The build process was okay with the exception of faults and disappointment as the close approached. From finishes, plumbing, accents, there are the expected issues but many that should have absolutely been captured through the quality process.

We have only been in our new home for a month, but here is our impression thus far. There was considerable turnover during the build with our construction manager, our sales rep, and our customer care person. That made the experience quite frustrating. We finally had a great construction manager at the end of the process (Tim) who made the closing come together. There are a number of punch list fixes that need to get resolved and they are scheduled. We will await those to be completed before we give a complete review. We are thrilled to be in our home, but we will wait until all gets fixed ...

The Price you Pay

Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

Be careful of the sales office

There are a lot of questions that were not brought forward by the sales office when I bought into Dell Webb. Some Condos are right handed and left handed. That was not explained to me. I thought I was going into a right hand Condo and went into a left hand one and when I told the sales office that they told me basically to suck it up it's not an issue, you will get use to it. The second thing is the parking spot, I am in a spot where I can barely park in and it is a safety issue. I tried to change it after closing and again they said they can't do anything. Bill was very good at keeping us informed during the building process. Dean did an excellent job during the home tour and was very responsive to any issues. Seeing things now where Workmanship could have been better.

My experience is that the build took longer (told 6 months...it was 11 mo), that materials were not the quality I was led to believe they would be, design choices were limited, and builder response to complete or fix problems has not been satisfactory.

The seller was poorly trained and seemed inexperienced. We feel options available we not all explained adequately to us leading to disappointment about our Pulte experience right from the beginning. We moved from a smart home in an upscale neighborhood valued at less than what we paid for this one. Frankly this one is sub-standard compared to that one. The workmanship is rushed and shoddy in comparison. Initial construction manager was clueless. Unfortunately, the replacement construction manager, who was great (Nathan), came onto the job when it was 75% completed. Builder installed wrong kitchen and doors. Sliding doors (5) and about 6-8 windows need to be replaced due to scratches and broken seals. Took 4 weeks to replace flapper in Owners toilet. 70 pavers had oil stains and were replaced. DEFINITELY NOT A QUALITY CONSTRUCTION!!

Its too early to rate quality and value. Trustworthiness is low as our field manager disappeared and would not return calls or texts. Other neighbors have the same experience so that tells us that management instructs the FM's to ignore calls and therefore you get an F in responsiveness. We still do not have screens for the windows, some of the vegetation in front is already dying (not sure if its a sprinkler problem?)

Our second builder, Jason, came on late and has tried his best to rectify several critical issues. He is friendly and has worked admirably to try to help us be satisfied. In our opinion, he is a tremendous employee. Though the materials of our home are what we expected, the overall craftsmanship of our home has been pretty shoddy. That being said it is better than many of our neighbors. I looked about a year and there were so many communities to choose from in this area but, in the end I thought Del Webb Pulte would be the best option. I really was disappointed in the overall quality of the materials used to build and the workmanship building the home. I am looking forward to making friends and enjoying the community so hopefully things will work out.

At our first walk thru we encountered a myriad of problems stemming from unfinished and faulty work. Poor cleanliness made it difficult to evaluate cabinets and flooring. There were just too many problems to keep track of. We closed over 6 weeks ago und we still have open issues from the final walk thru punch list.

Pre-Closing inspections

We hired an independent home inspector who asked the builder when the house would be 100% complete so he could do the pre-closing inspection, When he arrived, multiple trades were working in the house so he couldn't complete his inspection, When we came for our closing day inspection, the house had not been cleaned, so we couldn't see everything. The builder was responsive to our findings afterward, but we shouldn't have closed before the inspection was complete,

After waiting for many months we moved into our new condo nearly two months ago. Since moving in we have had to have a number of minor repairs (door jam, carpet edge, shower door repair) and issues with our heating system. We had no heat over night on a cold evening. Despite contacting the Pulte during business hours and on the emergency number it took over twenty hours to get the repair to our heating system done. It wqs very disappointing that it took so long. There is nothing I do not like about the model\style and layout of our home. There was lack of communication and personal connection from the sales office rep and lack of making sure we were getting what we really wanted. We were lucky we didn't have any major issues, but every issue wether big or small should be treated the same and taken care of. As the builder moved our expected move-in date up 2 months, it appears in doing so the attention to detail and quality of materials/workmanship suffered significantly in their haste to complete our home. There were so many issues to be dealt with that I will not delineate them in this review. Our home kept being delayed from the date promised, then it was hurry up and get it finished, so that Pulte could close before year end. Therefore there were many mistakes which are still to be fixed, such as the front door was painted/stained wrong twice, numerous drywall and paint errors, paint on the floor, puddles in the yard, missing gutters, wavy siding, etc. The overall design is beautiful, but the execution and quality control is poor,
