Sales agent was super. Building site supervisor was responsive. But there were about two dozen issues regarding poor workmanship or carelessness of builders. Fortunately, customer care response to outstanding issues has been great. Builder did promote its mortgage company, which pushed unacceptable terms; we were able to find much better terms easily. Title & closing was a grease fire--completely disorganized. The front gate system is terrible half the time people can’t get in and then some days there own all day . They are unnamed a lot . The management company is a bit irresponsible and too far away with only a email not a phone number . If there was a true emergency it would be a disaster . Need more resposible people at front gate .

The workmanship has a lot to be desired. I think the building of the house was rushed and the attention to detail was lacking. We had numerous problems with the house. The response to the problems was excellent and our project manager was on top of everything.

The materials used are of mediocre quality. The design is sub-par for livability in the Martin Rey unit.

Our building construction manager was very responsive however he took time off during birth of his son and during that time, response was less than acceptable. He is back and I assume we will be getting the same response to our punchlist items as expected

Poor quality of backyard landscaping. I paid extra for backyard landscaping. Plants are very small and the 2 trees appear to be dead when planted. landscaping very disappointing. However, the dwelling construction is good.

The contractor site managers and other personnel have been knowledgeable, polite and considerate. I have had minor problems with the dwelling but so far these issues have been resolved except for items deleted or on backorder. I purchased the backyard landscaping from contractor. I am disappointed with the results and would not recommend this option purchase. However, homeowners who are installing their own backyards and pools lack consideration of the near neighbors. Overall my experience has been marginally positive.

Be aware that the builder does not work well with lenders or customers when it comes to scheduling the closing.

I think they build a good solid foundation, but the finishing details are far from decent. Painting, trim work, landscaping should be better for the price you pay. No changes are allowed to be made.

Generally speaking, my home is well-built structurally. The quality of the finish work (flooring, trim, paint) however, is fair at best. Pulte was definitely more interested in getting the house finished quickly versus finishing it well. Our home took almost twice as long to build as originally told, but that was fine as that seems pretty typical in the Las Vegas market, and we weren't in any hurry. The home is very well built, but right when we did our home designing (after contract was signed) we were told we could ONLY paint the inside FLAT WHITE due to supply issues (no other builders seem to have this restriction). Once our house was eventually complete, we had to wait about 2 months for the wall microwave/oven combo to arrive (more supply issues apparently). the Pulte Mortgage underwriting was TERRiBLE!

The whole experience of taking out a mortgage for 1/2 the cost of the property was absolutely terrible. It took me 3 days too pay cash for the house but they couldn't figure out in 4 months if I could afford the mortgage payment. If you have a business, investment properties etc. don't waste you time with Pulte!

You could have been a lot better with very little effort

Workmanship was good considering. Materials used (wood) was very poor. Luckily I had a good foreman. Extremely disappointed in the landscaping. Lawn need to be graded and it wasn’t. We have nothing but a very bumpy lawn that has numerous low dots where water gathers. It’s been 6 weeks and there are spots that never dry. Very disappointed in the way ithe grad was laid (thrown) down.

Responsive team, numerous items need fixing.

The location is beautiful and peaceful. During the construction process the field project manager kept us updated and informed. Since moving in the list of things that need to be fixed is long. Here are several examples: cracked tiles in master shower, gaps between exterior columns and siding, a screen door that falls off track, roof nails not attached. At last count there are work orders for 8 contractors to return and fix their work. I have given a few examples. The customer care manager has been responsive and communicates as the issues get fixed, but the list is too long for a new house.

Disappointed in the quality of the workmanship compared to other Pulte homes. Cracked concrete, inside doors that are not leveled / can't be closed and which were fixed by bending door hinges. Kitchen cabinets that needed touching up. Door seals that needed to be replaced since they were short of the door width. Misaligned garage door, Paint droplets on tile floor. We had 4 windows glass panes replaced. Not sure whether the work was rushed to meet closing date.

Experience buying a new Del Webb home

We had a truly awful experience. Too much to detail here. Interior work in house was deplorable; we refused to close and then got taken seriously. House was finally fixed up reasonably well after complaints to Del Webb corporate management. Had five closing dates over a 10-week period; finally closed on the fifth one. Were lied to over and over and had endless aggravation. Kudos to the crew that fixed up all the problems so we could close.

We have built a number of houses and this was the worst experience so far. The salesperson Karen was excellent—professional and extremely helpful however she had to work with corporate policies. Overall in the end we are satisfied with our home but the overall experience was a nightmare. I absolutely would not ever consider using Pulte mortgage. Use anyone else—very inefficient and problematic. We had recently financed a property with another mortgage company with no issues but with Pulte they continually dropped the ball.
