I should have taken pictures during my pre-drywall walkthrough. Would have been helpful to document how my home was wired. Throughout my life, (aside from Del Webb) I’ve experienced four new home builders—after each I’d promise myself ‘never again!’ But Del Webb was uniquely different, except for a lack of full disclosure on the part of sales/agent, this build process was an improvement!!

This is the 3rd Del Webb home we have purchased. We previously bought in Sun City Tx, and Frisco Lakes. The walk-through was the worst we have experienced. Building materials were left in the home, trash in the garage and lanai. We were promised power-washing before moving in in these areas but it never happened. We are still trying to figure various features of the home which were not explained to us.

Finishings are bad for the price paid. Landscaping is terrible, grass is uneven and already tripped twice on the backyard . The garage finishing is absolutely the worse I ever had. Not happy at all

We love the home and the neighborhood. However, we had multiple issues with the quality of the workmanship. We have paint splotches on the tile, a stain in the tub, and one outlet that has never been fixed. It was also the worst landscaping we have ever had. They didn't grade the lot or try to feather the sod.

Everything above base price is an option. One selling agent better than others. Once you move in, you transition to their work order program which doesnt work well and many delays. Make sure you list Everything possible on final walk thru and be very specific! Be prepared to clean your house before moving in. One Supt. much better than others also.

Minimum communication from the time we put down our deposit until the time we moved in. The finish work on the home was terrible. A door was installed backwards, paint specs all over, caulking incomplete on this floors. Most of the topsoil in our front yard was washed away and not replaced and then they installed the grass. The lawn is lumpy and I'm afraid someone's going to twist their ankle on it. We had to give up a small portion of our yard because they improperly graded it. We had more punch list items with this new home than the previous ones we have purchased. I feel that their quality checks probably suffered from all the COVID delays, which caused them to try to rush things once opened back up. At the end of the day we love the home, but still have several issues that need to be resolved by multiple contractors.

Quality is only as good as you let Pulte get away with. You must stay on top on construction and fix issues as they occur. Responsive to complaints but almost 2 months in the house still getting repairs done. Quality should be built into house not repaired after.

I was very excited to own a quality built Pulte home,but Pulte did not deliver. I would recommend getting an independent inspector before closing. The quality control was poor. The list of issues was given to the project manager one week before closing but did not get completed before closing. They have assured me they will fix all the problems when I return to Florida in the fall. I would like this to end up being a great experience.

Overall design and structure of the house is excellent quality, and neighborhood is well thought out. Project managers are very helpful and courteous, but were very overloaded at the time of closing with number of houses assigned. After we closed on the house and moved in, found electrical wiring wrong to the wine cooler and destroyed the cooler and was not protected. We did get a new replacement. Could not get our new gas dryer to work, and after 3 weeks of going back and forth on where the problem was, the Samsung technician we called out identify we did not have a gas supply. Found the ...

The on-site managing engineer was dependable and very responsive. The quality of the workmanship was average at best. The options available for our townhouse are not clear and are confusing. We were disappointed by Pulte’s omissions/exclusions for our unit. There was a sense of “nickeling and diming” throughout the design process. We considered taking a small mortgage (for about 20% of the purchase price) and were very disappointed in the Pulte Mortgage people and the process. The builder needs to take more time and making sure that the home is in good working order, before handing over to the homeowner. They need to hire more staff on the Job Sites to insure that this happens. We are now hiring an Inspector to make sure that this house has been built propertly .
