After spending 500K the homeowner is forced to get a independent inspector to find all the mistakes and required corrections that should be done by Pulte.

Poor quality of the work from the subcontractors

The contractors appear to have no interest in taking pride in their work. They seem to have the attitude that they needed to get the work done and move on to the next home, with little to no oversight from the builder. Our home was not move-in ready on the closing date. There were many, many issues. The sewer was backing up on the walk through and wasn't fixed until a week after we closed, which was nine days after closing. The tile work was especially poor, including but not limited to, broken tiles, numerous spacers left between tiles (we're still finding them) and grout tracked ...

Not a good customer experience from sale to completion, in many occasions, we had to reach out to Pulte employees multiple times to secure answers or feedback.

Unless there are major changes in Pulte processes, communication, follow up, and quality over quantity, we would not recommend them to family or friends.

The design center was a horrible experience although everyone was friendly. I’m a design with my own business for 25 years. I found out after the house was being constructed that I had t seen many options fir such things as doors, cabinet doors etc. I also found the pricing way out of line with the industry .

“Make sure they hire a home inspector as the quality of the workmanship was unprofessional.. I would ask to see the certifications of the trades. No supervision of the trades, poor workmanship and total lack of caring and work ethic. There is a sign that says a clean work site is a safe work site. The homesite constantly had trash all over, including pee bottles. If they had done what our inspector said during the 4 pre drywall inspections they would not have had to remove the flooring and level the floor for the final inspection. We are extremely disappointed either way our home . We have letters with statements from sales team and when we found out that the letter wasn’t true at all and explained to managers they refused to understand . Also many issues in the home need repair . We r working diligently to get warranty people out here

We told them that we had mobility issues. We were told that the lot we picked out would be level. We were deceived! They made a driveway we can not walk down and with 2 steps to get into the house. The Quality of workmanship is bad. Finally when the house was finished and we did our walk through, we found an abundance of problems! 7 weeks after closing and we are still having major repairs being done. Every week we are finding something else that was not done properly with our home build. We love the area but the quality of their builds are inferior. We would not recommend building with Pulte/Del Webb. Pulte mortgage was also a nightmare, go with your own bank.

I would never again have Pulte build me a home and I would not recommend them to any one. For a home costing well in excess of half a million dollars the finish materials and workmanship are very poor. The landscaping is a joke and has rendered most of our lot unusable without expensive repairs. When we raised the issue we were told “well we just assume you are going to fix it anyway.” I have previously owned a Del Webb home and it was a very good house, that is no longer the case. Buyer beware.

Our experience with Pulte was poor from the start. Our original sales person relocated after 4 weeks and the alternate was unavailable for 3 months while recovering from surgery. When we finally met, everything the previous sales person had done was lost. The result was starting from scratch and discovering that the previous contract did not include several structural items (elevation, sunroom, etc) had not been included. All quarterly fees were not adequately explained, resulting in a big surprise two months after closing. For a carriage house (Condo) that amounts to $2354.00 each quarter. During the walk through, several times were pointed out that would be fixed, however, the repair work was either shoddy or not performed. Now the washing machine is leaking and the refrigerator does not work properly. We have dealt with incompetence from the sales team, the mortgage agents, and the poor quality of the house construction. Have spent over a month dealing with warranty issues. No home should ever be delivered the way this was terrible customer service and no attention to detail. I still have many issues and left with a whirlpool refrigerator that I asked to be replaced due to noise level and was told to pound sand. I will be submitting this to small claims.
