Framing was sub standard to begin with and therefore all trim and finish work was fudged. Worksite was absolutely filthy and lots of damage occured as a result such as a cracked tub Landscaping particularly sod is very poor not only quality but application. Drainage is also a big issue

Most of the customer facing staff did a good job especially Lauren, Daniel, Randy, Bryson and Elena. The staff behind the scenes, the decision makers, could care less about the homeowner. Pulte policies and decisions are all about maximizing profits as opposed to creating a quality product and satisfied customers.

Not Stellar for a Stellar Price

6th home build and definitely an overall bad experience. This new community was rushed into the market with not enough managers or trade skills. As such, a majority of us first dwellers suffered and are still suffering. Too many issues to list but we do have a list and pictures. One example, the handles on the garage doors had paint fingerprints on them, were falling off and the attaching hardware was all rusted! No excuses. Just hope Del Webb takes care of all the issues then maybe my assessment with move more into the positive.

High price and late

After building a number of custom homes in the past, I found Del Webb incredibly inflexible. They were very over priced, behind schedule and the workmanship was poor. I think much of this may be attributable to the pressure Del puts on sub contractors to complete their work. I know I sound very negative - in the end, we are happy with our new home and the location.

Roof tiles not mortered down, foam showing in roof eve, needs stucco, roof dryer vent installed wrong, walls in house not straight. Pretty poor homebuying experience from Pulte, who holds itself out as a a super, customer focused, high-quality builder (Not!)

There are way too many issues and problems that we experienced with Pulte in our home buying experience for me to include here. Some important ones: A huge lack of information and tons of contradictory and incorrect information from Pulte throughout, mistakes with the building of the home that I had to catch (the most obvious of which was two doors being installed wrong - "backwards"), the HVAC system not operating properly (and so obviously not started-up and checked properly) so that it's operation caused terrible temperature conditions and used a ridiculously high amount of electrical ...

We were long distance buyers. We came out three different times to inspect the build. I personally found things that were off and told Jared about them and he said he’d take care of them. He did some, but not most. They affected the proper alignments of cabinetry and countertops later. The front door was installed crooked. That has since been handled by needing to take off the lower threshold and reinstall correctly. Del Webb needs to hire professional vendors, experienced construction managers and not overload them with 35 plus houses to manage. Upper management is non responsive including the President of Pulte. The whole process needs to improve.

We feel the home is poorly built. The tray ceiling has marks on it, the tile floor is cracked going into the main bedroom, kitchen drawers are off the track, there is blue “stuff” on the hall bathroom shower tile as if some one, not us, took a shower

I thought the whole process is just average! I believe they kind of rushed the whole house build! The quality is below average… had to deal with things like doors not level or closing correctly. Many hinges still have paint splatters! I even had a window screen put in severely bent! For an $512,000 I would expect better quality!!

Great designed homes with at best average construction.

Dealing with Pulte mortgage was a tedious experience. Pulte insurance was horrible, they presented an unrated carrier with horrible reviews on their claims paying. We paid to have our garage floor epoxy coated; they applied the coating over cracks. When I asked why they didn't fix them first I was told " we don't do that". We should have been told to have done by an outside contractor that does the job right. So far the warranty department has responsive.

Sales experience felt dishonest. The homesite we chose and even offered to put money down on and was promised was ours. (once it was released into inventory) Was sold a week later to someone else knowing that we had already committed to it. The explanation we were given was "My manager screwed up." Since then we spoke to the people who bought our lot and they shared with us that their sales women told them that they better make up their mind quickly, because she knew someone else wanted the lot and that they were going to have new neighbors who were upset at them for buying their lot. Pulte needs better material and training

Everyone we encountered is very nice. However the materials used are poor quality and the installers/builders are not trained very well. Items were installed incorrectly and repeatedly had to be re-installed. A tremendous waste of resources. We love the Del Webb lifestyle and are enjoying living here, but our home building experience was not pleasant. We hope our home survives past warranty.

Be prepared to spend another $50,000 over what the list price is of your home. The upgrades are ridiculously overpriced, and they do not allow for even the smallest of changes to the plan. You have no say on what landscaping is put in, so you have to tear it out and start over. They are very slow in fixing the things that were not installed correctly to begin with. The new home is great but Pulte as a company sucks big time.

Make sure you get everything in writing up front and during the build process. Talk is cheap! The model homes and the actual homes are different. More than just the upgrades in the model homes. examples - placement of A/C unit, width of paved walkways, quality of finish,... Found many issues with framing, electrical and plumbing, prior to the drywall being installed. Even after the drywall was installed, there are walls that are not plumb or right angle to one another. I really like my home, but the process was very stressful and unpleasant. Sales person was hardly ever available and lacked interest in helping or answering questions. She was not available for any appointments scheduled with builder. The day of the closing I had to ask the builder if he could call her so that she could join us to be part of the last walk thru. A Very Frustrating Home Buying Experience

There were issues before closing that were not resolved and closing was delayed causing my belongings to be moved again into storage. The quality of workmanship was poor - paint on the floor and on the windows, exterior and interior doors out of line, sloppy paint job. The construction manager tried his best to resolve all the issues but with his other workload, it was overwhelming. It has been more than a month since closing and all issues are still not resolved.

From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

Air Conditioning does not adequately provide cooling to Master Bedroom, Master Bathroom and Walk-In Closet. Large Holes left in the Garage Floor. Front Door not sealed properly. Piece of Trim cut to short in Master Bathroom which has left home exposed to Ants and other insects entering the home through Large Opening. Landscaping and Sod are Very Poor Quality for thr Price Paid for this Home. Large amount of Weeds were left present in Landscaped Areas at Time of Closing. Dead Sod was installed in yard. Some Areas did not have Sod installed at all.

The Pulte name was supposed to be higher quality than most but they are no different than the rest. Many of the sub contractors hired do very poor work and the lack of quality clearly shows. They would rather clean up the mess after settlement than doing it right the first time. Our home has been a constant parade of contractors to fix many issues that has delayed full use and enjoyment of the property. There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

Our experience was very disappointing. Workmanship was nonexistant. This is our 8th home and hopefully our last. The build from Del Webb has been the worst. For example, we had them install a fan in the back screened in porch. Fan wobbled and globe was cracked. Luckily we had an inspector hired to throughly go over the entire house. He found many problems. Construction sight was not cleaned on a regular basis. Found beer cans and beer bottle caps at the sight and in the home. There Was no Quality control.
