The entire Mortgage Process was deceitful and full of bait and switch scenarios. The values placed on the documents were consistently wrong and there was no oversight on the process. The Mortgage Agent was more interested in upselling features than he was in listening to the customer.

Closing was delayed because we didn’t have a certificate of occupancy. Our home builder and I had to follow up several times with the closing department to let them know the certificate of occupancy was finally granted. Our home builder went above and beyond to get us in the home and addressed all issues. This is our third Pulte home and we know they build a good product. Just very frustrated with the closing process.

We were promised updates We were rushed during design due to a hurricane and we missed stuff and now we’re are stuck. Very poor communication Thought we were getting a “gas kitchen “ per design But during design no one told us it was only the range Not the ovens I would not recommend When I escalated to management got no response other than we my husband and can get a contractor and have the granite changed

Do not try to get a loan through Pulte mortgage. They are not friendly or helpful. Beware that it may take months to correct problems. Our feeling is they get the house finished and worry about fixing items later.

The most important items that are visible for fit and finish leave a lot to be desired. Painters don't properly tape around hardware. Many things aren't square and is obviously visible. Warranty calls are in a backlog for obvious reasons.

I suggest renting in Sun City before you buy. For the transition and timing, we rented for six months before the sale closed. We learned a LOT in the rental about how things worked that we wish we had known when we were making the purchase decision. It all can be overwhelming, determining where to upgrade and where to wait, what kind of lot you'll really be OK with, etc. About two months into the rental we realized there were some things that we did not even know to do that would have made our new home experience significantly better. Love the Del Web community. House was completed 3 months later than promised!!! Response from the warranty team was timely. Pulte could have done a better job checking the workmanship quality of the exterior and interior painting, and the tile floor installation.

Not a custom home. Average quality at best! Construction manager missed many quality issues. Poor response to questions during process. Many items not completed prior to closing. Sales and interior designer best part of process. Sub contractors work poorly monitored.

Unprofessional between my realtor and sale person for pulte homes bellweather. Del web. Poor communication with us and realtor. House basement floor cement had to be topped very rough. New Construction Headaches

During construction there were constant starts and stops, which is to be expected these days, however builder completely stopped work on my home for more than 6 weeks without giving me a reason. During that time, they were moving along quickly with other homes on my block and many of the “spec homes” they started long after mine. My home was delivered 4 months later than promised. Additionally, they left the membrane covering (underlayment) on my roof exposed to the elements for well over the 6 month limit for that product. The project manager did not build a quality house. He disrespectful me on our very first meeting - I should of reminded him I pay his check. Lots of poor workmanship! The mortgage company was a nightmare.

The Quality of work is not the GREATEST! I don’t know but this company doesn’t do first time quality work. Even though they have warrantee repairs, no one should be paying this much for a home, that is not at its highest quality. I’m glad, I had home inspections performed, prior to me moving in, which caught some discrepancies.

The buying experience was easy and straight forward. The overall finish quality of the home was below standard, as there were many problems that seem to be attributed to workers that don't care about the quality of their work. Helpful sales person. Very good construction supervisor and very responsive. Poor quality construction. Final inspection by independent showed over 25 deficiencies, including such things as walls not being straight, windows crooked and not closing and blinds not fitting, busted concrete on patio. Price of design items more than doubled after contract was signed making the final pricing substantially more than expected.

The home took 6 months longer to build than we were initially told. We did not receive any communication initiated by a Pulte employee during the build. We had to initiate conversations with the sales force and point out construction issues along the way. We were never allowed to meet the construction manager during the build process. The interior paint job was terrible (the paint quality and the workmanship). We had to have the entire inside painted before we could move in. Now that it's done, we have to wait months to have warranty items fixed.

There seems to be no commitment to "make things right" after the sale. Absolutely no follow-through on promises made and notes taken for construction faults to be corrected before closing. It has not been a good experience! I closed on my home March 29,2022 and I am still waiting on the outside to be painted. Other uninhabited homes have been painted so Pulte can’t continue to blame supply chain issues or lack of workers. Our home also lacks landscaping and sod. Once you close on a home you are of no account to Pulte.

This was our second home in Stone Creek. Our first home was trouble free and only took 5 months to build. This second home took 10 months to build and was fraught with multiple contractor problems. We definitely would not build another home with Pulte under current conditions with subcontractors.
