Responsiveness great before closing, but some issues that were supposed to be resolved were not. Many issues found after closing. Initially, responsiveness was fine, but it has deteriorated considerably. Some repairs are taking months and follow up inquiries get no response. Very disappointing.

We love the area and the amenities, however the building quality left us frustrated. We faced several fairly unfortunate issues related to quality. When brought to the attention of our CM, we were, at times, left with dismissive answers and the feeling that they expect us to just “live with it”. Other times, minor issues were addressed. Not the quality I thought should be for a Del Webb property

Buying process through Pulte was clunky. They must of called or emailed over 10 times needing extra items for closing. Workmanship in house house isn’t great, cabinets are cheap and not sturdy, the floor are not level and square so I can see lots of caulk between trim and floors and some light switch plates also aren’t flush to the wall or tile. Landscaping is terrible, grass is always overgrown and weeds throughout the yard. It’s confusing because the grounds near the sales center look great, hmmm… it sure what my HOA fees cover. The process of choosing our lot, decorating, building, and financing our new build home was very exciting and a great experience, so during that time I would have gladly recommended (and did) DelWebb/Pulte to others. Pulte Mortgage Issues

Felt like bait and switch on the financing end. Stuck with Pulte on everything for one-stop shopping convenience. Very misleading info on interest rate and incentives. Lead to believe both incentives and lower than market rate were in effect. Our manager left about 3-4 weeks before closing. There were major problems with the rock and brick on the front of our house. I would have postponed closing, but it was upsetting my husband, so I didn’t. New manager said there was NO way they would tear down and redo the work. Closing was delayed due to lack of ability to communicate with the city vendor which was not true. After showing how perturbed we were, then they suddenly Pulte was able to get the meter installed. The options and flexibility was extremely limited for new construction. Example: If you didn't want one of the 3 lighting options given you had to buy & install light fixtures/fans yourself. Also, the interior upgrades were grossly overpriced. I would say the quality is slightly above average for both the interior and exterior work. The Del Webb community itself is very nice.

I was fortunate or maybe unfortunate to be able to visit the house almost weekly to see the progress of the new build. It was frustrating to witness the lack of "craftsmanship" that they claim in the promotional materials. Buying a home from DellWeb was fairly simple, but the service provided by some is not great. We are provided several options to contact warranty..no one answers the phone or just goes into a waiting period. Leave a message, no returns calls. I love my Pulte house. However, the workmanship from some of the subcontractors are horrible. Zero pride in their work. Painters did the worse job I have ever seen. Concrete patios not level. But I must say Brian and Tommy with Pulte have worked so hard for me trying to correct this. Pulte needs to up the quality standards with the subcontractors.

This is our second Pulte home in a Del Webb Community. We are disappointed in the fact that we bought our lot and home for full price, then Pulte offers huge discounts to new buyers. 2 weeks before we received our keys no work was done at the house. Then when we closed we are expected to have all the things that weren’t done reported for warranty work. Just so it is signed off by the homeowner and Pulte gets their money. I would seriously think about that before buying again.

I’ve found many cases where painters left paint brush streaks, paint bubbles, dried drips and paint buildup; cases where nailheads are showing on drywall, where floor tiles are not square with walls, gaps in floor molding mitre joints, uneven endcuts on floor molding. Cheap appliances.

Our experience was okay we did struggle a bit getting things set up as we first got here I would think there would be a better orientation rather than just saying you're having a meeting and hope that everybody shows up there should be a planned meeting time for each home buyer to go through and get set up on everything websites all your HOA information. The overall process was just average. I believe that the sales people underestimate the amount of upgrades that are really required to build a nice upscale home.
