We were able to select from a variety of homes, sites, and floor plans. However the completion/closing was delayed 3 weeks and the bldg, supervisor told us 1 hour before closing appt he would "personally" stay to complete the 6 minor items still outstanding on the walk through, It is now 45 days later, he has emailed 5 times that be would be over to finish up and has never shown up. This has been a big spoiler to our experience with Pulte, and having checked with many new neighbors this has been their experience as well.

I would recommend not closing until walkthrough issues are taken care of.

I have purchased four (4) new homes in my lifetime. Each has been a train wreck in its own way, mostly due to the lack of integrity of the builder and their subcontractors. Unfortunately things haven't changed much over the years. That's why when you do a search on Pulte you get mostly self-generated hype on how great they are, and stories from around the country on all the developments that have been forced to sue them due to their incompetence and arrogance. I take no joy in posting this. Just presenting honest assessment of my experience.

We knew post pandemic that building a new home in Arizona was going to be a challenge. It was worse than anticipated. We decided to take a chance and pay the inflated price for the house and the “upgrades”. A 9 month build turned into 15 months. The quality during the build was average, too many things to list. The finish quality is average at best, poor drywall, texture and very poor interior and exterior paint.

Interior doors, handles, windows, bath & kitchen fixtures, interior paint for a base plan are lowest quality and would predict would have to replaced after warranty. You are not really given options to choose interior paint beside color. The stage management system is frustrating. There should be a point person from start of build until the first year after closing. At each stage it seemed the home buyer was starting over.

When doing a review of Del Webb you must also include Pulte Builders as they build the homes in Bayview. My overall rating is 3 stars. My wife and I have moved 18 times and usually buy new homes. The duo of these two companies probably ranks below average of the homes we have had built. We have been in our home 2 months and are still waiting on a list of items to long to include here to be completed. I realize covid and reduced manpower have caused some of this problem but to be honest Bryan our construction manager probably was our main problem. He promised things to be done at a certain time and probably missed the timeline in over 50% of the time. We were never told we would have to pay for a reclaimed water on our utility bill for irrigation when we signed our contract or when we closed. The HOA fee went up $60 a month just as we closed but we still have to pay for this reclaimed water irrigation bill every month. This is the first HOA I have ever been charged for irrigation. Simply ridiculous ! To some it up I would recommend DelWebb and Pulte but suggest you ask a lot of questions and make sure your construction manager has a good resume. The people at Pulte have far too many homes to handle per each manager. I am sure this review will never be shown to the general public but if it is please be VERY careful when deciding about not only the developer but more importantly the builder. ... More

Was not the enjoyable process we hoped for.

We have a nice house. However, there are still unresolved punch list items 7 weeks later. The process was nothing like it was communicated to us. Disregard the nice friendly sales literature. Communication was poor. The inspections never happened, the design meeting was poorly run and although we agreed to and expected certain items (and upgrades);the builder just changed some products without our consent or agreement. We should never have closed when we did. We felt pressured to give the construction site manager a good grade. We never did have a “celebration” walkthrough. The home was very dirty upon moving in! And we were told it was a construction clean, your cleaning crews need a lot of help! Also not very good at getting back to handle issue.

You have to check on house on a regular basis to make sure it was correct.Some of the subs were poor no supervision put up houses to fast just worrying about getting there money on the closing

My review is mixed. My hopes were met with disappointment on many levels. Working with Tracy G at the sales center was everything I could ask for…10 stars! I financed with Pulte and that was an unending nightmare unfortunately. I have perfect credit, income, no debt, a huge down payment and documentation for everything yet had it not been for VP of processing Nick H. stepping in after 90+ days of torture, my loan would never have gotten done. He gets 10 stars and his team of processors and underwriters get 0. The level of workmanship and finishing on my new home is below expectations. Pulte cuts a lot of corners to save a few cents and the results become apparent upon move in. Jason S, my construction manager was my angel (50 stars for Jason). After I moved in and showed him the things I discovered he addressed the issues quickly and for that I am grateful. If you buy a Pulte home, my suggestions are 1) Don’t finance with Pulte unless you want your brain to explode 2). Hire an inspector to check EVERYTHING for your final walk through before you sign off. ... More

It’s a nice house but several things unfinished. I think the development went up too quickly. For example my dishwasher has screws missing. Before I moved in we blue taped things needed to be fix. Blue tape still in my laundry room. Flooring doesn’t come to trim in corner. One of light bulb was missing in guest bathroom. Should have checklist to review before a person moves in.

