Home not finished at the time of closing. Poor quality including some drawers missing hardware, paint splatters everywhere, shower drain clogged due to construction debris, dead shurbs in the backyard, scratched windows, and many other issues. The house was dirty at the time of closing. Very very disappointed with the lack of quality control by this company.

Sloppy work such as caulking around windows, HAVC room has foam protruding everywhere. Flooring selections are limited and there are areas where there are voids under the panels. Building debris never cleaned up around the house. Ground nail covered.

Pulte/Del Webb is a MASS production home builder. Their attention to detail, especially with finishing is not good. It would seem that many of the subs are hired for low cost, not the quality of their work, especially the painters. The houses have small garages, hardly suitable for 2 cars. The driveways are narrow and short, more like what you would see for a townhome, not a detached single family home. After you sign on the dotted line and home closed. Good luck getting anything repaired that is on your 30 day list. AWFUL!!! It has been a nightmare. My thermostat was wired wrong months to get fixed. Still not completely fixed as they need to go in and adjust vents as it does not evenly distribute air flow and little devices that are suppose to do that do not work. Patio door you have to lean in to close and they say that is normal NOT Still fighting to get that replaced The door is not square. They blame the concrete people. Didn’t have many issues with the finished product, but when I did, I got resistance from the Foreman. Shouldn’t have had to threaten to get the granite around the fireplace fixed. Also granite backsplash in Kitchen is separating again. Overall finishes (selections) were not high grade (I.e. cabinets, carpets and trim). Expected more for the $620k we paid for the home. Think we will love the Community. I guess in the end that is what we paid for.

Lot initially was laid out incorrectly. Two managers/superintendents were fired/replaced during the building. Impossible to coordinate any problems between design and building. No one could correct a mistake in number of lights in one bedroom. Design center rep would not respond to phone calls or emails. Building site was a disgusting mess most days.

It’s very discouraging to keep hearing that DelWebb can’t do something when we know very well you can you just won’t. Why not try to explain why some of the things you aren’t willing to do are being done the way they are. Would make such a difference in the whole experience when a new buyer feels they are listened to and their Thoughts and questions are respected and answered correctly. Several problems with quality of workmanship, such as garage door not installed properly and falling off. Doors put in wrong place and opening wrong direction. Need to watch closely to make sure the home is built properly and as you requested per the plans as approved. Our insurance company did not initially want to insure the home for the price paid. Paying for more than just the home, such as the amenities. It took over five months for our house to be completed. There was some delay starting the construction. At completion of the home it took us another 30 days to deal with all the defects. We're currently living in the home and it's acceptable now however we still find shortcuts and shoddy workmanship when we look closely. For example we just noticed the garage door opener is only half attachedin the front. They installed the support in the wrong spot so the opener bracket doesn't fully touch the wall. Disappointed in the quality of the build. They would rather re-do things 3 times badly than get it right the 1st time. We're in the home just over two months now and are still waiting to get things corrected due to Covid 19 issues and shear volume of other on-going construction. We did get the lot we wanted but at a very hefty premium. I guess time will tell if we made a good choice to move here.

The quality of some of the workmanship was not acceptable. Paint left on carpet, wood floors, and cabinets. And stove top. Wood floor has wood missing in planks. Many cabinets not working properly or not lined up . Put in work order several weeks ago and haven’t heard anything.

The quality of materials seems to be good. The problem so far seems to lie in the carrying out of the warranty work. Promises are made, however, the actual carrying out of the warranty work by the contractors is sorely lacking. Communication needs to vastly improved between what I as the homeowner reports to Pulte/Del Webb and whatever Pulte/Del Webb passes along to the contractor. The sales staff is friendly and helpful. The subcontractors are horrible. The construction supervisors we had are no longer with the company. They were terrible. We have had a positive response to our concerns and are awaiting scheduling of repairs to be made. Much time has been spent worrying and fretting about our decision to build here. after the great sales pitch DW/Pulte was the greatest and would provide an error free package all inclusive, not quite. Sales was great, financing was rough but it took 5 people to get it in order for closing. Project management was lacking in maturity and experience. Punch list items still not done as well as warranty items now, of CV19 is the cause. Action was late on my punch list items and many left at closing I trusted would be done but were not.
