Don’t trust them to fix things that go wrong even one day after the close, hire someone to give you an expert opinion prior to close. They are great at giving you the run around.

I had high hopes for our beautiful new - and very expensive- home. Our construction mgr was the only reason we went through with the home build- Clinton was awesome. We had horrible experiences of being lied to and the quality of their product is horrible. Def not what we expected

Lesser quality than expected also much less follow up.

Great salesperson up front. Overall quality of work and materials including appliances after that have been disappointing..

Sloppy workmanship. Disappointed in the quality of work that has been done. And a lack of attention given to repairs.

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

We cannot believe how bad the quality of the work is in our house. (Kitchen has 3 lights over our island, not centered over island and no electricity) tile floors has bubbles in them. Our customer service person ( Brittney) has all this information and when I reach out about when we can expect someone to fix these problems I get no answer to my email and when I call3 times) get voice mail and no returned call. I can’t believe Del Webb has their name connected to this kind of quality in our home. And all our neighbors have the same problem .

The house is built fairly well. However, the attention given to the finishing details is poor. Our punch list is very long and after 2 months our house is still littered with blue tape showing the defects yet to be corrected. Upgrades, although costly are about medium grade .

Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

After signing the contract and giving down payment to Del Webb there was very little communication from them. Now that we are closed and moved in it isn’t any better. We have been in the house for almost 6 weeks and haven’t been able to get anything done yet going through our warranty person for a leaking roof. We have some other warranty issues that have not been addressed yet either.

Our sales person was good to work with, knowledgeable and detailed. Construction of the home was slow, it took just over 1 year to complete. Our construction Superintendent was attentive during the build, however, Anthony has become non existent post build. The same can be said for his manager Ron. Text and emails are not answered, very unprofessional! At the suggestion of other residents of our community, we had our home professionally inspected within 30 days of moving in. To my slight surprise there are numerous defects including roof, hvac and windows/patio door. Build quality is definitely not what I consider workmanlike across the trades who built our home. In defense of Pulte, this is a sign of the times we all live in since Covid arrived. Not enough workers which results in unskilled labor working in a “ hurry up” get the job done situation. This is just my opinion of course. In our case the home has too many repair needs and should have been inspected pre-closing, and defective issues corrected. My hope is that Pulte’s warranty division is better than the build division. I do not consider myself a “whiner”, I just call em like I see em. ... More

We had a great sales representative and that’s about it for the good. It only upsets us greatly to rehash how awful the construction of our home is. Most expensive house we have ever built and the worst from a construction standpoint! I don’t believe anything is square in our house. Our center island is crooked and it’s the focal point of the kitchen. Our own painters were here for 2 weeks straight fixing all the baseboards caulk and walls before they could paint! It was shameful. Our painter literally told one of the construction managers “ you guys are hacks.” because he was so appalled at the incredibly shoddy workmanship! Our house was constantly a nasty mess through the entire build process. We have built 3 other homes and we have never seen the kind of filth and debris that was in this house. Our other builders always kept a neat job site and cleaned up and swept up. They’re piles of debris everywhere in this house! I shudder to think what is underneath our carpet because they never swept anything up. We are not happy at all with the construction of our house. Your builders are machines and they could care less about quality! We have lived in really well built beautiful homes so we know what they should look like. Not worth the price at all!! Your selections and upgrades were absolutely outrageous!!! All of our entry doors have to be replaced due to all the dents. Your workers are super careless! Disappointed with the time it took from contract signing to closing.

Every appliance had a problem except for the microwave! Windows leak air and condensation.

First Dy in the hose th breaker box trips. I reset it and two seonds later it trips again/ Ridiclos! New hose and this happens. Took too long to receive a response from builder, I hired a building inspector because I cannot trust this builder. The inspector found several issues with construction of home. I have submitted report to builder. Let's see how long it takes for them to fix issues. Ii am not holding my breath. If I did I would be dead. Builder is more concerned over quantity of homes built in shortest time instead of quality and does not take pride in homes already constructed. in the quality of homes built ... More

In general, Pulte builds a good product. The finish work and warranty is horrible. I have purchased 2 properties from Pulte (primary (2020)& investment(2022). I am having issues with my one year warranty on my primary residence. February 2023 will be two years since I closed. I purchased a second investment home in November 2022. It was not finished at closing in November. I was assured things would be finished by mid December 2022. I left a 53 item punch list on December 1, 2022 and the repairs are not finished. (it’s Jan 11, 2023)

One of the most disappointing aspects of the finished product was the painting, inside and out. A lot of places were missed and the drip spots were not cleaned up.

Quality of workmanship is poor. Quality of faucets, towel bars, toilets and sinks is poor. I recommend Hans Groehe and Toto manufacturers.

It wasn't a smooth process especially after we moved in. I would 2nd guess this decision

Pulte cannot be trusted to construct a solid home at DelWebb grand dunes. We have had nothing but problems since moving in. Although there was a tension given in the first 30 days it has fallen off significantly after that. The quality of workmanship is terrible. Not one door was painted properly; neither the top nor bottoms of the doors were sanded and painted and there were many doors in need of a complete re-painting. The wall paintings were never cut in at the top or bottom moldings. There were pieces missed and whole walls need to be re-painted. The kitchen counter at the breakfast bar and the island needed a complete replacement as did a lot of grout work which is still not satisfactory. It doesn’t appear that there is one square wall in the entire house and studs are placed at 20 inches apart and not the standard 16 inches and although they say this is to code it is also to cut down on construction costs. We are grossly unhappy after having paid 1,000,000+ dollars to live there. And I haven’t even mentioned the landscaping. There are so many weeds growing between the slabs of grass that it’s embarrassing that this is their quality of workmanship. I have not met one homeowner who doesn’t complain about the construction quality of their home. There is a serious problem with Pulte management. I tried to call the vice president of operations for construction and never returned my email or phone call. This is unconscionable. ... More

The carftmenship on this home is terrible. the builder went as cheap as is could and stay in codei

The gas pipe is out to far to put my stove into place needed to find a handyman to fix that and our outdoor hose spicket at our cost very shady. We have already closed and no one can help us from Pulte

We bought this home because we were told they use high quality materials and oversee the craftsmanship and the quality in your home would be superior! Our home is not even close we were so disappointed with all the flaws the materials that they used items they did not finish a build out at this cost should be high quality. We feel that we got half of what expected in a quality home this house will probably go up for sale soon we are that disappointed.

For the price of our Del Webb home I expected a much better outcome. Our sales person & final construction manager we’re TERRIFIC, but the workmanship was HORRIBLE! I will be filling MANY imperfections, sanding, painting & fixing many outstanding issues myself.

Quality control seemed to be non-existent. Numerous issues discovered before closing, still not addresses. Still finding quality issues on a daily basis. This is mediocre track home quality at a price point that approaches a semi-custom home. 48 days past close, no resolution on 15k pro range installation issues. Two other repairs resulted in further damage. (Countertop damaged by tooling, floor grout stained after bogus attempt to “paint” island cabinet skins that don’t match. Countertop repaired, but grout stains remain and cabinets still don’t match) Seeing these stains drives me nuts multiple times per day.
