Bring your own realtor when dealing with Del Webb. My construction manager was fabulous but the work done by the subs was less than good.

Our project manger, (builder) was excellent and kept us well informed as to the progression of the construction of the house. He was honest and timely in responding to our questions. Our salesperson was helpful in the beginning but was not good as the build progressed. He did not respond to emails, texts, or phone calls on numerous occasions. This happened many times. I have been in the house for five weeks and no one has fixed the items that needed attention. The sod was finally laid down but needs to be finished. We still have kitchen doors that need adjusting. Some 0ther items need attention. I do not have the name or contact information for the person who can make this happen. This is very frustrating.

Great Home except 30-Day warranty issues need to be addressed in a timely manner. Too long to verify and eventually execute fixes. I realize lots of homes being done now and Labor shortages contribute to this but Co. needs to increase Labor Force to take care of these issues. You pay half a million dollars for a home you should expect discrepancies to be fixed in a timely manner.

Nice neighbors, but this is a builder's grade house

This house is a very expensive builders grade house. The cabinets are not wood, the vanities have NO drawers-they are just boxes, the island has one pull out per section, the sink sounds like tin, the supply lines and valves are plastic, all the closets have wire shelving, including the pantry, and to have upgraded appliances you pay a fortune. You need to purchase your own hand held showers, your own cabinets for the bathrooms, extra towel bars, etc. Am I glad I moved here...yes. I needed to move. But be aware that you are not purchasing quality...

Prior to purchase; We understood that " kitchen layout upgrade" meant upgraded appliances. We were disappointed with Whirlpool appliances. We were told at settlement walk through that humidifier is not included it is an option. We were not offered humidifier option. After settlement: The politeness disappeared overnight. Custome care managment became argumentative. Made us feel as if we were knit picking.

Pulte Homes rushed the complete the house in order to close before the end of the year. We feel that the quality of the craftmanship and materials used were compromised in order to achieve that goal. There are issues with the quality of the painting and baseboards to the installation of appliances. The Pulte team has been responsive in correcting these problems, however the reason we purchased a new construction home was to avoid having a long list to things that needed to be fixed or replaced.

Our overall experience with Del Webb/Pulte has been good. During the building process we were kept informed on the progress. However, they refused to make any changes, no matter how minor, even if it was easier and a more straight forward procedure. Selection of finish options was limited and basic. The kitchen cabinets from the new supplier are built very nicely, but installation fit and finish is sloppy with nail holes and joints not caulked. Several drawer slides weren't installed correctly, and the drawers pulled right out of the cabinet. Painting was sloppy with paint spots left on ...

We had built with Pulte in the past so we felt like the experience would be positive. However, we felt SO nickled and dimed this time. The house was overpriced for the quality of materials used. I feel like I bought a $650,000 starter home. Upgrades (and you needed a lot to make it feel like a decent house) were SO overpriced -- $500 for a faucet I can get at Lowes for $200? Seriously? (When we asked why it was so much more expensive, we were told the labor cost drove the price up. My builder was very nice, however, I believe he was overloaded with too many houses he managed. He often told me that certain things were complete when they were not. My first closing date was postponed by the property management company and the second closing was delayed because the vanity countertop installed was a straight cabinet and not drop down. The day of closing, my home had construction dust all over the floors and countertops throughout the house. I still have spots of dried paint in my carpet and some type of glue on bathroom tile going from carpeted bedroom and walk in closet. ...

We moved here from the west coast where over the years we had purchased several brand new homes so know what to expect and are familiar with the interactions with builders. This home has a nice layout and great neighborhood but the quality of the build is mediocre at best. The house serves its function of giving us shelter and making us comfortable but it comes with sacrifice of a good quality build. If we had to buy again in this region it probably wouldn’t be here. We paid premium price for average house.

The quality of work is poor. Work was done hastily and for the sake of just being done. No attention given to details. Repair request are sent one after the other. While the responsiveness is commendable it is time consuming and frustrating.

We recently settled in our home and so far love the community. The house is nicely designed, but the finished product has a lot of defects. Still waiting to see how the Pulte team responds to the issues we have identified. We presented them with our 30 day list and should know in about a month what they will and won’t address. Signed contract in November 2021 and closed December. 2022. Went months without hearing anything. Sometimes felt had no input into what was going on. Salesperson and design person were both very good. Noted lack of agreed upon features and shared them with project manager, but only had them corrected the week of closing. Everything, it seemed, was blamed on supply chain issues. Who knows? Now both project manager and design person are no longer with company.
