Customer service and responsiveness is excellent. I believe that they have teamed with great vendors.

I was most impressed with the design center experience. There were so many options, all very systematically arranged. The quality of these varieties were tangible. Michelle A was extremely approachable, not making you feel judged by the level/pricing of any of your selections. She was also so knowledgeable and an absolute pleasure. Most of the construction management team was wonderful. They were friendly as well as informative. The frequent construction updates were exciting and welcoming to receive.

I was worried coming into this new home purchase but once I got to know the people (Team) and our individual construction manager (Garret) my concerns or worries went away. They were very helpful in the beginning to help us understand the process and design our home. You would think that once you sign for your new home they might not be as involved or attentive. Not the case, our construction manager Garret was there anytime I had a question. He responded quickly and addressed all my concerns. At the end of the build when we did our walk thru for turn over of our new home Garret had already made a list of items that needed addresses before we got there. He then made sure that all of those items were addresses as soon as possible. I have to say they have exceeded my expectations and made the process smooth and stress free. We could not be happier with our new home at Lincoln Prairie. It is a dream home. Additionally, the team at Lincoln Prairie were exceptional as they went out of their way to make sure all was completed correctly and working properly. So far our experience has been awesome!!!.

Realtor and Work Manager were excellent. Workmanship fell short as identified in several areas through professional after build inspection. However quick fixes were accomplished after reporting. Price of home was overpriced per VA appraisal, negotiated new value and price were determined and accepted.

We signed the contract for our Pulte home, then did not see the home “in person” until we closed over 5 months later. We put our trust in our construction manager and our realtor. We were so happy when we walked in to our finished home. Working from 1900 miles away could have been a nightmare but we got our dream home.

Our Del Webb Sales Consultant, Janet, was extremely helpful and very professional. In our opinion, Janet is a terrific person and a great asset for Del Webb! Our Design Consultant, Rachel, was awesome and so talented! Communication with our Construction Manager was only fair in our view. In our opinion, Pulte Homes dropped the ball on several things during construction. Our Purchase Agreement with Pulte Homes included installation of a Home Standby Generator. The installation of our generator was unfortunately not completed until many days after our closing. We believe that this was due to poor communication between Pulte, its subcontractors and the City of Georgetown and due to the necessary paperwork not being handled in a proper and timely manner. Our foundation was chiseled after it was poured for the installation of two electrical outlets. These outlets were set out in our original paperwork. We also contracted with Pulte Homes for the installation of window blinds. After moving into our new home, we experienced several issues with our window blinds including not being able to open or close them easily, several of the blinds were warped and most of the valances were apparently damaged, defective or improperly installed causing them to fall to the floor. Finally, before we signed our Purchase Agreement we were told by Del Webb that a new Amenity Center was going to be built within walking distance of our new home. In February 2025 we were advised by Del Webb that construction on the new Amenity Center was scheduled to start in April 2025 and that the target date for completion was some time in Q2 or Q3 2026. As of this writing, construction on the new Amenity Center has not commenced and we have been unable to obtain a target date range for the commencement of construction from Del Webb. We decided we wanted a new, bigger home in Sun City. Our realtor introduced us to a Del Webb sales associate who was delightful to work with. She showed us an available home that would be completed in a month and it was everything we wanted in a new home. We bought the house and it was completed on time. The home building manager was very responsive and very detail oriented so our new place is just beautiful. Overall everyone at Sun City Texas has been a pleasure to work with and we appreciate the high quality materials in the house.

We had the best sales manager and project manager we could have ever asked for, I have built several homes in my lifetime and these two exceeded my expectations. There were a few "average" items within our home that I was surprised Del Webb would find acceptable, but overall, I could not have asked for a better buying experience and project team. Well done!

I am really disappointed by the really cheap finishes that were sold to me as “upgrades”. The lack of attention to detail is astonishing. My construction manager told us that the shoddy work was “within their specifications”. When I asked to see the specifications, he told me that he didn't have them. After closing, every neighbor that I met has had complaints about their homes. We are making the most of our decision and investment — thank goodness for nice neighbors!

Everyone involved made the experience great

We have been in our house for a little more than 30 days! Way too many repairs; stucco is cheap; our roof has a hole in it; ceiling and walls have multiple cracks; side of yard is a steep slope that should have had a retaining wall!!!!! This is NOT what we had expected from a new house! We will NEVER buy another Del Web home and wouldn’t recommend them to anyone else!!! By the time all our repairs are done it will be a used home not a new one! Poor workmanship!!!!!!

We’ve had an excellent experience, from Sales with Marjan, through the building process with Adrian, to closing and warranty with Wes! All respectful, genuine, and helpful men! They went above and beyond to make sure that we were satisfied and our experience was pleasurable!

Overall all good and we made a through fine Hard time for people our age but we can see daylight now

We enjoyed our experience building our new home at Kensington Ridge, starting with our salesperson Julie who guided us in selecting our lot and floor plan and exploring and pricing our various options. She patiently answered all our questions- and there were many! The designer Kim helped us pull together all the design elements. And the construction crew led by Mike, Nolan and Frank provided weekly building updates and were very responsive whenever we had concerns. Since we moved in, issues have been promptly addressed. Our neighbors are great. And have you seen the clubhouse?!? Wowza!

