The sales and design process was excellent. I was living out of state and found it very difficult trying to build while not being in Florida, despite numerous trips to check on progress. . Communication could have been a bit better during the building process to accommodate out of state buyers who could not be there as easily. In the end it all worked out but not without some challenges.

The person who managed the construction of the house and handled our initial issues prior to closing was great and a person whose responsiveness and attention to detail was great and a shining star within Pulte The sales force was not on top of issues and had a attitude of there way or no way. Someday when the market demand reduces you very well may have a image and attitude to overcome

Yes, competent, honest and experienced

Homes sales agent did not give good info, did not return messages, gave preference to other purchases who bought after us. Design studio staff was great! New construction manager struggled. Had we not been onsite every few days the build would have been bad. Crafts are not supervised. Obvious the better craftsmen are working on the most expensive homes.

Del Webb is a beautiful community with nice friendly people and lots of activities, which is why I chose it. The building process was horrendous, I had serious issues with my house and they never addressed or most of the time didn’t even acknowledge my concerns. I had one sales person who was outstanding and helped me the whole way through. If it wasn’t for her, I probably would still not be in my house. If you are looking for a great community, this is it. Buying and building were easy. Aftercare is adequate, however, slow.

The finish quality of our home was not very good quality. We found that they used Particle Board in our roof vs.. Plywood that we see them using on other houses presently being built. The tile and grout work was average at best. The interior painting was horrible. Alignment and set of switches and wall plates was abysmal. Two of our four sliding doors were damaged. The response to fixing a lot of these challenges by Michael has been very good, but it's a shame that their have been so many things that have needed attention. We have owned our home for around 5 weeks and have had to have tradesman in and out every week and still more to come. ... More

Ryan was Great. He was on top of every issue and question we had during the building process!

The team worked me to complete the entire purchase (offer to move in) in less than six weeks. Everyone was very friendly and helpful. The home quality is excellent. the only ding is in value. The $470k for a 2 Bdrm/2 bath is well over current market value (even with the current home shortage), but we needed a new house fast, and this fit the need. Had a few post move-in items that needed attention, and that took a month+ so took of a couple stars for that. Overall, very positive experience.

I really appreciated everyone, I was in another state during the building process. Elaine sent me pictures everyone chance she got, my head person, Andrew was so professional, stayed in contact, the closing was a breeze and the walk thru a thrill. I really feel they answered all my concerns and helped me with many decisions, great experience!!!!

They are trustworthy and accommodating

I’m disappointed. I’ve owned new homes before . Pulte is either building too fast to keep up, or they’re hiring lower class workers, or they’re going downhill. I’ve never had such sloppy, messy, incomplete, unfinished work before. We personally have had to repair so many builder “oops” because getting them out to fix seems to be a problem. There are also a lot of larger “oops” we are waiting for resolution.

The house seems very well bulided. You don't hear road noise and closing a door you can tell it's a quality home.

We were one of the initial "so called VIP buyers". There are very few positive things to say about the entire process. Sales initially offered inferior lots with homes they had no experience building. The slab was poured in the rain. The unprotected (no felt covering) OSB on the roof was drenched from constant rain. This resulted in the edges swelling and parts of it had to be replaced just before closing. Too many things were done wrong and the workers had to come back numerous times to fix major items. Example, it took at least 6 tries to get the walk in shower almost correct. It is still questionable weather it will function properly. That was just the beginning. The list of complaints goes on and on. My wife and I never left the house with a smile on our faces. It was always having to email the field manager about things that were incorrect. We tried to get out of the seller friendly sales agreement many times, just wanting out deposits back but that didn't happen. So now we are stuck with a poorly constructed building which was supposed to be a home to be proud of. Bottom line if I had to do it again, I would avoid this place and look for better quality builders. ... More

I would not choose Pulte again because they say things about your prospective lot that are not in accordance with the HOA. They told me I could plant a hedge or line of trees in my back yard to mitigate the traffic noise on Sun City Blvd. This is not true. I must get a special variance which at this time is up in the air. They also failed to tell me that they were going to build up the lot almost 6 feet when preparing the foundation which raised the line of site ABOVE what would have ordinarily been a privacy wall. Now, anyone driving or walking down Sun City Blvd can see into my home and onto my back porch. This fault lies with the sales team who utilize deceptive trade practices to sell their product. I am considering suing them under the Texas DTPA for intentionally failing to disclose a material fact about the lot and construction of my home which would have otherwise caused me to NOT purchase the home. ... They call the walk through a celabration but it was anything but a celebration. The walk through should be when the home is 99% complete, but there was several things that needed to be addressed. The day we got our keys was another disappointment. We were supposed to get keys at 1 pm, then it was changed to 3 pm, finally at 5 pm we got keys and it was the end of the day and the construction manager was ready to go home. We told them to take there time, because we were not on a time schedule. We just wanted a finished home that was clean. When we came back the next day the floor looked terrible it had grout haze everywhere. There was sheetrock dust on top of the trim work and electrical cover plates. You could see the sheetrock seams on the ceiling, I had to vacuum the entire house, there are several dings on the trim work. ... More
