I find this development to be average. I am concerned about the quality work of my home over the years ahead. My project manager has been excellent but I am not satisfied with the HOA management and it's concern for the homeowners. My home has had issues with potential new development and burning in adjacent land behind my home. I feel very insecure about maintaining my homes value as Pulte does not feel it's important to address neighboring developers who could hinder our homes value, fire risk, or the price we paid for our lots. I loved the model home with all the beautiful lighting, and upgrades, however, none of the upgrades shown are even remotely available to the buyer! The upgrades offered are not what you'd find in a home in this price range. I realize Pulte is a big company wanting to put up homes as fast as possible and buyers having to much input and changes would slow down their process. However, I haven't spoken to one new homeowner yet that hasn't said the same thing. High price for a cookie cutter house. 90% of the homeowners want choices and are used to finer finishing touches in their homes. ...

The person handling our closing walk thru was very responsive and ask for 5 stars. A few weeks later we asked for a follow up several times and he never responded. A month later and no follow up to our call. Seems like once he got our 5 star rating, he wasn’t interested in helping us anymore.

Materials and some trades are second rate at best. The people I sold my old home to git a much better home than I did. Del Webb Nocatee is a second rate community.

There is QUALITY CONTROL in place during the building process. Builders are rude and do not explain nor justify delays in the construction process. Homeowners have the right to ask questions and not being reprimanded by the builders. It’s necessary to get a Quality Control System in place that homeowners can use or talk to instead of mean and disrespectful builders. We placed a complaint about Russ, our builder at the time not knowing that we would get a call back from Bryan screaming at us from the top of his lungs to “BACK OFF”. Most of the customer facing staff did a good job especially Lauren, Daniel, Randy, Bryson and Elena. The staff behind the scenes, the decision makers, could care less about the homeowner. Pulte policies and decisions are all about maximizing profits as opposed to creating a quality product and satisfied customers.

Be prepared to spend another $50,000 over what the list price is of your home. The upgrades are ridiculously overpriced, and they do not allow for even the smallest of changes to the plan. You have no say on what landscaping is put in, so you have to tear it out and start over. They are very slow in fixing the things that were not installed correctly to begin with. The new home is great but Pulte as a company sucks big time.

A Very Frustrating Home Buying Experience

There were issues before closing that were not resolved and closing was delayed causing my belongings to be moved again into storage. The quality of workmanship was poor - paint on the floor and on the windows, exterior and interior doors out of line, sloppy paint job. The construction manager tried his best to resolve all the issues but with his other workload, it was overwhelming. It has been more than a month since closing and all issues are still not resolved.

So many problems. Closing set then postponed indefinitely without informing us. Appliances not hooked up. Final walkthrough never done. Promised cleanup never done. Garage door has been worked on but still awaiting part to complete repair. Sprinklers set incorrectly resulting in a $900+ water bill for a two week period. Driveway crumbling. At least the roof doesn’t leak. Yet.

The people I delt with were all professional and responsive. The sales incentives were clear as mud and could have been easily made simple if sales wanted it that way. The quality (finishes/features/craftmanship etc.) of my 500K house is NOT what I would espect for 500K. It looks more like a 200K house.

While I believe the Del Webb social aspects of the community will be a positive if I can ever get beyond trying to fix all the issues with the house, the building process with Pulte has been extremely stressful, challenging and disappointing for the cost of the build. Multiple issues of sloppiness in the concrete pours, brick caulking, wide open spaces of daylight through doorframes, build design flaws, inability to get warm (not even hot) water in some sinks in anything less than 1 minute and 20 seconds, toilets so off center you actually are knocking into the wall as you sit, shower doors ...

I would love a do-over. The sales rep did us a disservice by pushing us to not get things done during the build and didn’t offer a lot of things I wish I had gotten. Having only an hour or so to pick what you want in the house with no opportunity to change your mind on non- structural things is insane. You need at least a day to look at the selections and change your mind especially when you aren’t being told about everything. Pulte prides itself in their quality and I can honestly say quality is probably furthest from their minds. They are all about the dollar, period! If you are looking for quality, look elsewhere. If you want a run of the mill, but standard home, then they will not disappoint.

The floor plan works well for me. The finishes are problematic. Drywall, texture, molding are all sloppy. Since moving in spent time cleaning up paint splatter off of floor, glue off of countertops. Will end up sanding down repainting areas of baseboards. Big issue such as frameless shower door that doesn’t close is being addressed quickly after working with warranty office.

Quality homes. The wait to move into our home was not what we were told or expected. Communication among the Pulte Team is poor. Very frustrating. Realize everyone is trying to do their job, but I would not recommend Pulte to a friend. Built 3 houses in our lives and this is by far the worst experience.

You’re signing up for a production line house with a custom price. Don’t expect your house to not have most/all the defects that others have had. Pulte does not appear to improve its methodology as it goes.
