A NIGHTMARE EXPERIENCE - I was stranded with my friends and folks waiting outside my new home, NO KEYS and most frustrating and dismay that nobody from the builders/management was seen on the site. And when I had called for the repairs - sadly none would take the responsibility. I had to do the phone calls to wHIRLPOOL, Fridge company. Pulte management insisted that the brand new house had been purchased "as is" a JOKE of Highest Order

Surprised at how poor Sheetrock job was and disappointed that they would allow workers who can’t even mount a toilet paper holder on the wall straight or without it wobbling and loose in the wall.

I am really surprised after watching a Pulte video saying how much quality goes into building these homes. The reality is that a lot of real shotty work goes on. A home that costs this much should not have so many issues. I realize that they do try to fix things that are addressed but it is a real shame that the work is not done right the first time!

Disappointing workmanship & quality

They promise a lot but that’s not cutting it. Prior new home build with a different builder was a superior build in workmanship. They do respond to issues but what a disappointment the problems happen in the first place. Thats my take away. Viera however is a great place to live.

Communication is the Key

LACK OF COMMUNICATION! The guy who sold my house quit or got fired. I was not informed. Builder manager told me closing would be Halloween 2023 but closing didn’t happen until December 13th and it shouldn’t happened that day. The house was not completed even though I was told during the walk through the week before that it would be. I moved over 800 miles and already had the movers arranged. And guess what it is still stuff that needs to be done. If I could have gotten a complete refund, I would have.

Not Stellar for a Stellar Price

6th home build and definitely an overall bad experience. This new community was rushed into the market with not enough managers or trade skills. As such, a majority of us first dwellers suffered and are still suffering. Too many issues to list but we do have a list and pictures. One example, the handles on the garage doors had paint fingerprints on them, were falling off and the attaching hardware was all rusted! No excuses. Just hope Del Webb takes care of all the issues then maybe my assessment with move more into the positive.

High price and late

After building a number of custom homes in the past, I found Del Webb incredibly inflexible. They were very over priced, behind schedule and the workmanship was poor. I think much of this may be attributable to the pressure Del puts on sub contractors to complete their work. I know I sound very negative - in the end, we are happy with our new home and the location.

There are way too many issues and problems that we experienced with Pulte in our home buying experience for me to include here. Some important ones: A huge lack of information and tons of contradictory and incorrect information from Pulte throughout, mistakes with the building of the home that I had to catch (the most obvious of which was two doors being installed wrong - "backwards"), the HVAC system not operating properly (and so obviously not started-up and checked properly) so that it's operation caused terrible temperature conditions and used a ridiculously high amount of electrical ...

We were long distance buyers. We came out three different times to inspect the build. I personally found things that were off and told Jared about them and he said he’d take care of them. He did some, but not most. They affected the proper alignments of cabinetry and countertops later. The front door was installed crooked. That has since been handled by needing to take off the lower threshold and reinstall correctly. Sales experience felt dishonest. The homesite we chose and even offered to put money down on and was promised was ours. (once it was released into inventory) Was sold a week later to someone else knowing that we had already committed to it. The explanation we were given was "My manager screwed up." I really like my home, but the process was very stressful and unpleasant. Sales person was hardly ever available and lacked interest in helping or answering questions. She was not available for any appointments scheduled with builder. The day of the closing I had to ask the builder if he could call her so that she could join us to be part of the last walk thru. She came for a short time. Sales rep was not present at closing. I felt discriminated. The builder was inefficient. We had to delay the closing by a day because several things were not completed. Ok buying but poor followup to repair requests

Buying experience was fine, but getting items repaired after closing is way too difficult. Not very responsive in addressing concerns, so please do not be in a rush to close ... get every issue short of a drywall nail pop addressed prior to closing as this is when they're most responsive.

Great community, but building process was the worst I have ever experienced. The quality of workmanship by the trades is poor in general. Pulte escalation was effective, but they are limited when quality is poor. Seems to be theme with all builders. During the sales presentation the multi step quality check process does not meet expectations. If your lucky to get a good field manager it will help. Need to check progress frequently and hire a home inspector for predrywall and final inspection.

The availability to see progress on the home was extremely limited. Questions on minor detail items were difficult to get answered. Concerns on more important issues were difficult to get addressed and some remain open. “No” is Del Webb’s favorite word.

There are six outstanding issue..no 7 that are still outstanding and not addressed. Flood lights I paid extra for. Can’t turn off at switch..problem electrical. Our project manager changed 3 times during the 9 months. We lived across the country and had to request updates on build. We felt disconnected and once we moved in, our last project manager left for another job so we have no one to discuss issues with. The last project manager wasn't invested in our anyway so we always felt alone. Fixing issues are on your own to figure out and deal with even if they were not done before closing. It is sad to pay this amount of money and be treated in this way.

Our experience was not as pleasant as we wished. Our first construction manger was not very responsive to our concerns. How ever Nate was our construction manger at the end was great and helped us out. Our sales person was very short to us about our concerns and and basically dropped us at end. The entire process of building the home from initial purchase to final move-in was easy. The quality of the home and materials is poor and the skilled workers were not all that good (sheet rocking, molding and painting were terrible). The team was good but they also have to deal with poor craftsmanship. Tim was responsive and efficient in addressing our issues. For future home buyers, the quality is not worth the cost. Also, don't rely on the models shown as designs and options change over time

Extremely disappointed with finish details and lack of remediation once closed. Nails sticking up in carpet- not covered, very visible drywall seams not fixed properly - not covered, scratched windows, mirrors, and wall tiles- not covered, poor workmanship like nails sticking up on door trim and just painted over- not covered. Thought Pulte was much better than this!

There were issues with our home prior to closing that were promised to be resolved and still are not 6 weeks after closing. The finished product had many flaws and the closing construction inspector did a poor job is assessing completeness of the interior and exterior of the home. many flaws. This did not live up to the Pulte reputation or our expectations. We would have not have closed had we know it would be such a problem to get things resolved.

Have not recieved gas cooking stove I bought with house packege( 2 months and waiting) make calls no response. Want my stove I paid for. Cart garage door was installed wrong, does not fully open.
