Thank you for the opportunity to share. After 6 weeks in my house I detect small, but significant to me as I expected perfection, flaws I never could’ve seen in a 10 minute pre-close walk through - chunks of missing dry wall under the island too, missing paint in window seams, big bad gobs of glue around outside fixtures etc. I also had a stressful experience re: my master bath shower floor tile install. I chose a tile in the Design Ctr. in February 2024 and the tile I chose was not installed. After several weeks of back and forth communication in which I provided photos and documentation of my 2/2024 choice to Lauren, Al and Steve, I chose to accept the tile that was installed. Site manager should stay involved for at least 60 day after move in. Developer in too much of a hurry to pass you on the the warranty division adding communications issues along the way

The buying experience was mixed. There were definitely some great points, but unfortunately some not so great points as well. The salesperson, Aaron was great! However, the build quality left a little to be desired. This is our second home we built with this company within a year and half time. While the majority of the work is good, we were led to believe everything would be fixed before we moved in. That wasn't the case - we still have outstanding issues that haven't been resolved. I've been told they are working on them, but they are not fixed. We've had multiple issues addressed since we've moved in, that were not within the scope of things we identified before we moved in. I believe the builder to be a good one, but some of the subcontractors they hire, really don't do a good job. I would say, if you choose to have a home built by this builder, stay on top of them and use a home inspection company to help identify issues before you move in. ... More

Nice neighborhood basically nice home, but don’t miss anything on your final walkthrough which is only about an hour. Everything you missed is a challenge. Most of the things we miss should have been corrected by the construction manager who’s job is to ensure quality control.

nice house for the money they gave us a great deal,however there are some issues with the house and not getting a response from the service team.

I unfortunately feel that my new Del Webb home is not worth what I paid for it. I have found that all of the materials used, including the very expensive upgrades have not been worth the price. I only recently moved in so I am hoping that the community that was promised will make it worth it. But I am very disappointed in the quality of the materials and workmanship of my home. My advice to new buyers if you want to be in a Del Webb home is to not buy ANY of the offered upgrades. But the base home and out the upgrades in yourself after the fact.

Sales was wonderful - Design Center was great, however they are unaware the products that get ordered do not work with the home. Work was being completed as we were closing and beyond closing. Title company was fair at best and the warranty department is unresponsive in the sense of getting things done. Still working on major issues from day 1 and now we are at day 60. Recommended someone to purchase within the same community at the beginning of the process, but not sure I would do it again. Very disappointed more with the unresponsiveness and messy workmanship than with the product.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Soft close drawers are definitely not soft close ( paid for it) Told the construction manager but did not hear back from him) Response is very slow. I have just lived in this home for about less than 15 days. Wish it could be better. Why are The Whirlpool appliances in the homes all not the same when it is a standard chosen. Just a FYI a simple Griddle for the stove top is missing, and whirlpool refuses to send it me. I want to talk to someone . Please call me you should have my number. ... More

I love the community and what they are setting up. I think they do a great job in picking the location and setting up a beautiful community. I think they have trouble delivering on the promise though. They are building homes so fast, they lose quality control and it falls to the homeowner to have to check for every little detail.

Finishes were not to the quality I expected. Some of your vendors/ contractors were not very responsive to issues at all.

Starting with Pulte mortgage it was an aggravating, frustrating and wish we had done it different experience. The contractors hired to do the work have no pride in their work and there is no accountability or follow through when they don’t do good job. We feel like any old way is good enough. The house is out of square, walls are not plumb, one garage wall is longer than the other…..Along the same contractor issues we have had to constantly clean up trash from the new build next door. Trash includes water bottles, beer bottles, food wrappers, styrofoam, plastic bags from insulation, nails, Sheetrock, assorted wood pieces and energy drink cans. We have complained more than once about trash. The Pulte employees who are in this area every day allow this to continue happening. Some of the larger items of trash sat on the ground for almost 2 weeks and was ignored until we had to complain before it was cleaned up. Walk trough horrible both ways the didn’t fixed everything

No system in place to advise new owners of contraction Schelds within ear radar of alarming noise and the early time! I understand that lots must be built on, but lack of communication is stressful for me looking forwarded to moving into a relaxing, retirement area as advertised.

Project manager was excellent. Pulte sales team, quality , design center all mediocre at best.

I think Pulte did a fair job and missed a lot of easy opportunities to build a great home and engender goodwill with this customer. My perspective is likely skewed as my last new home purchase and build was 30 years ago, and for a much larger home at less than half the cost of this home. I don't feel the contractors hired by Pulte were striving for excellence in any way, shape, or form. I don't feel the Pulte construction manager had much experience and talked a good story but at the end of the day was not straightforward with the customer. In fact, I think he outright lied to me. For the price point these homes are thrown together and cheap. I'm not even convinced that they meet code. Especially hurricane or wind code requirements. Time and the first hurricane will tell the story. On the warranty side things are a little better but most of the warranty issues, in my opinion, were created by sloppy and shoddy workmanship, and the construction manager not understanding what was needed or asked for. ... Quality of workmanship is subpar! To get something fixed impossible takes forever!! If you measure each room including sunroom the measurements are smaller then what brochure says!!!! Bought property driveway was somewhat flat had walk thru now driveway is 45 degrees which is stupid especially since your selling to an older crowd. I would have had 2nd thoughts if I knew!!!!

I bought a yard of dead sod at closing. I was reassured the sod would be replaced by Pulte Hones. This has not happened and is unacceptable.

we well give review when every thing done driveway ,thankd no no patio done yet no sprikle system done no landscaping or have no idea when they well done new idea what the plan is

Huge disappointment with construction and delivery. Still open items from the initial walk through over 2 months ago. Home was embarrassingly filthy at delivery. Sales was spectacular but construction sucks!!!!

25 years ago Pulte was a quality builder. They offered a beautifully crafted home without the need for many upgrades because they were included. Current homes require around $100,00 in upgrades and still are not top quality. .. For example the cabinets they install are cheap .. no longer 1/2 inch solid wood but thin panels that crush easily. How do I know? One of our side panels had to be replaced so we could see first hand what they are made of. No fans or light fixtures are included in the main living area… no allowance so you have to pay an electrician to install after closing. No outlets in the master closet or pantry. Only wire shelving is offered. Some of ours had nail bolts that popped out of the wall when 8 oz of weight was set on the shelf. The shelves were not all level. Entry level appliances - dishwasher, range and microwave. Not what you would expect in a quality home that is priced over half a million dollars. Sadly from my experience- Lennar is now offering a better quality home than Pulte and it hurts me to say that. Pulte is making money. Just check their recent stock prices.. but sadly their reputation is going to suffer. The amenities, street lighting and sidewalks are great. There is plenty of open space and most of the homes to back up to ponds and or green space. The community seems to be laid out well. ... More

Two items were not done right, we noted them to Pulte 2 weeks before the closing and they were still not fixed at closing forcing all parties involved to figure out a resolution.

Interior decorator great during appointment but VERY unresponsive afterwards. She was done with us! Sales person generally good although took awhile for replies. First construction manager was outstanding! The second, that took us to house completion was very unresponsive and did not follow through. Landscaping quality disappointing. So far warranty department has been responsive, although it’s only been a month.

Great with sales, but the contractor and follow up was a bit difficult. Had lots of questions that were down played! Lots of cheep construction and issues that were done NOT in line with the plan, but because of laziness and really not professional Had bathroom that could not be used , had a dryer that could not be used ? Had a shower that flooded the bathroom and bedroom had a stove that was put in out of plum and original had plants placed down the middle of the yard ,, NOT a great experience
