The front gate system is terrible half the time people can’t get in and then some days there own all day . They are unnamed a lot . The management company is a bit irresponsible and too far away with only a email not a phone number . If there was a true emergency it would be a disaster . Need more resposible people at front gate .

Workmanship was good considering. Materials used (wood) was very poor. Luckily I had a good foreman. Extremely disappointed in the landscaping. Lawn need to be graded and it wasn’t. We have nothing but a very bumpy lawn that has numerous low dots where water gathers. It’s been 6 weeks and there are spots that never dry. Very disappointed in the way ithe grad was laid (thrown) down.

I think they build a good solid foundation, but the finishing details are far from decent. Painting, trim work, landscaping should be better for the price you pay. No changes are allowed to be made.

Noticed several issues as soon as we moved in. The toilet bowl leaked, trim was missing from under dishwasher, peep hole improperly installed, hole in ceiling next to a vent, light fell out of ceiling and is hanging by the wires and our doorbell improperly wired. Our sprinkler system has not worked for almost 2 months. Numerous calls and several attempts later and they are still not working. During sale and construction, we couldn’t get sales consultant or escrow office to give us final amounts owed. Needed escalation to get resolved. Thermostat and Ring doorbells had defects and needed to be replaced. Warranty Center told us they were not covered. Irrigation valve failed and WC advised it was also not covered. All less than 60 days from close of escrow. Seem to be spring loaded to respond that issue is not covered.

When you are trying to make money as a company, you need to cut costs where you can. Pulte does it with labor. There are no craftsmen building the homes, only lower wage laborers. Because of that, there is very little attention to the details. These "production" homes are built to existing code and, in most cases, no more than the minimum acceptable by code. There are some nice features that you can get for an upcharge and some of the materials used are of good quality. The model was beautiful but after interest money/or deposit - letter tells the homebuyer-you will be getting NOTHING you saw in the model. Quality of kitchen cabinets, fake quartz, finishing of concrete (front porch, back patio) very low quality. Any complaints are met with-This is the way it is, we can't do anything about your complaint) They do respond to problems-but often say-can't do anything about that) RUN the other way when you hear the word Pulte.

During construction, issues that needed to be addressed were put off until the last minute before the final walk through and some of the issues corrected were done poorly. The Pulte construction manager handling the final steps of the building procedure did not give adequate time to have issues corrected properly. After moving in, the front portion of our house was much colder than the rest of our house. Paid Pulte well over one million dollars for a brand new home in Del Webb Viera. They use day laborers to construct the homes that are plagued with issues. Lesson learned. Never close on a home until it’s right and Pulte is a big mass market “big box” builder of terrible build quality. Extremely disappointing

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

Disappointing Post Closing

Home buying experience with sales rep was great.However,Post closing experience has been very disappointing. Two months after closing on a model home we are still waiting for issues to be addressed including a safety issue. Customer Care personnel when they do respond to service requests they indicate majority items are “wear and tear” and not “workmanship “ related. .To date no service calls have been scheduled .

My husband who had Alzheimer's disease was going to live with me in our Del Webb home. Because of his disability it was imperative that we have a flat lot because he was so prone to falling. Despite knowing this information the saleslady we worked with sold us a sloped lot. The GC, Gerardo leveled the property somewhat. However it still has a steep slope. The GC was very conscientious in his attempt to rectify the condition but he couldn't make a good lot out of a bad one. After much research we found a lot away from the noise of busy roads and the freeway. We paid a premium for the lot. Then Del Webb built the home on the lot next to ours and installed the neighbors noisy pool equipment 10 feet from where we sit on our lanai, wrecking all our efforts for a quiet space. Pulte builds a minimal home that in my opinion is hastily and sloppily built. After purchasing the home and employing workmen to do renovations/upgrades, it is apparent Pulte's workmanship is sub-par--floors & walls uneven, trash stashed behind the walls, quality of cabinets are cheap, offerings to personalize are limited (why we can only have one choice in flooring that encompasses all the extra bathrooms and laundry room and why we cannot have better quality tubs and tiled shower floors in the extra bathrooms or the option to pay for soft close on all the cabinets is ridiculous!). The construction manager did no quality control/management on the home because from the start we had to call warranty service to get items repaired and had our walls ripped apart due to electrical shortage problems. Stripped out parts were put in and the list goes on. The front tree is dead but isn't covered because it's a landscaping issue and that's not part of warranty. We didn't even have a choice of the tree we wanted in the front yard even though we were able to choose all the options of the home from the ground up. There are so many major issues from beginning to end that will never be fixed I will not waste my time to list them here only to say "caveat emptor". It is obvious Pulte values expedience over quality and I can not in good conscience recommend Pulte as a builder and I rate my overall homebuying experience with Del Webb as poor.

I was told things that were inaccurate. Quality of materials is builder grade. The house they are building next door has a window that looks right into my window, 8 ft away, that floor plan should not have been allowed on that lot or set on lot differently. They respond to issues promptly but that doesn’t mean they get solved in a timely manner.

NOT THE WORST, BUT DEFINITELY NOT THE BEST. THEY SPEAK OF CONSTANT IMPROVEMENT BUT APPEAR TO HAVE LITLE INTEREST IN ADDRESSING LEGITIMATE CUSTOMER CONCERNS. THE OUTSIDE VENDORS AND SUBCONTRACTORS ARE RUNNING THE SHOW. THE WORKSITES ARE A PIGSTY AND GARBAGE IS LEFT ALL OVER TO END UP ON PEOPLES LAWNS AND IN THE PONDS. WHEN YOU COMPLAIN YOU ARE BASICALLY TOLD TOO BAD. THERE IS A COMPLETE DISCONNECT BETWEENTHE BUILDER AND THE HOA AND HOMEOWNERS ARE LEFT HOLDING THE BAG.
