some minor problems that dell webb still hasn't fixed.Both sliding glass doors take two hands to open and close. Exhaust fan, I repaired. Never finished painting wall. Cleaned grout of floors for weeks. Threshholds trashed, I repaired. Doorbell in-op.

For $185 per sq ft, I expected better quality material used. Including doors, windows and fixtures. Drainage on the lot is a total mess. Still trying to get punch list items resolved. HOA for exterior is way too restrictive. Guest passes for club house should be allowed to roll into following years. We should not require a pass for grandkids to use facility between 4-6pm, that’s just crazy since we pay for the usage of the facility. If people are abusing it, then add those types of restrictions.

Very carefully evaluate what you get for advertised price, versus all the "options" you need to satisfy desired living. Plan on adding about $100,000.00 to get the final product. Options appear outrageous. Some are basic and should be provided in base price of house. LOOK WITH A SHARP EYE AT FINAL PRODUCT AND TRY TO OPERATE ALL EQUIPMENT .

In our case the only person who did a five star job was the floor installer. The painters put the thinnest coat paint over walls and baseboards without wiping them down so most of our walls and baseboard are gritty. Drywall has dents. The bottom of doors were never sanded so jagged paint job there, all fans install improperly the heater never got connected. The patio has same problems with paint none of the nails were chalked were talking at least 100 nailhead, lots of cracked wood, many of the fascia boards holding up the roof have large cracks, gate damaged. I will give the customer service ...

Due to the highly strict HOA's (you wouldn't let us put up a very nice wrought iron fence for our dog until we could get the permanent one installed), we decided we are just too old to live by so many stringent rules. The wife in the household was treated like a 2nd class citizen when she came to view the home by the salesperson at Sun City. Mary, with Pulte Homes, was excellent.

Hello, overall the experience has been get. The only thing that I really do not like is the time it takes for warranty issues to be addressed and completed. I waited for one month for a closet issue to he fixed and when the issue was finally addressed the closet subcontractor spent 1.5 hrs fixing the issue. The second thing is your subcontractors take forever to schedule a day and time when they can come out to make a repair. I have an electrical light switch inside of a restroom that gets stuck and the subcontractor will be out to fix it for two weeks and it has to be in the middle of the ...

I purchased my home and moved in to have problems that I still have to address. The exterior painting is awful. Some of the interior walls need to be repainted. My AC circuit breaker keeps tripping, the caps on Tile roof(end with cement) is not great, looks like cement paint is off and sloppy . My fireplace doesn't light up after it was fixed.

Del Webb tends to squeeze its subcontractors to the point that only the most egregious issues are addressed -- *IF* you notice them and *IF* you vociferously complain. There is no pride in the work that is done and the finishing touches are just plain missing. Regular inspection of the construction process and rigorous screening of specs are a must. Also, ensure that any promises made during the construction are in writing. But, overall, they are admittedly a notch better than some other builders (Perry Homes, K&B, DR Horton).

Despite the beautiful location and first-class amenities, our home was not move-in ready at closing. Our assigned field manager was more interested in receiving a positive survey response instead of fully addressing the deficiencies that, if resolved, would have made it so. While appearing to be accommodating towards correcting our issues (that should have been taken care of before we closed), his aggressive approach toward the survey results was his obvious priority.

We've had a major issue with our kitchen cabinets which has still not been resolved. We were assured that we would be made whole with the problem... Just go ahead and sign the closing. We will do whatever it takes to make sure you get what you want. It's been over two months... Still unresolved and avoided

I really got good customer service before close of escrow but find Pulte really lacking in service after close. I lived in a Del Webb in California some years ago and found them to be much more customer friendly. I suppose I will get used to this but is disappointing.

I’ve found several major issues with the house since I moved in and contacted the warranty division. They’ve come out to look and agreed repairs are needed, but nothing has been taken care of.

I like my home overall. I cannot believe the low quality of the front door to my home. You can seer light coming in around it. My building manager was scheduled to come back after closing to work on it, but did not show up. I have not yet had time to contact warranty. It is a very poor quality installation and a very low quality product to begin with. I am also unhappy with the sod installation in my back yard. Overall we are enjoying our home with the above noted exceptions.

we were supposd to close on 4/19/2019 but because pulte forgot to get a certificate of occupancy they called on 4/18/2019 at 2pm and said we would would close on 4/24/2019 that gave us a day and a half to move from the house we sold to move here.the floor in the second bedroom has moisture under the wood floor so they had to tear out my new floor and today on 5/29/2019 we are waiting to get our wood floor put back down.

We were pleased with Pulte Homes especially Tom D but very displeased with our Del Webb Agent, Diane A. We had very little interaction with her- she did not return calls and complained a lot about her personal life and how busy she was at work. Once she knew we wanted the house, she became invisible. She did not help us through any of the process including things that could have been done prior to closing on the house. We had friends here last week who were interested in Del Webb too. We told them DO NOT deal with Diane A.

Del Webb sells a community, and the house is the least valuable part of your purchase. House designs provide options, but the finished house is of only average quality. Ultimately you are merely another purchaser, a small fish in a big pond, and the bureaucracy can be overwhelming. In the end, it really is just a house. The community and amenities can shine, so prepare to find your satisfaction there. Along the way take the time to be certain all details are accurately set forth in your agreements. No sales reps comments hold any value unless confirmed in writing. Any mistakes - even denials ...

I have had 4 out of 6 appliances worked on already, and even though we paid top of the line price, they aren’t top of the line. I have had 4 warranty visits where I was sitting and waiting and no one showed up. The house isn’t wired for a separate switch for the fan in rooms set up for a ceiling fan and light - you have to use the pull chain. You can’t choose to put in extra outlets or say where you would like them on a wall. They planted a Live Oak within 6 feet of our swimming pool, and now we’re going to have to go through the struggle of getting permission to change it out for something ...
