House Is Great But Adjacent Common Areas Are Neglected

I paid a high premium price for my lot, which not only backs up to a lake, but is also adjacent to a large common area that is to remain vacant. My property only extends 12 feet behind my house, so there is about 60 feet of common area behind my property to the lake. The Del Webb HOA is supposed to install sprinklers and maintain grass in the common areas, but these areas have been neglected as overgrown weed patches instead! The HOA only mows the weeds once a week.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.

Many many little issues and a few larger ones. The larger issues were fixed fairly quickly, mostly by 3rd parties. HVAC by company that installed the unit, same for electric and plumbing. Issues with appliances were done by warranty service companies. Important tip- register ALL your appliances and equipment the day you move in. Chances are you will be asking for assistance before the day and/or week is through. We lived close by so were able to watch the building process. We knew right from the sale that it was a "take it or leave it" process because they do not make changes outside their standard. So we knew we needed to watch and be involved in the process. We visited each week. We noted that the furring and studs were not evenly spaced so in one room where it was critical because of the load the wall would bare, we personally added some because they would not. Quality is an issue for me. We have had major issues with the Whirlpool appliances, HVAC system, foundation crack, electrical problems and that is after two months of occupancy. The Whirlpool appliance required a new control board. The HVAC system electronic air cleaner was assembled wrong and requires a new transformer. The foundation crack was the least of the problem as the team here responded quickly to repair the cracked foundation and stop the resultant leaks. We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Need to keep a close eye on what is being done in a house being built. Builder tends to depend on warranty work instead of doing it right the first time. The focus is not on quality but they will deliver when they say they will. The good news is warranty team never complains about fixing building issues.

Could not get build issues resolved prior to closing and once they had their money, call back issues take forever and don't seem to fix many of the problems. Not the same Pulte experience I had in Virginia.

Cost per constructed square foot is exorbitant against comps in the area and 20% higher than the rest of the Southeast. The problem is that there are almost no other choices for active adult lifestyle.

While we love the layout of the home. The standard contractor flooring is extremely poor. We upgraded our cabinets and counter tops and we do not feel we received quality on either one.

Stucco been re-done a few times because of orinal mistake in color connection. Sliding door frames needs to be re-touch; side door to back yard is very cheap looking & needs to be fixed(can not open& close properly)

Everything was great until closing...Project Manager and Sales Representative were very responsive. After we moved in during heavy rains, we discovered two roof leaks damaging the ceiling in the master bath and the living room. Granite counter top in kitchen has a chip were two pieces of granite fits together. Third bedroom floor makes noise when you walk on it. Finished quality and responsiveness lacking

We expected our finished home to be of the quality of the models. What we got was something far less than that. There is a lack of attention to details, especially with the painting and chalking. The painters coming back to do the “repairs” said they aren’t given enough time and cheap paint is used.
