This has been quite an experience moving to this community as we had been at our previous home for 41 years. This is a quiet, lovely community for seniors. The building supervisor Gary, has been a saint guiding us through the process and helping us with problems that have come up. I cannot say enough about this man how helpful that he was. Unfortunately, in the beginning we were told and promised there would be cell service in this community. If you have WiFi in your home your cell phone may work at times. Too many issues with the quality of products and workmanship used in the new home. We had walking inspections before closing but many more issues were found after the move-in date. Design changes were not discussed before us taking possession. Issues with cabinets, doors, door frames, wood flooring, light switches, and outlets.

Great up to the closing but after that customer service to handle punchlist items is very poor. Vendors no-show appointments and continually delay repairs. Quality control in several areas is lacking.

Pay attention to your walkthrough! After closing I found the following - scratched cabinet doors (replacing), cracked and chipped tiles (going through repairs now), floor tiles were left with caulk and grout residue on most of them (spent 2 weeks cleaning), several cracked tiles were found, outlets were loose, fridge needed warranty service already (due to poor installation), currently fighting with countertop maker (terrible island granite - many chips and couple saw marks- requesting replacement, other countertop is great, Expected better workmanship. Missing shelf rails for sliding shelves in a kitchen cabinet. Still waiting after one month for installation of 2 parts in a kitchen cabinet. All we are told is that this issue is on a list. Not a good experience.

Our field manager was pretty unresponsive to our questions and concerns during most of the house building process. Eventually, the site manager got involved to ensure our concerns and questions were properly addressed. Every time we identified an issue during the rough in phases, the emails, texts and verbal inputs and requests for status were essentially ignored. Pulte had to have the substandard work ripped out and redone. Contract workers were often sloppy and they had to redo. Response by Pulte construction manager was great as is the response by the customer care manager. BUT with some poor quality products used and sloppy installation it does not give us a sense of security for this new build.

As much as I love my home I can see lots of issues that weren’t properly taken care of. Pulte’s fix for everything is caulk! If your able to visit your home site, do it. We can see that the quality of workmanship is lacking. Before moving in our home we addressed several items with our home build supervisor but he was lacking in getting things done properly. We did threaten to not go to closing and most items were “done” in a rush to get us to close. I will say that the warranty rep (James) is Pulte’s saving grace. Communication was poor throughout construction process until very end. Updates inconsistent and issues were not handled timely when brought to Pulte’s attention resulting in continuous repairs for few months post close. Certain trades were careless and lacked detail without accountability. Lot and surrounding area trash was extraordinary with no regard for owner’s expressed concern. The drain located at the back of the house is always clogged after raining, and water is always puddling. We advised HOA again and were told that it is a Pulte construction issue. We just want the issue resolved.

Final walk-through scheduled on same day of closing which doesn’t give the buyer enough time to have outstanding problems repaired. Surveys shouldn’t be completed before outstanding closing problems have been finished. Too many promises made during final walk-through by superintendent that haven’t been done yet. Superintendent didn’t follow-up on workmanship during build process. Comparing this home to our last Del Webb new build in Sun City Lincoln Hills, terrible!

Very poor craftsmanship of base board moldings and doors, nail holes not filled or sanded, caulking not smoothed or remove just painted over, very disappointed in finished detail work. Brand new house and I have to go over everything and repair it myself.

We--and our neighbors--were rushed through the process of selecting our finishes and electrical. Strongly suggest you be actively involved throughout the building process. We were from too far away to check on things. To our surprise, they started building before we could sell our home. (We had planned to rent in the area while building.) Consequently, outlets were in the wrong place, and a toilet is noticeably off center. Even so, I love my home and the area. Was unhappy with, how the crew forgot to install the Loop that was always in contract, so they had to compromise our main slab pour breaking it up to go back and install something that should have been install correctly. They export garage floor to cover the defect, but the expiry job was poorly done many pits in floor. Backsplash wasn’t happy with the finish. All the tiles are not level in home with some chips.

Represented ceramic tile as wood look vinyl floor. My truck will not fit under garage door height. Del Webb does not do lawn maintenance on home owners property. There is not a golf course next to Sweetgrass Del Webb.

Only two units of the 400+ have no overhang above front door! Snow piles against the front door and when open falls onto the wood floor! Deliveries get soaked in the rain! If we were told that we would have this elevation, we would not have purchased this unit. Also No internet or TV for 6 weeks now! Cable was never pulled in the street!

Make sure you really check drywall, painters painted floor so check for that, numerous scratches and chips in floor, upgraded carpeting is not good.