5 day walk through with construction mgr prior to closing was a joke. We pointed out several things to be corrected that were not by time we closed. This is a big waste of time let alone $ having to spend in hotel til we closed. 6 weeks later still waiting for some of the things to be done. Different tradesmen were no shows more than once, Frustrating . It was a challenge with some not speaking English when coming to make repairs. This is not my first new build . My experience with Pulte And the overall home was disappointing. Already thinking the entire inside needs to be repainted . Although Sherman williams paint, the paint seems very low grade. The carpets are horrible and other thing considering changing. I’m in a new home , I love the layout and community, however, don’t know if I would buy another Pulte home. ... More

Not happy right now at all

Many personnel changes during process. Hard to get a response or attention to problems.

We like our home very much even with the problems we encountered and the lacking attention to detail. We had numerous delays which pushed our closing back and caused many necessary changes to our timeline. When we did finally close, the home was less than clean and the painting, both exterior and interior, was terrible. I have been spending time repainting, cleaning paint off hinges, grout off tile floors,patching wall divots, and just general deep cleaning. Getting items fixed has been slow and sometimes fixed items need to be refixed. All in all, we love our community and are enjoying our home but the attention to detail was certainly lacking and not up to the standard of our previous Minto home. ... More

They sell you a home, tell you the name of your project manager who is supposed to watch over your home, but no one communicates. Sub contractors have no authority over what they are given to work with. Whatever wood they are given they put it up even if it is not good wood. 31 studs had to be replaced. Painters paint over muddying errors. Project managers order things for your home build and other managers steal them. To me this is not good work ethics. I closed April 5 and as of May 24, I still do not have any grass and no prospect or communication about it. Once you have closing and they have their money they pass you off to a customer care person who is an hour away and can’t seem to be reached. I recommend you get your own inspector before the 11th month so you have proof of needed repairs to be finished before your warranty expires. ... More

interior of home poorly done for price. Came from a Dell Webb built home which was great compared to this. A lot of work was required after moving in and seeing what problems were there with this house.

The only reason we used Pulte was they were the only builder for the 55+ active community. This is the second house we have built in 4 years and we were very disappointed in Pulte

Garden series home are poorly constructed. Get an independent inspector for every step. If you buy an inventory/spec home get an inspector. Have them send a camera down the sewer line. This is my second home in this area and both had broken or clogged sewer lines; many of my neighbors had the same problem. Landscape is not warrantied because the company doesn’t do it right so the yard is difficult to walk in which is dangerous for the older homeowners. They are planting two trees in tiny front yards that will be huge when they mature and that goes against the foundation paperwork you receive from Pulte. Expect the entry to your new home like the sidewalk, porches and driveway to be cracked, discolored, have globs on it and have holes. However, all this said there is no other age restricted community near or in San Antonio, so we all just live with it and have lots of repairs. ... More

There were several (5) issues missed during inspection (breakers, electrical, A/C, insulation, and missing items). Very difficult to contact Pulte Warranty group to resolve issues and they were not responsive (didn't return calls, took days to address issues with vendors, etc.) during the process. Eventually my Warranty contact left Pulte and I was not notified. I've been living in my home for over a month and the issues have still not been completely addressed. Additionally, quality of build and components used has not been great in relation to price of the home.

The community is great. The final fit and finish quality of the homes leaves something to be desired. Many things will need to just be repaired or made right by the owner as Pulte is slow to respond.

Decent house for the cost but workmanship was average or below. Interior painting was terrible. The quality of paint and application was rough. Sloppy exterior work and cement stains were all over the pavers. Repeated calls to our construction supervisor were basically ignored or excuses were made with no action. From the beginning, our salesman was attentive, but after we paid in full he went silent with very little communication as to our concerns over details.

Too many numerous disappointments to list

Living in Sun City is amazing. Great people and neighbors. However, the quality of the workmanship and materials used in the home are sub par. We are 2 months past closing and move in date, and we still have open issues. Talking to our neighbors, our experience is common. You know how everyone has an airplane travel story, about delays or whatever. Everyone who has a new home in Sun City has an experience to share about problems with their home build.
