Lack of communication

There is a severe lack of communication between the construction team and the team that schedules walk thru and closing appointments. Do NOT give up your current residence until you have the keys for your new home in your possession. Having a final walk thru scheduled when there is no flooring, no plumbing fixtures, no appliances, no toilets/showers as a start and your closing as I knew at that time was in 3 days! There were still more "rescheduled" closings after that as well.

Way too many excuses as to why they couldn’t meet their commitments. Yes, we were well aware of the staffing and building materials shortages. Took way too long to get someone out to fix things.

Lack of commitment to fix issues before closing

For the price of a Pulte home, and the current building quality does not match the price. The poor tiling, painting, and installation workmanship is not acceptable. The missing kitchen parts, appliances, incorrect tiling, etc that was not fixed before we were forced to close at year end does not reflect a superior builder. The current open items that do do have closure dates is totally unacceptable.

Communication was weekly and then bi-weekly - totally acceptable. However , 30-45 days from completion - every single communication always stated the expected closing date, even when set will change and not to rely on. Totally not helpful.

Be aware of base pricing increases when in the discussion phase prior to signing. Base price increases were almost weekly and sales dept was surprised and not able to hold. Even the posted brochure, w/ pricing, in the model became outdated. Know that the home pricing Excludes the land. Land- we had to blind bid for top 3 of 5 lots in a lottery. Totally insane even with current housing environment. Lastly, what builder does not include gutters in the base price? $3.500 upgrade.

I feel the quality and attention to details was lacking. Once I did the walk through I could see poor painting and floor work. Also three of the drawers wouldn't roll out smoothly or at all. Meaning they installed them knowing this and then walked away from the job. Leaving me to deal with getting it using the warranty.

Models vs options were not clear. Ex - all other townhouse models have shelf under stove top in cabinet. Milan does not. Model has chefs kitchen so there is no way to know there is no shelf - just an empty box. Deceiving!!!

Pulte builds these homes as quickly as possible. They use multiple contractors with little supervision. The Pulte Representative is responsible for overseeing every element for approximately 30+ homes. An impossible task. In my case, the wrong fireplace was installed, the wrong countertops were installed, light fixtures in the wrong place, damaged dishwasher installed (and installed improperly), trim kit left off of oven, 200+ items on walk through punch list...

I am pleased with the quality of the workmanship that went into my home. There were some issues that stalled the closing of my property, which had me in tears. I felt that I was literally interrogated by one of your sales personal. Thankfully there was an understanding Pulte employee who guided me through working out a solution to complete the sale in a timely fashion. I would not want to go through that agonizing period again and should never had to.

Noticed several issues as soon as we moved in. The toilet bowl leaked, trim was missing from under dishwasher, peep hole improperly installed, hole in ceiling next to a vent, light fell out of ceiling and is hanging by the wires and our doorbell improperly wired. Our sprinkler system has not worked for almost 2 months. Numerous calls and several attempts later and they are still not working. I find this development to be average. I am concerned about the quality work of my home over the years ahead. My project manager has been excellent but I am not satisfied with the HOA management and it's concern for the homeowners. My home has had issues with potential new development and burning in adjacent land behind my home. I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. However, I haven't spoken to one new homeowner yet that hasn't said the same thing. The person handling our closing walk thru was very responsive and ask for 5 stars. A few weeks later we asked for a follow up several times and he never responded. A month later and no follow up to our call. Seems like once he got our 5 star rating, he wasn’t interested in helping us anymore.

Materials and some trades are second rate at best. The people I sold my old home to git a much better home than I did. Del Webb Nocatee is a second rate community.

There is QUALITY CONTROL in place during the building process. Builders are rude and do not explain nor justify delays in the construction process. Homeowners have the right to ask questions and not being reprimanded by the builders. It’s necessary to get a Quality Control System in place that homeowners can use or talk to instead of mean and disrespectful builders. Most of the customer facing staff did a good job especially Lauren, Daniel, Randy, Bryson and Elena. The staff behind the scenes, the decision makers, could care less about the homeowner. Pulte policies and decisions are all about maximizing profits as opposed to creating a quality product and satisfied customers.

Be prepared to spend another $50,000 over what the list price is of your home. The upgrades are ridiculously overpriced, and they do not allow for even the smallest of changes to the plan. You have no say on what landscaping is put in, so you have to tear it out and start over. They are very slow in fixing the things that were not installed correctly to begin with. The new home is great but Pulte as a company sucks big time.

A Very Frustrating Home Buying Experience

There were issues before closing that were not resolved and closing was delayed causing my belongings to be moved again into storage. The quality of workmanship was poor - paint on the floor and on the windows, exterior and interior doors out of line, sloppy paint job. The construction manager tried his best to resolve all the issues but with his other workload, it was overwhelming. It has been more than a month since closing and all issues are still not resolved.
