When we closed on our house they hadn’t even completed painting the exterior. Our patio and lanai where pitched so when it rained, water was settling and pooling near our foundation. The concrete had to be replaced. Some of my floor boards had water damage, all of my kitchen cabinets are defective, the glass in my shower is defective and the workmanship of the granite installer was unacceptable. It is 6 weeks later and the only thing addressed so far is the concrete, which they had to take up and redo a second time. There is damage to my fence,and new sod has to be laid. Well the day AFTER we closed, thieves broke into our home and stole our new refrigerator, cut the water line, flooded the home, stole all of my husbands tools. Thank goodness we had not moved our furniture into our home. Our project mgr, Frank, was life saving. He jumped in to help asap. I have the highest respected and admiration for this gentleman. On the other hand, even tho I don’t hold Pulte responsible, i do hold them accountable. Their reaction was one of complacency…and there have been other robberies in our Del Webb division. I worked with three builders and they were all excellent. The vendors you use are horrible. My home was very dirty when I moved in. Caulking not complete, stained and scratched floors, cupboards don’t close properly. Scratched granite countertops, etc.

I am very disappointed with my experience with Pulte. They do not stand behind their word and do not respond to your customer care complaints. There is no pride in the workmanship and no integrity for the customer.

Half a Million double wide

Hard to believe what a half a million buys you in Del Webb. Pulte workmanship and materials is shoddy. Kitchen cabinets append a strip of wood on cabinet doors to fill gaps. Tile lots from Arizona Tile have large color discrepancies. Microwave is so bottom of the row it won’t pop bags of popcorn and takes longer to heat everything. Vent in laundry doesn’t draw. And who would build a laundry room without a 220 outlet!!?! Paint is nothing more than a primer. Vinyl windows allows sand to blow in. Could go on but you get the idea of value.

I don’t know where to start. From beginning to end even a novice could see multiple issues. No consistency in stud spacing, walls are not secure and can be visibly seen shaking when doors are shut, uneven walls, paint appears to be cut with water, concrete floor covered in scraps and dirt and floor placed over t and walls painted with dirt on them, issues raised with manager and very little correction generally too late, have pics of dirty shoe prints on countertops, even small options like moving an electric socket denied as not one of our options, items on pre close punch list still not ...

We moved in June 1st. As of today, we do not have a working doorbell, no toilet paper or towel bar holders in either bathrooms, floor tile and shower tile grout is sloppy (the former foreman has green tape on them), and the list goes on and on. It took 2 months to get running hot water and 6 weeks to figure out the pipe to the dishwasher was blocked. Paint was not cleaned up and most of the floors have paint splotches. The moment we opened the door for the first time there were so many issues. First of all the house was so dirty, workmanship was poor, finishes were not complete, etc.. Even after doing a walk thru, the follow-up has been no follow-up. Texts and phone calls are not returned.

I feel the overall experience was underwhelming. Very dissappointed in materials and quality of work. It seems that Pulte is not interested in building a quality home. The amount if stucco is half the amount that was homes they built previously. Quality if cabinets are horrible and the paint they used is very cheap. They told us that everything found on the walk through would be fixed by the time they turned over the keys. They had only fixed a small percentage.

Buyer beware. Rushed into closing before house was ready. Taking forever to get issues addressed. Construction pushes off issues to warranty. Warranty team overloaded and unresponsive to certain problems.

It’s been a frustrating build. There is no communication, no accountability and several issues that should have been addressed before closing. Of course they tell you they will be addressed but they aren’t. Sloppy workmanship of all trades. No one takes pride in their work.

Considering it's a new house why do so many things need fixing. I was promised things would be fixed before move-in. That didn't happen. Frustrating House was not cleaned after construction was finished. Dead grass was installed,didn't recover.I would not buy here had I known.

The subcontractors used to do the floors, windows, painting, grouting, cabinetry and final cleaning were all substandard. They had no attention to detail and were clearly rushed. There are a lot of quality issues that we now have to spend our time on to get repaired and nothing is fixed completely the first time. We are so disgusted with the lack of quality that we would never have bought this place if we knew how the house would’ve turned out. This builder is not living up to their reputation as a premier home builder. Overall quality is not there and certainly not what we expected. Rush to close with promises for everything to be done and good, but once you sign all care and concern seem to be gone and disappeared. Did not meet our expectations and we are very disappointed and concerned. Ever heard of a " Pig in a Poke" ??

Disappointed in Kimblewick with Del Webb

We were VERY disappointed in our experience with Del Webb. The build process was very slow and many instances where rework was required for poor workmanship. Significant delays at various stages where our house would go weeks without any work being done. Both the interior and exterior paint jobs were bad and I am in the process of repainting every room in the house. I'm still removing paint specks and splatters off of our new flooring. Sloppy work. Most of our neighbors have had similar experiences with their homes in Kimblewick.

Very poor quality materials. They do not pay any attention to detail in their homes. I have screws missing from my hinges, light bulbs missing from my outdoor fixtures, noises and rattles in fans. Cabinet doors are banging into cabinets because of poor design or wrong types of hinges being used. I researched the hinges and they are made in China with very low quality.and nobody carry parts for the. Irrigation system sprinkler heads are so spread it it does not cover the whole yard. - over 3 months delay to close after estimated date pushed back numerous times - despite delay still closed with many unfinished items (approx 20 item punch list) - 2 months after closing only one item completed, still must keep after builder - promises do not equal performance - materials and workmanship far below expectation, as if it were a rush job rather than more than a year long process - per sq ft price does not match the quality and upgrades are overpriced

There was a major difference between expectations and delivery. During construction we had 4 different Construction Managers: never even met #2 or #3. Our existing home was put on the market when promised an early May closing date. Our Del Webb closing date continued to be pushed out. The 3rd closing date was postponed because our house failed to earn the Certificate of Occupancy. The day we actually closed there were 20 items on my list of corrections that needed to be made but our Construction Manager told me he couldn’t list all of them because Pulte would not want to see so many ...

Won't bore you with every gripe I have with them, just some highlights. Discovered a survey marker in the weeds beyond what I thought was the end of our yard. It appears that they never finished the entire lot, which not only included weeds, but a large, dead tree. They stupidly decided to sod and seed our yard BEFORE installing the irrigation system. When finally installing irrigation they tore up the new sod in the front yard and basically destroyed the seeded portions. Unfortunately, our build experience was not a good one. We remained optimistic to the end and even after closing, remain stuck with a lot of issues that were promised to be addressed months ago. We feel that subcontractors have no consistency and little experience and just slap the work together. The fixes aren't much better. As for the foreman, they are overworked and make many promises that they can't keep. They seem just as frustrated by having to take care of bad contractor work. Do not close until the house is complete and all construction issues have been corrected. I closed 45 days ago and nothing has been done to correct the sloppy issues I.e. broken window, flooring damaged by construction workers, siding not finished, incomplete trim work, incomplete interior and exterior paint, correct appliances, carpeting installation issues. These are not a complete list.
