Not a great experience and not a great value for the cost. Weeks of delays, terrible communication, crooked walls, shoddy patch ups, unresponsive project managers, holes developing in the lawn, late delivery of the home.

The salesperson Tim was excellent. The oversight and quality control by the general contractor Trent is obviously lacking. We came from out of state and put our trust in him to give us a quality home. We have a 2 page punch list of repairs for sloppy workmanship that we paid for. So far, the repair people have not showed up or say they will come back and didnt. This is such an inconvenience and has ruined any excitementwe had moving to Florida. Having bought new construction before, this is not acceptable.

We have been in the house for almost 4 months now. We made a HUGE mistake. We believed that the issues that we found before closing would be addressed in a timely manner. We were so WRONG! When we did our walk through on the house with a couple weeks before closing, we noted multiple items that needed to be addressed. We were assured they would be finished prior to closing. I paid for and expected all aspects of my brand new house to be in brand new perfect condition. That is not been my experinece to date. I have had multiple issues, and had to take a number of days of work to address problems. Some issues still remain.

I found that a lot of what I was told during the construction process was either blame someone else or deny there is a problem. We were told that our house should be finished in late July or early August. Based on this information we sold our home in Washington State and drove to Texas arriving on July 1, 2022. We expected to stay in hotels for a month but no longer than two months. At the end of August, we became very concerned because our house sat for 8 weeks with little or no activity. Bayview Del Webb is the worst Del Webb built and trustworthiness. I visited Del Webbs in Raleigh, NC and every single DelWebb in Florida. I bought here because it was new and I believed in all the other properties I saw. That it was basically following LakeWood Ranch Plan. Now I find out a 5 story apartment complex and strip mall are going in behind me! No privacy. And I’m at the mercy of all the noise that will come from the apartment complexes and the strip mall. Communication or lack thereof is a major issue. For an operation this large you’d think they’d have the process nailed but they don’t. They make a big deal about their build quality process which is mostly just PR. We were rushed through the final walk-through (what they term the Build Quality Celebration). The house was still dirty. There were holes in a cabinet and bathroom door, paint splatters were all over the floors, we got about zero info on how the house actually worked, the back sliding door is almost impossible to “slide”, etc and we were lucky. For 30 years I have worked as a salesperson in real estate. Building with Pulte was the epitome of "no service to the buyer". All communication and scheduling and procedures are there for the convenience of the seller. I liken it to a procedure on how to screw in a light bulb, and have 14 different people involved in the event and have none of them communicate or assist one another. The initial experience of selecting a lot and house options was good and efficient. The Building process was average, and communication was good. The final inspection and closing process was not good and we felt rushed and pressured to sign off that everything was complete (less than 2 hours). We all know there are always errors/fixes after closing, but the Pulte philosophy is once closing happens don't bother us until month 11 of the first year, not acceptable. Pulte gave us 5 different dates to move in from 12/30/21 to finally 6/6/2022 which cost us way more money than anticipated. Timelines were not met and any communication between us and the Field Mgr Shawn were driven by me not them. We did not get a celebration due to over 1000 items identified to be fixed at the first closing walk through. In fact, they were still there at 8am when we were to have our second walk through. Many items still not completed after move in, the floors (all tile) had adhesive and grout splatter all over them and have been cleaned 3 times after moving in preventing us ...

Pulte is building the homes in Kimblewick too quickly. I had two in-house floods because installers couldn't find studs, they found water lines to puncture. My fireplace wasn't completed before the dry wall went up, resulting in no electric power to turn on the gas fireplace. A hole was cut in the drywall to fix this problem, but the hole is still there, even after promises to send a drywaller and painter over to fix IT! Several workmanship issues with the home. Service requests for repairs sometimes go unanswered or the repair person that arrives performs sloppy work that has to come out a second time to repair the original request again. For example, when I moved in there were and still are paint drippings on the floors throughout the home. It's as if the painters never bothered to tape up the area to paint or did not use a cover for the area to be painted.

The community and people are wonderful. However, everything from picking out your first options to settlement was and still is stressful. The options are so many and not very well explained. The walk through before closing was postponed for four days because house was not professional cleaned, paint on new floors and carpet, and many other things. I’ve been here six weeks and still have things not done and now need to use a portal. Absolutely no one checking contractors work.

Unfortunately, I don’t have much good to say. The frustration experienced with expecting a quality build and getting less than that is terrible, especially when it’s next to impossible to get anything taken care of after closing. Response time, or rather lack of response is so unprofessional, and as a new homeowner who was assured I would be taken care of, quite more than disappointing. 2 months after closing, still waiting for dishwasher. Have no glass in master shower bath. Multiple issues with granite countertops. Cabinets misaligned, handles crooked. Took 5 months to replace broken window. Oven has been repaired 3 times already. Concrete patio is a mess. Plastic towel racks. Wrong lighting fixtures were installed (corrected). Weeks go by with no communication on issues.

I'm going to put my comments into context of purchasing and building home during an extremely challenging time of Covid, supply chain issues and labor shortages. Our home took exactly one year to construct. Pre-Covid homes were built within 5-7 months. With that said, we were surprised at the lack of quality of materials and craftsmanship for a home in our price range.
