Our construction manager was a pleasure to work with and communicated well with us. However the subcontractors for the drywall, trim, and tile finish work was substandard. We are now having to deal with warranty to correct all the issues that should never have happened. The following is a partial list of issues. The paint on the windowsills has raised the grain so they are all rough. The floor tile was installed unlevel and had to be replaced. The wrong color kitchen cabinet panel was installed. The baseboard molding and window trim has rough edges that needs sanding. The Hardiboard siding has holes, scratches and paint chipping. The drywall has nail indents that were never spackled correctly. The drywall has spots that they painted over tape. They put white caulk on a brown countertop. The tile guys tried to coverup up a chip on the tile with a spot of caulk. Closet doors are not hung straight. We feel confident that these issues will be resolved to our satisfaction but it's unfortunate that they happened in the first place. There was a definite lack of detail in the finish work. The interior electric switch design is flawed. There is no light switch for the Gathering room when exiting the master bedroom at night. You must walk across a dark room to get to a switch to light your way, a definite safety issue in this Prestige model. We have also noticed that along roads, common areas, and construction sites there is a lot of windblown debris and garbage which is unsightly and detracts from the community's image. We certainly hope that the developer will be held accountable prior to turning this issue over to the HOA. ... More

Unfortunately, just not the best experience.

We have a new home in the Distictive series, not the Scenic. Our doors are hollow, the tile in the primary bathroom is crooked, the edges of the window sills, underneath are rough and unfinished as are the bottoms of all the doors. We do love our neighborhood and living here overall but feel the overall craftsmanship is substandard especially for the price

Since moving in, there have been a few things that have cropped up that are worrisome. The paint used to paint the whole house is awful. It marks easily and the quality is bad. I have always had flat paint so it is not that I don’t know the qualities of flat paint. I used painters tape to hang pictures. Put it on very lightly and when taking it off it pulls the paint off. It does not look like a primer was used as it pulls it all the way to the wall board. That should not happen! In addition three weeks after moving in the microwave oven door would not stay closed. I reported it through the cumbersome system in place to do so. It is now a month later and I don’t have a working microwave. It certainly seems crazy that one, after only three weeks it breaks. And two, after just moving in it seems like some other process should be in place to replace it. I am sure you think your system is fabulous and it probably works great from a corporate aspect. You forgot it should be about the customer, not the ease of managing through the corporation. So far I am not impressed and very worried about what the future in this home brings. To address the value for the price paid I think the homes are very over priced. Still can’t believe the only actual light fixtures are over the island. That means in order to have actual light fixtures I have to buy six of them. That to me is crazy and very cheap on Pulte’s part. Ditto for the paint job. ... More

Although we are very happy with the home, we’ve lowered our ratings as a small issue (identified in the pre closing inspection) remains unresolved - despite repeated promises to address it.

Thank you for the opportunity to share. After 6 weeks in my house I detect small, but significant to me as I expected perfection, flaws I never could’ve seen in a 10 minute pre-close walk through - chunks of missing dry wall under the island too, missing paint in window seams, big bad gobs of glue around outside fixtures etc. I also had a stressful experience re: my master bath shower floor tile install. I chose a tile in the Design Ctr. in February 2024 and the tile I chose was not installed. After several weeks of back and forth communication in which I provided photos and documentation of my 2/2024 choice to Lauren, Al and Steve, I chose to accept the tile that was installed. The buying experience was mixed. There were definitely some great points, but unfortunately some not so great points as well. The salesperson, Aaron was great! However, the build quality left a little to be desired. This is our second home we built with this company within a year and half time. While the majority of the work is good, we were led to believe everything would be fixed before we moved in. That wasn't the case - we still have outstanding issues that haven't been resolved. I've been told they are working on them, but they are not fixed. We've had multiple issues addressed since we've moved in, that were not within the scope of things we identified before we moved in. I believe the builder to be a good one, but some of the subcontractors they hire, really don't do a good job. I would say, if you choose to have a home built by this builder, stay on top of them and use a home inspection company to help identify issues before you move in. ... More

Nice neighborhood basically nice home, but don’t miss anything on your final walkthrough which is only about an hour. Everything you missed is a challenge. Most of the things we miss should have been corrected by the construction manager who’s job is to ensure quality control.

nice house for the money they gave us a great deal,however there are some issues with the house and not getting a response from the service team.

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.

Jerry & Tex have been great as well as Derek! I was frustrated and dismayed with upper management!

Project manager was excellent. Pulte sales team, quality , design center all mediocre at best.

the service after closing was less than acceptable. more time and explanation of the technical device working and setup is very lacking. Work force is very haphazard. it takes many requests to correct problems.

Pulte is a large builder and part of a conglomerate. Things will be done according to their schedule, not yours with no apologies. My home was completed within their predicted time frame. However at several points in time, it sat for a week with no progress in the building process. I could have been completed more quickly without sacrificing "quality". So far, with the exception of one request, my experience with the warranty department has been very disappointing.

The home sale was quick and painless. The issue for me now is the after sale service. It appears now that my requests for service issues is going unanswered. During the sales process, we had an in person meeting with our Pulte/Del Webb. Who stated that they will be a contact if we would ever need an issue resolved again, that service is lacking and going unanswered

Everything doing the buying and building process was great, however as soon as we closed on the property we got radio silence, No response back from simple questions and the warranty dept does not exist (being ignored, no return email or call). Our stars would have so much higher, if the post close had been the same as doing the building process

Construction supervisor was great and punctual.

The overall lack of attention to detail is staggering. It started with my arrival to my new home. There is a giant vertical crack that runs right up to my front door. The keys that I was given to the house did not work. I had to go back to the sales office and the construction manager had to let me in. Locksmith had to come back to re-key the locks. There are chips in the exterior stucco all over the house. Grout is missing in both bathrooms. There are chips in the fiberglass surround in one bathroom. The list goes on and on. I tried repeatedly to work directly with my Construction Manager Chad. I have since given up as only one small item was taken care of. Mediocre for these reasons. Here are some of many after move in. Floors, counters filthy on move in and was promised it would be cleaned during walkthrough. Leaking plumbing after day one. After a month they still have not cleaned all the paint splatter and epoxy globs they left on tile floor. Cracked tile, glass scratches, missing outlet covers, sink drain stoppers not working, obviously out of line can lights… Here is the low down. DelWebb/Pulte is a production builder. They claim quality but supervisors do not do quality control so you are depending on quality sub-contractors they use. Then you are responsible for identifying problems, which will be many, scheduling the subs, burning a lot of your own time to make things right that should have been taken care of by DelWebb/Pulte. They bank on you not identifying problems and heard many stories of extremely difficult subs from neighbors. They try to wear you down. I highly recommend getting a professional home inspection in first week of move in. Inspector found some serious problems with my roof and other structural stuff I would not have found myself. Just don’t expect the level of quality they claim. It’s average quality and you will have to burn your own time to make things right. ... More

Very slow responding to emails. Cracks appearing after just one month. Upon closer look, pieces of wood missing.

Painting were not properly If you really want to know then may be you should send some body to see and get detail opinion from people who live in the house.
