We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. They sell you a home, tell you the name of your project manager who is supposed to watch over your home, but no one communicates. Sub contractors have no authority over what they are given to work with. Whatever wood they are given they put it up even if it is not good wood. 31 studs had to be replaced. Painters paint over muddying errors. Project managers order things for your home build and other managers steal them. To me this is not good work ethics. The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. There were several (5) issues missed during inspection (breakers, electrical, A/C, insulation, and missing items). Very difficult to contact Pulte Warranty group to resolve issues and they were not responsive (didn't return calls, took days to address issues with vendors, etc.) during the process. Eventually my Warranty contact left Pulte and I was not notified. I've been living in my home for over a month and the issues have still not been completely addressed. Additionally, quality of build and components used has not been great in relation to price of the home.

The community is great. The final fit and finish quality of the homes leaves something to be desired. Many things will need to just be repaired or made right by the owner as Pulte is slow to respond.

Decent house for the cost but workmanship was average or below. Interior painting was terrible. The quality of paint and application was rough. Sloppy exterior work and cement stains were all over the pavers. Repeated calls to our construction supervisor were basically ignored or excuses were made with no action. From the beginning, our salesman was attentive, but after we paid in full he went silent with very little communication as to our concerns over details.

Amazing Neighborhood - Home Quality for Price Not So Much

Living in Sun City is amazing. Great people and neighbors. However, the quality of the workmanship and materials used in the home are sub par. We are 2 months past closing and move in date, and we still have open issues. Talking to our neighbors, our experience is common. You know how everyone has an airplane travel story, about delays or whatever. Everyone who has a new home in Sun City has an experience to share about problems with their home build.

Very poor workmanship on finishing work. Grout color is different throughout the house. Tile in Owner's bath is crooked and cracked. A cabinet in the kitchen is crooked. Front door and garage door not fully painted. Baseboards look like they are used. As of today, we have received "lip service" that everything will be fixed. The trades are scheduled to come May 24 & 25 to address these major issues. Time will tell if our home will be "a quality build."

My husband and I purchased a Pulte Del Webb lot in March 2022 and moved into the completed house in April 2023. Unfortunately no cable line had been installed. The project manager blamed AT&T and AT&T blamed Pulte. As of today ( six weeks after closing), THERE IS A CABLE LINE EXPOSED RUNNING ACROSS OUR DRIVEWAY THAT NEEDS TO BE BURIED. We have been in constant communication with AT&T to get this resolved. Seems like the project manager should have been the one to double-check this from the onset of the build. Our home was 3 months delayed from when the closing was initially scheduled. Overall, we are pleased with our home. There are several things that need repaired and completed. The process to get these things done is extremely slow. We’ve been trying for two months now and nothing has been done. Some of the finish work is questionable. You can tell that the sub-contractors are in a hurry and make lots of mistakes. I’ve counted over 50 drywall mistakes throughout our home. Many missed painting spots and paint on floors, cabinets, trim, etc. The baseboards have several installation issues as well.

When problems became more obvious after closing the response from the customer service group is non-existent. My front porch floods and has standing water on it for days after a rain or when trying to wash off dust. I first put in a ticket at the end of March and 3 times since then and still no response. My garage trim is pulling away from stucco and no response. I can now put my entire hand behind it. I am now hiring an inspector who supposedly has good luck getting Pulte to respond to his lists. My overall experience is good but I closed on my house March 10 and we still do not have window screens. The light switch in our hall closet was placed behind the door so when you open the door you cannot see or reach the light switch. You denied fixing this but when I appealed to said you would send someone to look at it. Thishasnot happened after weeks of waiting.

Long on Promises - Short on follow-through

On the surface, the homes look great. But I never thought one could miss 6 pages of specifications in the contract and get the kitchen wrong. They built the wrong island and missed several electrical upgrades. In their haste to correct the misses, they butchered the pavers in the driveway tracking out joint compound and other stuff that we're still waiting to be cleaned up - promised to be done prior to closing. The warranty folks in Las Vegas say that Pulte laid off all but one manager, so that's why three months after closing, we're still waiting for punchlist items to be corrected. Forget ...

We have gone through the experience of building a new home multiple times in our lives and I would put Pulte in the lower half. Lennar with whom we have had build two of our homes was much more streamlined. Follow up from them was about the same. I would say workmanship, quality from Lennar was superior to Pulte. Granted, a lot of the build of the Pulte home occurred before, during, and after a significant hurricane, but quality was less than desirable and it appears Pulte cut a lot of corners to help their bottom line. While the home seems to be well built, its has many things that need to be finished. Once the house is closed on, any outstanding issues the builder will take months to fix if they do. Seems as if they are hoping you forget about the items. I would not do this again.

Very bad experience in the design center and untrue promises made. Wilmington customer care very slow and difficult to deal with. Quality of some materials questionable. Although I love my house don’t know if I’d recommend.
