As a second time Pulte home buyer, I had hoped quality and responsiveness to issues would be improved in seven years, but my experience was quite the contrary. The simplest concerns and/or requests were met with negativity. As the buyer of this $1 million plus home, I am now left with a plethora of disappointments. These include horrible interior paint “finishes” on ALL walls, baseboards, and doors, and sloppy construction overall. Surprised at how poor Sheetrock job was and disappointed that they would allow workers who can’t even mount a toilet paper holder on the wall straight or without it wobbling and loose in the wall.

I am really surprised after watching a Pulte video saying how much quality goes into building these homes. The reality is that a lot of real shotty work goes on. A home that costs this much should not have so many issues. I realize that they do try to fix things that are addressed but it is a real shame that the work is not done right the first time!

Disappointing workmanship & quality

They promise a lot but that’s not cutting it. Prior new home build with a different builder was a superior build in workmanship. They do respond to issues but what a disappointment the problems happen in the first place. Thats my take away. Viera however is a great place to live.

I was so excited to purchase a Dell Webb home because your organization has a reputation for quality and expertise. I have been in my new build and have had a number of issues from day one. I have been so underwhelmed. This is not my first new build and I expected so much more from a Dell Webb/Pulte build. I am so frustrated by the number of things that have had to be "patched" or dismissed in my brand-new home instead of replaced or resolved. Not the greatest experience

The contractors used by Pulte are below average. The roof shingles were defective when installed and until our personal home inspector went on the roof, Pulte had no clue there was a problem. They did no quality control to inspect the integrity of the roof. The towel rods in the baths are cheap even though we bought an upgraded model of Moen. The sodding of the yard was awful and Hittle landscaping skipped a 4 foot section in the back and after 6 weeks it has not been installed. The sales experience was Matt was very good. Would have liked to know the prices up front for structural extras. Would have opted for the larger back deck. Garrett is a very good construction manager, much better than most, in my experience. Nany was excellent working with Kathy in the design studio. I cannot yet rate Jim on customer care. Am very concerned that our problem with heat in the master bedroom suite is not being handled. The Pulte HVAC installer said not enough air is getting to the master suite. We had some cold days in March. I question the builer's claim about quality.

Home should be finished before close, after close nothing gets done.

Closed on home middle of January ,had to close per contract.House was not finished ,it is the end of March still waiting on multiple items to be done.If a home is not ready should not close.Our money is tied up and the house is not finished.

Pre closing walk through with project mgr identified several issues he disclosed were to be addressed by closing (1 week). I was prodded to give a very positive review as mgrs performance would be addressed by corporate based on my review. After closing, repairs were not completed. Prior to closing I was treated like royalty. After closing, I didn't exist and 2 months later, I am still waiting for repairs to be taken care of. Buyer beware.

There is QUALITY CONTROL in place during the building process. Builders are rude and do not explain nor justify delays in the construction process. Homeowners have the right to ask questions and not being reprimanded by the builders. It’s necessary to get a Quality Control System in place that homeowners can use or talk to instead of mean and disrespectful builders. Communication is the Key

LACK OF COMMUNICATION! The guy who sold my house quit or got fired. I was not informed. Builder manager told me closing would be Halloween 2023 but closing didn’t happen until December 13th and it shouldn’t happened that day. The house was not completed even though I was told during the walk through the week before that it would be. I moved over 800 miles and already had the movers arranged. And guess what it is still stuff that needs to be done. If I could have gotten a complete refund, I would have.

Framing was sub standard to begin with and therefore all trim and finish work was fudged. Worksite was absolutely filthy and lots of damage occured as a result such as a cracked tub Landscaping particularly sod is very poor not only quality but application. Drainage is also a big issue

Most of the customer facing staff did a good job especially Lauren, Daniel, Randy, Bryson and Elena. The staff behind the scenes, the decision makers, could care less about the homeowner. Pulte policies and decisions are all about maximizing profits as opposed to creating a quality product and satisfied customers.

Not Stellar for a Stellar Price

6th home build and definitely an overall bad experience. This new community was rushed into the market with not enough managers or trade skills. As such, a majority of us first dwellers suffered and are still suffering. Too many issues to list but we do have a list and pictures. One example, the handles on the garage doors had paint fingerprints on them, were falling off and the attaching hardware was all rusted! No excuses. Just hope Del Webb takes care of all the issues then maybe my assessment with move more into the positive.

High price and late

After building a number of custom homes in the past, I found Del Webb incredibly inflexible. They were very over priced, behind schedule and the workmanship was poor. I think much of this may be attributable to the pressure Del puts on sub contractors to complete their work. I know I sound very negative - in the end, we are happy with our new home and the location.

Roof tiles not mortered down, foam showing in roof eve, needs stucco, roof dryer vent installed wrong, walls in house not straight. There are way too many issues and problems that we experienced with Pulte in our home buying experience for me to include here. We were long distance buyers. We came out three different times to inspect the build. I personally found things that were off and told Jared about them and he said he’d take care of them. He did some, but not most. They affected the proper alignments of cabinetry and countertops later. The front door was installed crooked. Del Webb needs to hire professional vendors, experienced construction managers and not overload them with 35 plus houses to manage. Upper management is non responsive including the President of Pulte. The whole process needs to improve.

We feel the home is poorly built. The tray ceiling has marks on it, the tile floor is cracked going into the main bedroom, kitchen drawers are off the track, there is blue “stuff” on the hall bathroom shower tile as if some one, not us, took a shower

I thought the whole process is just average! I believe they kind of rushed the whole house build! The quality is below average… had to deal with things like doors not level or closing correctly. Many hinges still have paint splatters! I even had a window screen put in severely bent! For an $512,000 I would expect better quality!!

Great designed homes with at best average construction.

Dealing with Pulte mortgage was a tedious experience. Pulte insurance was horrible, they presented an unrated carrier with horrible reviews on their claims paying. We paid to have our garage floor epoxy coated; they applied the coating over cracks. When I asked why they didn't fix them first I was told " we don't do that". We should have been told to have done by an outside contractor that does the job right. So far the warranty department has responsive.
