferes with inside comfort.

Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

Followed Del Webb/Pulti Homes for many years. Was impressed with finished product until now. Materials and products (kitchen cabinets, trim work) are not good quality anymore. Quality of some of the subcontracted work (painting, drywall, landscaping) is very poor. Subs have very little pride in workmanship. Project Mangers have a rough job trying to provide a quality product with these conditions

Plan on the home build taking longer than you think. Communication with your personal contractor is key( we had issues with ours) I would t go through the process again.

Even though this builder seems to have a good reputation, they sub-contract the work out to a workforce that have substandard quality of work. Many examples from poorly installed tile work, cracked tile, damaged appliances, missing lighting fixtures, mission bathroom fixtures, damage to drywall, etc. etc. The landscape company is unresponsive. They have the sprinklers turned on so much that the back and side yards are unusable due to the saturated ground. All defects left to be addressed after settlement under the warranty process. Pulte (Del Webb) did not meet our expectations related to home building. First the positive: the sales function is handled very professionally. The sales person was very knowledgeable, very helpful and applied no pressure. Likewise, the person responsible for helping us select options was very knowledgeable and well organized. Surprised by the low quality on a lot of the finishes

I enjoyed working with the Pulte team to purchase our new home. Once we were in and looked around closely, I was disappointed to find things like the paint quality and some of the fixtures were not very good at all. I wish the builder would have used much less water in the paint and upgraded things like the water connects for the sinks and toilets, as well as the towel racks and toilet paper holders.

Been here 2 months and had to have the HVAC technician, the plumber and the cabinet company back to fix items that were not caught in the pulte final walkthrough. Such as one of the pullout cabinet shelves broken, all the faucets/showerheads had to be blown out as there was sediment in each and a water line was blocking access to the humidifier. Very disappointing.

Our first impression when walking the model homes was great. During our build there were a lot of mistakes made. The construction manager we had at first did his best to help fix things. the second manager liked to talk a lot and did not get things fixed. We closed on our house with defects noted and currently no one has come to fix them. The tile layer needs to be taught haw to lay tile, uneven and poorly laid. Had major issue with laundry room door wall not square and thus it was not parallel with the hall-way flooring then the laundry room itself had its own tile off another 5-10 degrees off parallel. Wall around shower was off perpendicular about 5 degrees and really showed with more space of wall at top than bottom by the tile. Many windows were not trimmed parallel or square. While these were all fixed within 2 weeks of finding them and right at closing, they would not have been fixed if we had not come down to check on the house 2 weeks before closing.
