The closing company did not pay the Property Taxes, SID or HOA nearly 2 months after closing and only paid them after we relentlessly inquired. We were in fear of a Property lien. I would stay away from Del Web title company.

We closed on our house six weeks ago. We continue to find many small workmanship issues with painting, molding fit, tile grout, and paint splatters on the floor. There is a significant issue with the heating system on the second floor which hasn’t been completely addressed (we spent an extra $4200 to have this installed.). Our floor in the kitchen area started to buckle and we discovered that the drain pipe in the knee wall behind the island was broken and dirty water has been leaking since we’ve been in. A builder is only as good as the subcontractors he selects and employs. The HVAC, paint, and tile contractors were marginal. The HVAC location was part of our original contract, which the HVAC contractor didn't read and installed HVAC incorrectly, which took three months to get right. There are numerous examples of wall paint overspray on the hardwood floors and tile. Cabinetry is damaged and lacks proper finishing molding which we are still waiting on. 1: Through out the construction, no responses from the construction manager when we asked for updates and concerns. 2: Rescheduled 2 times for Closing because of their lack of coordination, timiming of completion and scheduling. 3: Staying in the hotel for 21 days because of their scheduling mistake caused us to incur into unexpected expenses. Yet, no one seems to care. Just blame COVID.

I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. Ensure ALL issues are resolved BEFORE CLOSING.. walk thru weekly if possible near the end of the build and insist that all is resolved. Look at EVERYTHING meaning open cabinets, drawers, look at finishes, etc

While we are really enjoying and loving the Del Webb community unfortunately the home building experience was less than desirable. Structurally we have a well built home but the quality of finishing materials and workmanship was so subpar that it made the entire experience stressful and unpleasant. When you are paying top dollar pricing you expect to receive top quality and unfortunately that was not the case. All in all it’s a satisfactory transition I moved here from Northern California to Mesquite the area is nice the people of been wonderful my only issue is is that with the Del Webb folks it takes a while for them to respond back to any issues that you have one that I experienced was my hot water heater I never heard back from anybody still working on it

We would never purchase Pulte again. The finish work is Terrible. Lots of damage. The house was treated like garbage. We are living with permanent damage to floors and sinks, windows that are not straight, imoroperly mounted doors,, etc.

Overall construction is very good but "standard options" should be much better at this price point. Quick examples; you shouldn't have to pay extra to get interior window trim and 5" baseboards; carpet padding should be much better; and garage doors should be insulated instead of single layer sheet metal. We tried to keep upgrades to a minimum because the many of the prices are just ridiculous, but it still took more than $100K to turn the standard house they offer into a house we wanted but could still afford. They call the walk through a celabration but it was anything but a celebration. The walk through should be when the home is 99% complete, but there was several things that needed to be addressed. The day we got our keys was another disappointment. We were supposed to get keys at 1 pm, then it was changed to 3 pm, finally at 5 pm we got keys and it was the end of the day and the construction manager was ready to go home. Overall I am satisfied with the home, but was frustrated through the process, the contact was delayed from what i could determine was scheduling subs, still have some minor open issues which required constant follow up. Project manager was apologetic and tried to accommodate me, so wasn't sure where the roadblock was. Then to top it off, due to changes in closing by Pulte, I was assessed a higher transfer fee by the homeowner association, which caused me to accommodate a $30 change for their failure, which meant re-issuing final electronic payments or they were going to delay again.

Some of the issues seem to occur because of non professional workers. For example, I am still using a tooth pick to get white paint out of the crevices of my Vinyl Flooring. I had to have a plumber come out for the 3rd time to find out why commode in guess bathroom was not flushing properly. Sprinkler system programed, but was not responding to its pre programed status.