Left electric cables and hoses across driveway causing hazardous condition and I did fall and injured shoulder and wrist.

Elaine in the sales office was great and Nate in the loan office was also great. As for the house being ready at close it was right down to the wire. The house looked clean on top but wasn’t that good once we started looking around.There was a lot of talk but not much getting done and things we bought up that needed attention were not finished.

Great experience right from the start, with Winnie through construction with Nick to completion. Built very well, high quality materials, nice finished. Great community, highly recommend.

Del Webb builds great homes. The only bad experiences we had were with buying our home with Pulte Mortgage. Joe, Dan, and Todd were great. I didn’t like the back and forth with Zach. I was told that Pulte would match or beat another lender’s offer, but when I sent the proposal to Zach he increased Pulte’s costs instead of trying to match them. When I asked if he could decrease the points of the loan, he sent a proposal increasing them. It was like he was just moving numbers around hoping I won’t see them. When he decreased the points, he would increase the costs of the loan. Tried to have us pay PMI with over 20% down, wanted us to have an impound account when we told him from the beginning that we didn’t want one. Then he told us if we didn’t that the points would go up 1/2 % because it made the loan risky and it would be hard for them to sell the loan. I told him if those were the terms that I would go with another lender. If it wasn’t for a call from Dan I would have went with another lender. I would recommend that Pulte be more transparent and give the buyer the best deal with up front costs in the beginning. I know that you are selling houses and want to make a lot of money, but it is very frustrating when you have to go back and forth with negotiating. As a buyer I want a fair deal and when you can get a fair deal from another lender, Pulte should do it’s best to meet that deal and not try to move the numbers around from points and costs of the loan to sell. I just feel that Zack played games with us and was not transparent and honest. But even though we did not like the loan process we love our new home. ... More

I would say that, overall, we had an excellent experience with Pulte/Del Webb at Barton Village in Lebanon, Tennessee. The actual people we dealt daily/weekly with (sales/construction manager/project manager/vendors/mortgage company) all seemed sincere, trustworthy and motivated to deliver a quality product. I think it can be the "luck of the draw", depending on the part of the country, on how these folks approach their jobs. We were very fortunate. Like any big corporation, the local people are often constrained by the "home office" and various policies/practices/bureaucratic red tape that limited what that could often do. Even when those policies and practices don't make a lot of sense, depending on the development and house. Which leads me to another point. Remember that, generally speaking, these are essentially semi-customable builder grade homes. Sure, they want you to end up "happy" or satisfied with your new home. However, it is also a business where Pulte/Del Webb wants to make money to keep shareholders happy. Despite the fact that you can pick out your lot, floor plan, and purchase upgrades, this process isn't the same as if you hired an architect/general contractor to build your dream home. I encourage you to conduct a lot of research, talk to friends, and ask lots and lots of questions from everyone you deal with from the first time you step into the sales office. Make detailed notes of each conversation and keep each email you receive so you can follow up as necessary. Take plenty of time to prepare for your visit to the design center and come prepared and take as much time as you need during the pre-drywall and other inspections. After all, you are probably paying a lot of money for this home. You are the customer. Protect your investment. Be your own advocate. They sell you on the "experience" and the landscaping and sidewalks and amenities and the "community"; however, you will spend most of your time in your house. Make sure you get what you want and what they promise you. With that said, we would definitely do this again (not that we hope ever need to) and would recommend Pulte/Del Webb to others. We have been very impressed with all aspects of the home buying process. Ian, our Sales rep, was great, very knowledgeable and always quick to respond when we had questions. The team at the Design Center was quick to made meaningful suggestions. Our builder, Niko, was very responsive when we had questions and ensured a great product.

My shower had to be reinstalled three times before the floor was graded properly, and the tile placements were corrected. The windows are not squared off. A lot of the walls are not squared off overall there does not seem to be pride in the workmanship of the workers. Most recently The VIDEO DOORBELL was a terrible install job. Trying to find out who to contact is a nightmare and to take ownership of fixing things is not very expedient if at all. Unwillingness to accommodate the buyers request for minor things that could save the buyer thousands of dollars is ignored. All you get is a flat no it can’t be done. Such as putting in a shower rail with a hand held sprayer. Because Pulte would not allow an accommodation when the walls were exposed it will cost me a few thousand dollars. You are not given many choices on some things at the design center. The community is lovely but there seems to be a lot of in fighting which is scary as a new buyer. The clubhouse is also very nice. The restaurant food needs to be improved and less salty if they want to stay in business. The wire systems in the closets are hideous. We should have gotten an opportunity to upgrade at a reasonable price. The workmanship of the drop zone looks a high school kid made it in woodshop. The wood is rough on the whole thing. Pulte, you could and should do better and price gouge your senior buyers. ... More
