Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

After signing the contract and giving down payment to Del Webb there was very little communication from them. Now that we are closed and moved in it isn’t any better. We have been in the house for almost 6 weeks and haven’t been able to get anything done yet going through our warranty person for a leaking roof. We have some other warranty issues that have not been addressed yet either.

Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. To my slight surprise there are numerous defects including roof, hvac and windows/patio door. Build quality is definitely not what I consider workmanlike across the trades who built our home. In defense of Pulte, this is a sign of the times we all live in since Covid arrived. Not enough workers which results in unskilled labor working in a “ hurry up” get the job done situation. This is just my opinion of course. In our case the home has too many repair needs and should have been inspected pre-closing, and defective issues corrected. My hope is that Pulte’s warranty division is better than the build division. I do not consider myself a “whiner”, I just call em like I see em. ... More

There were numerous things wrong with this home prior to closing. We brought it to the attention of the on site people in charge and they assured us that the item would be repaired BEFORE our closing date. This did not happen. We still signed with a list of things that needed to be done and were told 2 weeks - it would be all done. Over a month late and very little has been done. The warranty person is now involved and working for us BUT why would it be warranty when it was wrong prior to closing. Empty promises! Also - there are things that we were told that our home would have that after it is all said and done - did not come with the final product. We chalked it up to maybe we misunderstood however - too many things and other employees of the builder/seller telling us this has happened before with other sales expectations. We had a great sales representative and that’s about it for the good. It only upsets us greatly to rehash how awful the construction of our home is. Most expensive house we have ever built and the worst from a construction standpoint! I don’t believe anything is square in our house. Our center island is crooked and it’s the focal point of the kitchen. Our own painters were here for 2 weeks straight fixing all the baseboards caulk and walls before they could paint! It was shameful. Our painter literally told one of the construction managers “ you guys are hacks.” because he was so appalled at the incredibly shoddy workmanship! Our house was constantly a nasty mess through the entire build process. We have built 3 other homes and we have never seen the kind of filth and debris that was in this house. Our other builders always kept a neat job site and cleaned up and swept up. They’re piles of debris everywhere in this house! I shudder to think what is underneath our carpet because they never swept anything up. We are not happy at all with the construction of our house. Your builders are machines and they could care less about quality! We have lived in really well built beautiful homes so we know what they should look like. Not worth the price at all!! Your selections and upgrades were absolutely outrageous!!! All of our entry doors have to be replaced due to all the dents. Your workers are super careless! Disappointed with the time it took from contract signing to closing.

Home is poorly built. Appears to have used particle board for door frames/molding. Paint job is sloppy and looks like one coat. Bought premium lot with pond and supposedly waterfall which has not worked in over 2 months and no one seems to know why it’s not working!! Have received high energy/gas and electric bills and have only slept in house one night, never used stove and leave temperature on 68 degrees at all times- where is the energy efficiency??

Every appliance had a problem except for the microwave! Windows leak air and condensation.

We felt rushed thru walk thru, we are having to completely redo baseboards as they did not wipe down before painting!! We invested in nicer taller baseboards with pulte, they were completely trashed!! The glass doors going into office are completely scratched on both doors, glass completely scratched!! Overall the finishing work is very poor! We mentioned to CM and the person who come in only made them worst! The outdoor light doesn’t work! After you do walk thru, they ignore you!! We’ve made several calls to number given and they don’t return your calls! Before we bought here we heard horror stories l, we just thought they were problem people, we now know not true! First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. I have submitted report to builder. Let's see how long it takes for them to fix issues. Ii am not holding my breath. If I did I would be dead. Builder is more concerned over quantity of homes built in shortest time instead of quality and does not take pride in homes already constructed. in the quality of homes built ... More

In general, Pulte builds a good product. The finish work and warranty is horrible. I have purchased 2 properties from Pulte (primary (2020)& investment(2022). I am having issues with my one year warranty on my primary residence. February 2023 will be two years since I closed. I purchased a second investment home in November 2022. It was not finished at closing in November. I was assured things would be finished by mid December 2022. I left a 53 item punch list on December 1, 2022 and the repairs are not finished. (it’s Jan 11, 2023)

The workmanship was the most shoddy I have ever seen. I also have received every excuse under the sun with regard to repairing items on punch list. I’m three months post close and still have the majority of items unresolved. The project manager blames the sub-contractor and sub says it’s not his problem. Appointments are made and no one shows to repair. I will be reaching out to an attorney going forward.

One of the most disappointing aspects of the finished product was the painting, inside and out. A lot of places were missed and the drip spots were not cleaned up.

