Attention to details very disappointing. The field manager has tried to help and keeps telling us he understands and is going to "fix" all the concerns. We will see how that goes. So far he has helped on most items. Coments like "we know we have a problem with that" don't give us much comfort.

We had a great field manager which was the highlight of our home building process with Dell Webb. We had a really bad experience with the design center and sales office. Coining out of our design center visit we had selected and signed off on a specific design for an inside fireplace. During construction we noticed that the area was being framed for a totally different design than what we had selected. 1. Communications and accuracy of information to new buyers and existing home owners needs to. It is very poor. 2. Our home was not ready for us to move in. It was not ready for our final walk through with numerous things that needed to be fixed and done. On our closing day, it still was not done with lots of excuses and what was done was poor work.. 3. Poor Quality Material and Workmanship

Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

Sloppy workmanship, workers trash and tools/supplies left in and on property, lack of attention to detail: never cleaned before closing, paint and concrete/stucco left on patio and drive, poor paint job inside. Only lip service from field manager, no follow up, jobs are still incomplete,

Our final “walk through”, consisted mostly of signing papers then rushing off to closing. It’s important to have time to check every single detail, because the contractors don’t always do so. Our dishwasher was installed crooked and the door wouldn’t open all the way. Some of our stove top burners were installed improperly. It took us over 3 weeks after moving in to get these issues resolved.

Most home buyers end up doing the quality control function for new homes with many and varied issues. Poor paint, caulking, tiling are common as are more serious issues with roofing, missing insulation, granite quality, HVAC balancing, noisy vents when the wind blows 10mph, etc.etc The builder claims to minimize the “cookie cutter” look but bends the rules on occasion when it means a sale and does not take advantage of opportunities to add variety through house or paver colors, landscaping, and other exterior options. So many issues with our house would have been avoided, and given Dell Webb a great reputation if they just slowed down. So many silly mistakes : pendant light electrical not hooked up, many outlets weren't working, blinds were jammed and had to be replaced, dishwasher didn't shut so it wouldn't work, bathroom door stopped closing, surround in guest bath was cut and left a gaping hole, taping of wall is covering the trim that runs along the floor since it's obvious they are in a hurry. Based on my experience and talking with other home owners it seems that things would be better if everyone slowed down a bit and did things right the first time. It shouldn’t take multiple redo’s to finally get things right.

I'm not happy with the quality of the workmanship on our tile floor. Grout is not even seemed like the just slapped it down quickly, didn't use spacers so grout lines are uneven, some tiles are raised not happy with this. We were told they are within the quidelines. If they can get them perfect in the model homes the quality should be the same in all homes. Very discussed!

Beware of all aspects of your construction. The workers do not know how to use a level. They state, “ if it is within a 1/4 inch it meets our standards”. Nice if I want a barn. The so called upgraded cabinets to level 4 are still particle board frames. If you are not there every day during construction, you may have some issues later on that may not be correctable.

Quality control at closing was very poor. Test ball in sewer line was stuck, blocked sewer. No water to dishwasher. Dishwasher was installed crooked. Paint finish throughout house is pathetic. A third grader could do a better job. Rain gutter was installed only after argument even though sales person assured me at time I put a deposit down it was included. Paid a premium for my lot to have a view. Was never informed the property behind my house is privately owned and can be built on. Very disappointed in quality of workmanship.

Much of what you say goes in one ear of the Field Manager and out the other. They focus solely on saying yes and then nothing is done on simple things. No cohesiveness amongst their team at this time. One says one thing and another does opposite. They do not value comments or REALLY listen to what the person is saying. Field Managers lack follow-up/communication skills. This is not a car dealership.

I have several items that are not working in the home at time of purchase. At closing day our Construction point person was quick to get signatures vs. letting us have a few days to move in and really review. I have submitted tickets and response to this point is slow at best.
