One of their mantras is "Build Quality" but they hire the low bidder and each of tell them that this is a "production home", thus the quality suffers. The caulk, spackle & paint job on my house was the worst I've ever seen and I've seen plenty as I was in the construction management industry for 40 years. Also, they don't always use top quality products. For instance, the electrical outlets are very difficult to plug in to. The bathroom toilets and kitchen sinks were low grade quality also,

not a luxury experience, poor internal communications between builder, mortgage, and in house title company, salesperson excellent and carries the burden for the brand. DWRM seems to have really gone down in neighborhood quality in these last phases. Dirty work sites, skimpy landscaping etc.

They don't always deliver on the contracted promises!

The contract called for an insulated garage door, now they say they cannot deliver it and offered a $500 credit. No way you can buy a door for that price! What an insult!

Poor workmanship

There was and is a lot of grout on the vinyl plank flooring. I have spent over three hours so far removing it and still have a couple of hrs. to go to finish removing the grout in every room. Installed grout looked to be installed by someone who had never done it before. Areas that should have grout around door trim, baseboard trim, doors windows in every room was absent in every room. The roll out cupboard shelves have fallen apart on two cupboards. House is well built - very pleased. Our sprinklers, flower beds / landscaping and grass sod is absolutely horrible. 3/4" water pipe for sprinklers was leaking & flooded our back yard. I identified 2 major low spots in the back yard & the builder ignored me during our final walk through. I had to fix the 2 low spots myself. The sod was laid on unbelievably unlevel ground. I had to fix the unlevel ground under the sod - remove clods, humps and fill in the holes on the entire yard.

I found the home buying experience was difficult but partially because the pandemic. I would purchase a home already built if I could do it again. I'm very happy with my home but its nice to see what your getting and Pulte does not let you customize anything which I found to be frustrating.

Long Delays and Wrong Components

It took 9 months to build my home after the foundation was poured. Other homes started after mine were finished before mine, I believe due to my price being locked in. Be vigilant during construction. The wrong countertop was installed in my kitchen and the builder did not identify and fix it. Other issues also were left up to me to identify and push for resolution.

Rush to Close

Rush to close homes, when not ready. Promise of a 100% completed home, means they want you to agree to close with a list of things not completed yet. Once closed, forget about it!!!. You are not a priority anymore. I know times are difficult with manpower and supplies, but when you see newer homes ready for closing down the street with the hardware you are waiting for installed, You get the picture were you stand. Slow to respond, make you feel you are the problem, when all you want is what was promised and what you paid for, Buyer Beware of Pulte!!!

Poor quality of workmanship

Pulte bit off more than they can chew. Our salesman was great. The house was not ready by the closing date we were given. When we discovered the bathroom light switch was not installed as it should have been we asked for it to be done per the blueprint, and were told " no you have to suck it up" It has been a month the th I ngs they were supposed to fix are still not done. Very disappointing overall.

We purchased an older model home "as is." The home is lovely, but the inspection was not in depth, the contracted repairs were not performed and we've invested thousands in repairs to bring it up to code.

We are very happy with our new house and the community. Our concerns lie in purchasing a past model home and finding many costly items in I'll repair. The sprinkler, electrical and AC system all required significant repairs. One was in the contract, yet denied. Worst of all was being given keys and garage door openers that had not been recoded. The outside door pad opened up with no code whatsoever. That was only discovered by the men who came to change them for us.

Unfortunately poor communication throughout the entire process

The process started out great, but once we signed it all went down hill from there. The sales person would not return my calls, emails, text messages for minimum 1-2 weeks when I contacted her with questions. I did not get any updates on the status of my house which ended up being delayed several times so we actually closed 2 months after the original date. We had 3 field superintendents as they all kept leaving. It overall was a very unpleasant and frustrating experience. Pulte needs to really really really improve their customer service.

Our realtor did nothing to help us negotiate with the builder. Our building supervisor was horrible. We had to get management involved. Once management was involved the move went much smoother. The painting and finish work are not very good. We are having our house repainted.

There is no question the sales person lied to us

When we signed the purchase agreement I specifically asked the sales person if the home would appraise at that level. She absolutely assured us it would. It fell short by tens of thousands of dollars. The bright side is after shopping for a mortgage and insurance we went with Pulte for both. And though there are lots of minor issues with the house that need attention the customer care person is great at following through.

They put a floor receptible in the floor that was supposed to be under the couch. It is over in the middle of the floor and can't be used for anything! Not only can it not be used...it looks awful in that location!

workmanship of this house is very poor. Move in week was mentally stressful as there were so many things left to be done for me to be happy and to sign off. House is about $100k to $15k overpriced for what we bought. Staff is responsive when i call.

The lack of quality control.

Do not close until everything in your Pulte home has been done to your satisfaction. It might not get done after you close. We had excessive things wrong in the home and they are still fixing things after almost 2 months. Then to fix it, they give you a 4 hour window to show up, and then might not even show, or only fix half of what was scheduled. We had to escalate up thru corporate and even they did not care. We have not been happy with our experience at all.

Inferior Quality of Home Interior

Check all doors, cabinets and garage doors. Too many chips, cracks and spaces in cabinets walls etc. Noises when closing the garage door. When you do the walk through, prior to signing, take the time to look carefully at the entire home. If you see inferior quality workmanship and the poor condition of doors and cabinets, say so.