Brent intentionally mispresented when punch items would be finish in order to get a sign off on closing. He refuses or neglects to get items done. Its been 45 days since closing still not finished.

Pulte's Build Quality Process sounds good if it were followed. Their top priority is getting the home closed and not the quality. Even with paying for top tier upgrade options, the materials and workmanship are substandard. We closed the last week of September, here it first week in November... and we are dealing with 1800 sq feet of tile re-grout, walls and baseboards repairs/ painting, cabinets issues, and a shower floor re-do. We are living in the home in the middle of all this ... and haven't fully unpacked and we delayed furniture deliveries until these are completed. Thier Warranty Customer Care service is painful ....poor process and communications leading to delays and miscommunication to vendors. Unfortunately, customer care managers are not a truly a customer advocate as they abide by Pulte rules such as the motto ....if you can't see it from 4 feet away or in certain lighting .... it's not an issue. The Warranty Customer Care service is a false sense of assurance when you go to close. They'll address the issues .. but how long and at who's level of quality? ... More

Leeah is ok Sebastian is useless we moved in Aug 8. It’s been 3 months and issues have not been fixed. The window in the third bedroom will not lock and is loose there was a break in and we can’t secure our home. The island was placed in the wrong place good thing we are small so we can open the refrigerator. The window in the 3rd bedroom is wider at the bottom than the top so I can’t put a shade in. I would not recommend del Webb there are more issues and most have been addressed at the first walkthrough and only a few have been fixed. We were promised a quality home "the Del Webb difference" and we did not get it. The bones of the house are hopefully quality but the finished product was crap. We had to touch up every wall, many cabinet faces need replacement, no screens on our windows for many months and still waiting. Every appliance has needed repair or replace and some not done yet. there has not been a single area where we didn't need some kind of repair. The problem is that pult has hired the worst possible trades to do the work. They either don't care or don''t know how to do the work conscientiously and have NO OVERSIGHT. Many in our new development will even allow they back in our homes because they either do a lousy job or they mess something else up while doing work. I have heard the word "class action lawsuit" from multiple people. I would not buy here again if I could go back in time. I will say that the consturction manager, our sales guy and the construction supervisor are great people...but pulte really dropped the ball in this development hiring sub-standard folks to do the work and not giving us the "quality" we were promised. I feel they owe us a rebate! ... More

We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. After booking flights, hotel, kennel for the dogs, I said it is either finished, or you hold it for when we come down in November. They promised to get it ready. We arrived as agreed and the house was not finished. It has been a &*$# show since then. We had to fly home and are left with a long list of things to get fixed when we arrive in November. Pulte will promise you the moon, but once they get your money, you fall to the bottom of the list. It appears that the company has internal performance measures that each team has to meet - sales, construction, walk through, after build - and the targets put the squeeze on staff which puts the squeeze on the home buyers. At the end of the process, we are left to deal with a “Customer Care Manager” who says he is overworked, with 250 homes to service from phase 5, and just seems to sign work orders for things to be fixed or completed, and the new home owner becomes the contractor for the work. Not what I would have expected on the delivery of a new home. Free advice for Pulte and Del Webb - stop squeezing your staff with unreasonable timeframes, stop “delivering” new homes that are unfinished and full of deficiencies, and listen to your customers versus trying to push us into your time frames. ... Quality of workmanship is poor. Quality of faucets, towel bars, toilets and sinks is poor. I recommend Hans Groehe and Toto manufacturers.

The building experience was ok. Communication has always been an issue. I closed on my home nearly 2 months ago and STILL don’t have the things completed that were on my list from the pre closing walk through. Now, my site manager is gone and I am not getting any response from Dan or Steve. I am very frustrated and disappointed.

Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. The wall paintings were never cut in at the top or bottom moldings. There were pieces missed and whole walls need to be re-painted. The kitchen counter at the breakfast bar and the island needed a complete replacement as did a lot of grout work which is still not satisfactory. It doesn’t appear that there is one square wall in the entire house and studs are placed at 20 inches apart and not the standard 16 inches and although they say this is to code it is also to cut down on construction costs. We are grossly unhappy after having paid 1,000,000+ dollars to live there. And I haven’t even mentioned the landscaping. There are so many weeds growing between the slabs of grass that it’s embarrassing that this is their quality of workmanship. I have not met one homeowner who doesn’t complain about the construction quality of their home. There is a serious problem with Pulte management. I tried to call the vice president of operations for construction and never returned my email or phone call. This is unconscionable. ... More
