Other builders should know that Iif they fine-tune their empathy and understanding and kindness for the buyers in the building process, they will be head and shoulders ahead of Pulte Builders

Major issues with lack communications and explanations with Pulte Mortgage, Employees working from home with kids, dogs in background and seldom getting timely answers or call backs. communications with building supervisors were very good (Thank you Kenny and Cody), however, some of Pultes vendors were very sloppy; leaving paint drops all over the tile floors, hardware such as several towel racks, door handles not securely fastened, cabinets needing adjustment to fit. We were one of the initial "so called VIP buyers". There are very few positive things to say about the entire process. Sales initially offered inferior lots with homes they had no experience building. The slab was poured in the rain. The unprotected (no felt covering) OSB on the roof was drenched from constant rain. This resulted in the edges swelling and parts of it had to be replaced just before closing. Too many things were done wrong and the workers had to come back numerous times to fix major items. After spending 500K the homeowner is forced to get a independent inspector to find all the mistakes and required corrections that should be done by Pulte.

Poor quality of the work from the subcontractors

The contractors appear to have no interest in taking pride in their work. They seem to have the attitude that they needed to get the work done and move on to the next home, with little to no oversight from the builder. Our home was not move-in ready on the closing date. There were many, many issues. The sewer was backing up on the walk through and wasn't fixed until a week after we closed, which was nine days after closing. The design center was a horrible experience although everyone was friendly. I’m a design with my own business for 25 years. I found out after the house was being constructed that I had t seen many options fir such things as doors, cabinet doors etc. I also found the pricing way out of line with the industry .

Don’t buy a Pulte home in Sun city

Terrible workmanship. Quick dry concrete and mortar is used. After it rains an ugly white stain will appear on the foundation and mortar. Builder not responsible. Bowed walls, missing texture on corners, shelf in laundry room missing, sloppy painting on doors, sprinkler head in neighbors yard. I ordered a brick based on an existing house. The bricks on my house have divots/holes. The house I based my brick decision on does not have holes. My house looks like it’s 100 years old and was in a war zone. DO NOT BUILD A DEL WEB PLUTE HOME! You’ll regret it.

This is my 8th new construction build and hands down the worse experience. Starting with my first salesperson who was so untrained and incompetent that I started looking at existing homes. A homeowner recommended a different sales person. He was very knowledgeable, but did not share complete information. This is advertised as a Dell Webb 55 community. I call the home my 300K mobile home. I've owned numerous homes including new homes. The workmanship and build quality is far below other home builders. My daughter just bought a new Meritage. No comparison, their quality, sales practices and construction management is superior in every aspect. Pulte thrives in deception. They don't disclose hidden fees and when asked about it you get different stories depending on who you talk to. Their construction manager had no clue. “Make sure they hire a home inspector as the quality of the workmanship was unprofessional.. I would ask to see the certifications of the trades. No supervision of the trades, poor workmanship and total lack of caring and work ethic. There is a sign that says a clean work site is a safe work site. We have letters with statements from sales team and when we found out that the letter wasn’t true at all and explained to managers they refused to understand . We told them that we had mobility issues. We were told that the lot we picked out would be level. We were deceived! They made a driveway we can not walk down and with 2 steps to get into the house. 7 weeks after closing and we are still having major repairs being done. Every week we are finding something else that was not done properly with our home build. We love the area but the quality of their builds are inferior. We would not recommend building with Pulte/Del Webb. Pulte mortgage was also a nightmare, go with your own bank.

I would never again have Pulte build me a home and I would not recommend them to any one. For a home costing well in excess of half a million dollars the finish materials and workmanship are very poor. The landscaping is a joke and has rendered most of our lot unusable without expensive repairs. When we raised the issue we were told “well we just assume you are going to fix it anyway.” I have previously owned a Del Webb home and it was a very good house, that is no longer the case. Buyer beware.
