When you go to the design center it is too overwhelming. There should be a list of options and the prices. Had 4 different project mangers. The quality of the work is very poor. I am sure the concrete will not hold up. How could someone not get the right permits?

Although we are generally happy with the home and the community, we have been disappointed by some of the workmanship with the home and the responsiveness to repair. Our oven was defective and will not be repaired until after the holidays. Why weren't the appliances tested? Our back door lock has been stuck since September and we are still waiting repair. Our hose bib continues to be broken and we continue to wait for a plumber to repair it before the freezing weather sets in. Our first contractor was Dale. He told us all about himself but never listed to us. He only responded when we tracked him down on the build site. Promises were made but not followed through. A frustrating experience. At closing a new contractor, Warren was assigned. He listened to our issues and is trying but lacks the power from Pulte to get resolution. Incomplete work or problems with construction were listed on the closing document to be addressed post closing. Expecting a buyer to see every flaw or issue with items needing to be fixed in a walk through just before receiving keys is ludicrous. Was told a 2 inch scratch in glass shower door was out of warranty because I had not noted it on last walk through is ridiculous. It is noted that there is at least a year warranty on materials. Why is the glass not included? Have to wonder how many other problems that are discovered as time goes by will be brushed aside with a similar response. Frustrating experience

We had THREE construction managers during the entire building process with the third not responding in any way to questions. He then quit week before closing and dumped all the problems on his manager who received the wrath unfairly. We have been in 6 weeks now and still have unfinished items. The main concern is master shower and is a result of poor subcontractors work and or inability to actually show up and do the work. This is the 4th house I have had built and by far the worst experience.

Follow up and warranty work has been non existent. They keep putting off the fixes for months. I have moved in with things like doors that don’t fit in the frame, and cabinets that are broken.

My expectations of this builder were way above where they should have been. My thought was that this was a builder who had been around a long time, was building a huge complex, therefore would be able to offer quality without compromise. My list of "things that are wrong" is minimal, yet enough to make the entire home purchasing process dismal. Warped wood, broken window, appliances not available upon closing, property grading horrible............best of luck to future buyers! I would not purchase from this company ever again.

Wrong closing date given, had to close a month later. Promised appliances were ether the wrong ones or not there at all. New sod was mostly dead when we closed and irrigation was not turned on. ALL initial issues were not addressed, had to continually check up on. Overall, house was delivered in a manner where they rushed the closing and not concerned in providing a quality delivered home

Quality is mediocre at best. Shoddy workmanship and cleanliness. If the construction supervisor had not been changed, the finished home would never have been acceptable. Painting is bad. There is still paint on the kitchen door window and poor coverage on the exterior. Somehow, despite not yet occupying the house, the first water bill showed 14,000 gallons usage. I hope to check for leaks tomorrow. My normal usage is 3100 gallons per month. The drywall work in the garage sucks. I Just had it painted and had to do quite a bit of repair. The windows are dirty. Our construction manager, Joseph, was excellent. Our sales manager was incompetent, the mortgage department was untrustworthy, and the contract allowed pulte to make changes at will without the customer’s consideration. Overall, the buying and building processes were extremely stressful .

There are many quality issues with the construction of this house and the response from the builders to make repairs is slow at best. They want us to wait until 11 months for them to correct their sloppy work.

Buyers should pay careful attention to the construction of the home and look carefully at all the details. The woodwork seems to have been cut with an old blade as the edges are ragged, the paint is very think, there is no putty/paint in many places where it should be, some of the plants and grass have already died, etc.

We actually like our home a lot. We would have rated Pulte 5 stars until we moved in. Our desert home is one block from ongoing construction. The spring windy season hit right after we moved in. Pulte not only makes no effort to control loose blowing sand at the construction sites (directly upwind of our home), construction debris--sheets of styrofoam, cardboard boxes, wrappers, fast food containers--are left in the open where they blow right downwind and collect in our yard. We were promised a smooth build process with lots of communication. Didn’t happen. The only way we found out about anything was to visit the build site after hours, and ask questions. It usually took a day or 2 to get any answers. House is solid, but the finish work is shabby. Example: We had paint on the floor all around the house next to the base shoe. Final walk through and follow up left much to be desired

We were excited to do our walk through about a week before our closing date. There were still quite a few unfinished items, missing stove vent, stove, touch up paint, cabinet scratches etc. The representative jotted them down on a paper and we were supposed to sign off, go ahead and close and trust them to finish. We were told repeatedly it would happen in a day or two but it didn't. I understand there are labor shortages and supply chain issues but don't fib about it. At 30 days post close, I texted our guy and asked when we could expect the touch ups to be done. I never even got a response!

The lack of a sense of urgency to get the job done right

We were essentially coerced into closing 12/10/21 on a house that remains unfinished coming up on 2 months later. Major framing errors including unequal door frames in bedrooms, open gaps between frames and missing drywall, bowing of drywall and doors hung on bowed frames. The bench in the entryway from the garage is not as shown in the model homes, and looks like it was constructed by a child (door is mounted unevenly on painted hinges, front is disconnected from top). The sales process started off great but slide into something quite horrible. We had 5 sales agents during the sales cycle. Post sale, there were covid-related construction delays and poor communications. Overall, we are glad we bought in Riverlights. The neighborhood is fantastic.

Sales staff at Pulte/Del Webb, Georgetown are not honest. They will say anything to get you hooked and then bully you when you ask questions. I would never recommend using one of those sales people. Shame on all of them.

The final craftsman work was terrible, chips, poor paint job, poor joints etc. Moto: Hurry up and finish! We were over two months late closing due to builders' poor business decisions. Poor craftsmanship and communications are a common theme with other homeowners. We discovered this after moving in. We were told stuff would be fixed but had to hound them to get it done. Overall, our experience with Pulte was not what we expected.

One week before moving into my home I did a walk thru to identify a few items that are typical. I discovered 19/21 interior doors were cracked. Our impression at the outset was that Pulte was a quality builder. We soon found out to the contrary, Use of what appeared to be exceptionally unskilled labor, poor finishing, painting quality a disgrace, doors sticking to frames, 7 out of 11 window blinds don't fit, landscaping and sodding appalling. Pulte Homes did not want to accept VA financing and made it quite difficult to purchase using outside financing. They fired our lot supervisor and neglected to tell us for over 6 weeks. We love our neighborhood and our neighbors and sincerely hope that Pulte cleans up its act.
