Purchasing experience excellent process done professionally. However, VERY,VERY dissapointed with completion of home several unfinished areas in spite of same addressed before & after closing. Follow-up as per policy with telephone calls and email to date NO response.

The workmanship should have been much higher quality than what we received. Paint splatters on the floors were everywhere throughout the house. Tile work was poorly executed. Doors are not hung properly. Moulding around door frames and cabinets are cut short leaving big gaps. The sliding glass doors were not installed properly and leaked during the first rain storm. Bugs were constantly entering the house due to the glass doors not having insect barriers installed. I could go on but I will run out of room. Honestly I haven't met one person in Del Webb that has had a positive experience with outstanding issues that need to be addressed in their home. The comments leave me to wonder how long it will be before our issues are addressed.

Pulte mortgage procrastinated in locking in my rate for two months resulting in the interest rate jumping .625 percent, costing me over $400 a month.

Poor attention to detail and finish work. Many items left unfinished and not yet corrected, a month after closing. Examples: baseboards not properly joined, front door trim not finished, thresholds and transitions not completed, cracked window trim not repaired, chips in quarter rounds, stovetop scratched, lots of caulking not done, scuttle door in closet not finished, and more relatively small items. I would advise to not close on your house until they address every issue you see. After you close, the construction manager forgets what they promised to take care of. We’ve had the house 2 months and still don’t have a doorknob to a linen closet. Once we did our 30 day walk through with the warranty person, a lot of issues are being taken care of including 6 doorknobs that the construction manager knew were in the house but didn’t send anyone to install.

Be aware that the labor used to build the home are less than skilled. Most likely they were picked up at Home Depot for the day. Rugs laid wrong, poor grouting, kitchen cabinets damaged, painting was sloppy, all over windows and driveway when we closed on the house. I have previously purchased 19 new homes. This was the worst.

Being an out of state purchaser, we had to contact them for any progress reports or schedule visits that were part of their promotional materials. We were never told our expected completion was moved from June/July to August/Sept until June. When an issue with the quality of a truss being used that was revealed in pictures and email to them, we had to contact home office before being addressed. Three other truss were installed broken and repair on site. Our shower started leaking which was the result of a staple being in the waterline. The lot was poorly graded and turf was poorly laid ...

We wish we would of investigated Pulte as a whole. The buying of course was easy! Design center experience great. The problems are with the finished home project. We have numerous fixes. Very disappointed as a whole.

This builder workmanship is poor. They throw up the homes. They build homes with crooked walls, uneven window seals. They throw your yard in leaving big gaps where you could twist your ankle while walking in your yard. They even out dead grass down and don’t level the yard so water won’t stand. They say they will return to replace dead grass but never do. If they do come back to fix something they then make another mess which needs to be fixed. Horrible home builder , no pride in their work.

This was our first-time building. As we raised our concerns, our field manager pretty much consistently dismissed us and didn't address the issues. The landscaping was unacceptable for many reasons-didn't matter that we weren't satisfied. To be fair the Warranty department is great, responsive in a timely manner, and motivated to correct the issues.

There were numerous items to be handled at settlement . We did not move in until 6 weeks after settlement. Numerous no shows from vendors. I assure you if you do not settle they will be handled immediately . We are finally getting some progress .

There were a few things that we thought could be custom - the answer was always NO. We moved in with items remaining to be done - we have been here 5 weeks now and items are still waiting to be done. We were nice and didn't bother with any escrow - that was a mistake. For a high end builder, these homes are surely NOT high end. We have gone to a few meet & greets and all we hear is other homeowners with similar complaints. Some for almost a year now.

Every house I see in Sun City has a rain sensor with a bracket on their gutter. When I looked for mine it is sitting in my gutter. So I am thinking why would someone just put my rain sensor in my gutter instead of using a bracket like everyone else? It did not fall there someone had to do that instead of doing it right. That is my reason for the low rating.

I’m not even sure we got the features we selected. Our master closet has only one shelf whereas I understood there would be an upper and lower if we chose the upgraded version. I don’t recall being asked what color grout for the showers. I chose the lightest tiles and the grout is dark brown. It’s very ugly. The floors were damaged and the ‘correction’ was to scrub a strong smelling solvent into them. The shine is now nonexistent. We asked for top-of-the - line cabinets and they are pretty cheaply made. We have had nothing but problems since moving in. You can see daylight through the garage door and that is an "acceptable" margin of error. This attitude is totally unacceptable! The garage doors are just cheap pieces of metal! The child safety mechanism can easily be put out of alignment. We had 3 defective toilets. Totally not level. They have been replaced. Spent all morning for no show repairs or someone else’s fault? Multiple calls to schedule repairs then not a single issue resolved. Pics of repairs not even my house as I submitted. Sent wrong service people, no show on others. Stucco although scheduled won’t repair for a year.
