Spent all morning for no show repairs or someone else’s fault? Multiple calls to schedule repairs then not a single issue resolved. Pics of repairs not even my house as I submitted. Sent wrong service people, no show on others. Stucco although scheduled won’t repair for a year.

Pick this builder base on my son recommendation of CEO. Second reason Disney proximity. But construction is shoddy with multiple issues wrong with dwelling. Still waiting on multiple repairs to be done. They’re backlog due to other homes needing repair so I’ve been told by warranty repair. DO IT RIGHT THE FIRST TIME!!!!!

Quality of workmanship was subpar. They just wanted to get the home built ASAP and then let the homeowner suffer the consequences of repairs. Very stressful

When doing the walk through , it appeared to be meaningless. Half of the appliances didn't work or were not hooked up properly. 1 toilet was clogged with rags and rocks like an adjacent neighbor. The rear wall contractors left debris

The Dell Webb resort style living is why we moved to this community. Coming from a high end DR Horton home the experience has been quite different. The walk through was several hours and appliances were run off and known to be working, as opposed to this walk through - being told they work fine when the dishwasher wasn't hooked up and flooded our floor and cabinet when we ran it off the first time. The hood Vent wasn't working either which turned out to be a bad breaker. I understand these things happen. Can you say production homes?!?! They tell you one thing and then do another. The workmanship for the most part is poor. Granted there are a few decent subs, but overall the whole process is bad. The supervisors are no more than Pulte yes people. They tell you what you want to hear, but don’t follow through with what needs to be done. Never again!! Worst decision ever!!

Roof Issues

We have had electrical issues. Half the inside of the home the electric went out. The electricians diagnosed the problem. The roof is leaking and shorting out the electric. We have a call into the roofer and they will not come out till Thursday. We discovered the roof leak on Friday. I have a bucket in my kitchen catching the water. Called Pulte warranty and they do not answer their phone. You need to leave a message. When they finally called us back they hung up on us twice. We are not having a great a great experience. Many of the items in the home were not luxury items. Low end appliances. The model showed what you could get but during the sale it was stated everything was already bought. You could not change unless you paid more. After moving in there were many details that needed to be repaired/replaced. One month later still waiting for repairs.

Construction manager was pushy to close, then no follow up on items found during walk through inspection. He made promise that items would be corrected, now he won’t return calls, text messages or emails. It’s been over a month since closing and still not moved in because of issues. We were pleased with house and buying process till after we closed.

My second and last Pulte Home, at least in Florida. Issues from the get go and still while residing in the home. Too many issues to list here. Major concern is level of construction knowledge, laying floor tile in the dark, major flooding due to loose plumbing fittings and on and on.

Builder is not responding to issues during construction . Buyer is rushed making selection on all the interior decisions . Selections are very limited and additional request are very expensive . All homes should have a choice of electric or gas cook tops

This is my third home in Sun City and this last home we had build was way below standard . I wish I could show the interior to a top executive from the Pulte Homes ! Believe me it would make him cry to spend $ 500.000.00 for this property .

Love the community, amenities are very nice the people within the community are awesome! People are friendly & very helpful. The quality of the houses are not so great! They put up so many at one time that they are sacrificing the quality as they build each house and cut corners. Very expensive for the quality.

Home is poorly built. Appears to have used particle board for door frames/molding. Paint job is sloppy and looks like one coat. Bought premium lot with pond and supposedly waterfall which has not worked in over 2 months and no one seems to know why it’s not working!! Have received high energy/gas and electric bills and have only slept in house one night, never used stove and leave temperature on 68 degrees at all times- where is the energy efficiency??

We felt rushed thru walk thru, we are having to completely redo baseboards as they did not wipe down before painting!! We invested in nicer taller baseboards with pulte, they were completely trashed!! The glass doors going into office are completely scratched on both doors, glass completely scratched!! We were promised a quality home "the Del Webb difference" and we did not get it. The bones of the house are hopefully quality but the finished product was crap. We had to touch up every wall, many cabinet faces need replacement, no screens on our windows for many months and still waiting. Every appliance has needed repair or replace and some not done yet. there has not been a single area where we didn't need some kind of repair. The purchasing and planning was very good, Lisa, our sales person was very helpful and responded to any questions we had in a very timely manner. Our design team was also great and helpful with our decision making and putting our home together. The building on the other hand was very frustrating. Our home sat very long periods of time with nothing being done only to have many issues upon completion that we have addressed ourselves. Be prepared. Keep up with everything as you go. Hire external inspector. There is no checking by builder. Remember they are not a custom builder and the workmanship reflects that fact.

Really enjoyed our sales person. She was responsive and educated on the homes and neighborhood. Was extremely disappointed in the final product on so many levels - too many to write out here. Main issues - craftsmanship just so shoddy I would be embarrassed to present this to an owner as clean and new.

Way too many issues with the work that was done. I think the time it takes to get things fixed is apart of their overall plan. Put your life on hold waiting for things to get fixed hoping you will fix them yourself. There seems to be no priority to make things right. Their preferred pool provider is as bad a Pulte homes with excuses for everything. The pool was dug in October and we still just have hole in the ground with plumbing and electrical complete. This is our third Pulte home and has been the worst experience.

Terrible workmanship in the house. Gouges in the molding around windows and doors, paint splatters on the floor, gouges in the flooring, terrible paint job, no pride in workmanship.

Be careful and get involved. Trust but verify. Not all supervisors are the same and some don’t supervise until after something happens. Some talk good, but when it comes to delivery well it is another story. Sales need to listen to the customer.

Buyers beware about customer service after closing, I am still waiting for my cracked in owner suit bathroom mirror that need it to be replaced since March 3,2021 till today, May 25 it has been one very frustrated dealing. Many calls with no returned call from them. No Show couple of times and yet no one seems to care about it, you have no recourse and no one helping you to solve it including my field manager ignore my called, the RESPONSIVENESS TO ISSUES is NONE EXISTENCE
