Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

After signing the contract and giving down payment to Del Webb there was very little communication from them. Now that we are closed and moved in it isn’t any better. We have been in the house for almost 6 weeks and haven’t been able to get anything done yet going through our warranty person for a leaking roof. We have some other warranty issues that have not been addressed yet either.

Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. There were numerous things wrong with this home prior to closing. We brought it to the attention of the on site people in charge and they assured us that the item would be repaired BEFORE our closing date. This did not happen. We still signed with a list of things that needed to be done and were told 2 weeks - it would be all done. Over a month late and very little has been done. We had a great sales representative and that’s about it for the good. It only upsets us greatly to rehash how awful the construction of our home is. Most expensive house we have ever built and the worst from a construction standpoint! I don’t believe anything is square in our house. Home is poorly built. Appears to have used particle board for door frames/molding. Paint job is sloppy and looks like one coat. Bought premium lot with pond and supposedly waterfall which has not worked in over 2 months and no one seems to know why it’s not working!! Have received high energy/gas and electric bills and have only slept in house one night, never used stove and leave temperature on 68 degrees at all times- where is the energy efficiency??

We felt rushed thru walk thru, we are having to completely redo baseboards as they did not wipe down before painting!! We invested in nicer taller baseboards with pulte, they were completely trashed!! The glass doors going into office are completely scratched on both doors, glass completely scratched!! First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. In general, Pulte builds a good product. The finish work and warranty is horrible. I have purchased 2 properties from Pulte (primary (2020)& investment(2022). I am having issues with my one year warranty on my primary residence. February 2023 will be two years since I closed. I purchased a second investment home in November 2022. It was not finished at closing in November. I was assured things would be finished by mid December 2022. I left a 53 item punch list on December 1, 2022 and the repairs are not finished. (it’s Jan 11, 2023)

The workmanship was the most shoddy I have ever seen. I also have received every excuse under the sun with regard to repairing items on punch list. I’m three months post close and still have the majority of items unresolved. The project manager blames the sub-contractor and sub says it’s not his problem. Appointments are made and no one shows to repair. I will be reaching out to an attorney going forward.

One of the most disappointing aspects of the finished product was the painting, inside and out. A lot of places were missed and the drip spots were not cleaned up.

Pulte's Build Quality Process sounds good if it were followed. Their top priority is getting the home closed and not the quality. Even with paying for top tier upgrade options, the materials and workmanship are substandard. We closed the last week of September, here it first week in November... and we are dealing with 1800 sq feet of tile re-grout, walls and baseboards repairs/ painting, cabinets issues, and a shower floor re-do. We are living in the home in the middle of all this ... and haven't fully unpacked and we delayed furniture deliveries until these are completed. ...

Leeah is ok Sebastian is useless we moved in Aug 8. It’s been 3 months and issues have not been fixed. The window in the third bedroom will not lock and is loose there was a break in and we can’t secure our home. The island was placed in the wrong place good thing we are small so we can open the refrigerator. The window in the 3rd bedroom is wider at the bottom than the top so I can’t put a shade in. We were promised a quality home "the Del Webb difference" and we did not get it. The bones of the house are hopefully quality but the finished product was crap. We bought a new build home from Pulte.. All went well until we received the call telling us the date for our walk through. We live in another country and could not drop everything and fly to see the home. After much back and forth, a date was agreed upon. Then came the calls saying “can we push it back a week?”. The building experience was ok. Communication has always been an issue. I closed on my home nearly 2 months ago and STILL don’t have the things completed that were on my list from the pre closing walk through. Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting.
