The builder has divisions for sales, builder, closing, and mortgage. Our experience was that none of these divisions talked to each other; one of them flatly refused to call another one!! So we would get a request from one division, call another division for the answer, and then call the first division back with the answer. A lot of frustrating work for us as buyers. Took most of the joy out of the home-buying experience. Very inefficient from a corporate point of view. Especially since one of the divisions was in a different time zone.

Be very careful and document everything

Be prepared to upgrade everything! The basic home is really just that - basic, bottom of the line.

Pros: Good value for money. Once construction started, excellent responsiveness from build manager, and similar excellent responsiveness on minor fixes since move-in. Design of home was attractive from the start and is very livable now we are moved in. Cons: Salespeople appeared relatively powerless when things went wrong and communicated poorly. Indifferent workmanship in certain areas.

We bought during covid, so things were definitely different. I don’t think the design center was very helpful when it came time to pick things out. Good thing I brought my daughter with. I thought the quality of the build could have been better. The painters were the worst, still finding paint drips to this day. Good idea to make weekly visits to check on progress, with covid and living in another state this was difficult for us. Our sales consultant and field manager were great to work with, unfortunately the field manager left a month after we moved in.

The person who managed the construction of the house and handled our initial issues prior to closing was great and a person whose responsiveness and attention to detail was great and a shining star within Pulte The sales force was not on top of issues and had a attitude of there way or no way. Someday when the market demand reduces you very well may have a image and attitude to overcome

Buying and building were easy. Aftercare is adequate, however, slow.

The finish quality of our home was not very good quality. We found that they used Particle Board in our roof vs.. Plywood that we see them using on other houses presently being built. The tile and grout work was average at best. The interior painting was horrible. Alignment and set of switches and wall plates was abysmal. Two of our four sliding doors were damaged. The response to fixing a lot of these challenges by Michael has been very good, but it's a shame that their have been so many things that have needed attention. We have owned our home for around 5 weeks and have had to have tradesman in and out every week and still more to come. ... More

Disappointed in lack of attention to detail in overall construction.

I would not choose Pulte again because they say things about your prospective lot that are not in accordance with the HOA. They told me I could plant a hedge or line of trees in my back yard to mitigate the traffic noise on Sun City Blvd. This is not true. I must get a special variance which at this time is up in the air. They also failed to tell me that they were going to build up the lot almost 6 feet when preparing the foundation which raised the line of site ABOVE what would have ordinarily been a privacy wall. Now, anyone driving or walking down Sun City Blvd can see into my home and onto my back porch. This fault lies with the sales team who utilize deceptive trade practices to sell their product. I am considering suing them under the Texas DTPA for intentionally failing to disclose a material fact about the lot and construction of my home which would have otherwise caused me to NOT purchase the home. ... Check everything during the build process, the subs are only concerned about getting to the next job and not getting it done right.

I was surprised as to the poor quality of the materials they used to build these expensive units. The contractors they used are also very sloppy. They leave construction materials (e.g. joint compound) in various places without cleaning it up. Many of the MDF boards used as trim had noticeable visible defects that were never fixed. It just seemed to me that Pulte cut corners to save money, which was very surprising to me since I've seen great quality of workmanship in other Pulte homes in other developments. Everything in this community operates very slow, from the elevators, to the garage doors, to the gates. They operate as if they were as old as the average person that lives here. We love the area and the comradery with our neighbors, that is a plus. We are not satisfied with Pulte and the whole process of getting to our home. It has nothing to do with the people we have had some great individuals along the way helping us, however, the corporation is a company and in my opinion, is not connected to their customers. Something as little as having a plumber come to the house a day before closing to unclog the pipes to the sewer. They don't do this and it causes all the construction residue on the pipes to return to the house and cause a big problem once you move in, that does not have to be that way. The fact that you have to have the same floor throughout the house, even though you may be willing to pay more. We got stuck with some appliances that we didn't want because the person was not clear and gave us price, not color, the fact that you have to decide on thousands of dollars of upgrades in 2 hours. The biggest issue is that we had four different field managers over the course of our build which led to a great deal of confusion, and the communication between us and the builder was non-existent until the very end. The last field manager towards the end of the process was better and at least attempted to care about the customer - but up till then it felt like we were not even part of the process. The workmanship was not what I would expect either. Paint splatters on every surface, grout residue and dust all around the tiled areas, gaps under the molding around every doorway - which is where the ants and other bugs are getting into the house from the day we closed. Houses are being rushed resulting in poor workmanship and incomplete items.

You do not get any help with picking out fixtures or design options. You need to pay close attention to the plans when signing off on them. Del Webb is not flexible and will not give you anything if mistakes are made or if is not an option. Additionally, the design center knows NOTHING about dimensions of cabinets, so if you want a wine cooler or you want to house your TV equipment somewhere, do not listen to the designer. They will charge you for the outlets but most times they don't fit. When you do your walk thru have someone come with you that knows something about contracting. My stove wasn't hooked up, and parts were missing and had to be ordered. It takes a long time to get anything fixed so pay attention to the little things. The flow of the houses are very nice but most of the items inside are very inexpensive. ... More

It is sometimes difficult to get things fixed. Flooring has been a problem of over 6 weeks and it is still not fixed. First person that came by needed to order some material. 2 weeks later another crew came by with material and then said they sent the wrong crew to fix the problem. Left the material in house and left. Haven't heard from anyone since even though I let the Del Webb person know it still wasn't fixed.

Tried to build too many homes at the same time and quality, especially fit and finish, suffered, causing lots of post close issues that we are still dealing with. I would look for a development that is slow rolling their build process to help ensure a good product is produced.

My wife and I closed on our home on March 18, 2021. We did not readily identify many discrepancies during the pre-closing walk through. After closing on the home and moving in however, we identified multiple things that needed addressIng. Specifically, the finish on the quest tub was damaged and needed to repaired, the closet door in the guest bedroom was damaged and needed to be replaced. Several walls needed to be touched up to remove streaks, hall lighting was wired incorrectly and had to be fixed, we have and continue to have problems with the irrigation system from broken sprinkler heads to holes in the PVC under ground. I realize that every home will have workmanship challenges upon completion but the sheer number of issues we have and continue to experience is a bit surprising and unnerving I might add.. Responsiveness to our challenges was good initially , as time passed however, response times grew longer and longer. If this is the response we receive to our problems within the first 90 days, I would hate to see what the response would be after 1,2, or 3 years. ... More

Stay on top of your GC

We feel the builder should have been more on top of the problem with window delivery time, notify us of problem which caused them to move the closing several times over a two m o nth period.

Upgraded many options in our home at an additional fee.
