Pulte is proud of what is behind the walls. Unfortunately, their ability to deliver quality finishes simply isn’t there. Their subcontractors are sub-par, and with the number of houses they are throwing up… think of a little bit less than minimum, and that’s what you get.

I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Starting with Pulte mortgage it was an aggravating, frustrating and wish we had done it different experience. The contractors hired to do the work have no pride in their work and there is no accountability or follow through when they don’t do good job. We feel like any old way is good enough. The house is out of square, walls are not plumb, one garage wall is longer than the other…..Along the same contractor issues we have had to constantly clean up trash from the new build next door. 25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No ...

We recently built a home in Bexley and moved in March 2024. We love the neighborhood, HOWEVER... since moving in, we have had numerous problems. The problems started during the build phase. Our builder manager, Rafael, said the right things, but did not fulfill the promise. The worksite was filthy throughout the process, and as a result, the HVAC motor was damaged and needed to be replaced shortly after closing (it whistled loudly for 6 weeks). Sadly, Del Webbs promise of a quality home was spoiled by the builder Pulte. Had I not hired an independent inspector the quality would have been far worse. Issues included the lot being impropriate graded so that water was channeled to the house instead of away. A crappy foundation poor. Frames that were not attacked to the footer. Broken trusses. Posts that did not go high enough to support the roof but ended in mid-air. A quality build would have included none of those. Our home closing date was almost a month late. In discussing with our construction manager we were told closings were being moved around by his manager. Smaller homes were being moved to the earlier closing dates. We also had the closing coordinator try to move out our closing date due to their capacity, we pushed back on this and the held to the date. BUT this is really not ok, all teams should be aware of delays and address so the same house does not keep getting pushed out. We had to pay an additional month of storage on our house hold items. First and foremost, the sub-contractors are/were sloppy with their work ethics with NO pride in their work skills. The upper management never had a pulse on what actually was going on with the project. We are very hesitant to pursue another venture with this developer. Now we will see if their follow-up will rise to the occasion, as they promised, to fix what the contractors did not complete the first time.

Best option is to not take any indoor upgrades and have house redone after close. The inside walls with the orange peel finish are horrible. Everyone hates them yet they will not let you change.

Two months late on closing. Nothing for that inconvenience. At time of walk through a lot of little things to be completed and after 6 weeks we are still waiting on trim and paint. Workers are scheduled and don’t show up. I have complained about a pot-a-pottie in front of my home multiple times and it’s still there. Positive side community is nice.

The Granit Kitchen Counter Tops which I paid 5K extra for are a disaster Corners broken off, chips, gauges, scratches, etc.. More than 30 in all, on all counters. These where noted prior to closing and after closing. Was promised all will be taken care of prior to closing. STILL WAITING 4 WEEKS LATER. Found out yesterday that our sales person quit. Also that the "Customer service dept has no people and building supervisors are filling in. Had meetings with at least 8 repair people and the contractor . Sales Office lied when they told us work on the new building quit every day at three. They work seven days a week until dark sometimes even after dark. We were told appliances were checked and tested before we moved in. Mine, and at least 30 other people in my building have electric ranges where the ovens tripped the circuit breaker. Every time it is put on. It took whirlpool a month to come out and investigate the situation. Dog owners are ruining the new building. The quality for a 600+ home is horrible! The paint, which was upgraded is horrible! Paint on the floor, rugs. chips on my counter that if they could not fix it expected me to pay for it. The landscaping person is absolutely useless! I had dead plants that I acknowledged before I moved in an trying to get them replaced correctly did not happen! It was not a good experience that's for sure!

I closed over a month ago. No evidence of commitment for them to finish remaining items. No follow through. They don't care, especially once it closes. They claim the various vendors tried to get a hold of me, but if so, no messages or emails were left. Bad trim was replaced over 2 weeks ago and still no painter to repair the wall and paint the trim, on top of not completing items that were on the blue tape list a week before closing. Several different vendors need to come back and no update on when that will happen. It has been a poor process.

Use cheapest rarely used toilet flash system. I will have to hire a plumber outside to replace them. Garage and driveway not even.The alarm system is impossible to set up and after reading the manual. The builder next foot useds my electricity to build their new house and use my outdoor faucet to water their lawn.

We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.
