From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

Air Conditioning does not adequately provide cooling to Master Bedroom, Master Bathroom and Walk-In Closet. Large Holes left in the Garage Floor. Front Door not sealed properly. Piece of Trim cut to short in Master Bathroom which has left home exposed to Ants and other insects entering the home through Large Opening. Landscaping and Sod are Very Poor Quality for thr Price Paid for this Home. Large amount of Weeds were left present in Landscaped Areas at Time of Closing. Dead Sod was installed in yard. Some Areas did not have Sod installed at all.

There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

My new Pulte Home in a Del Webb community

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. What a mess and disappointment.

Sub contractos were below expectations. Too many problems of carelessness and sloppiness. Some obviously just don't care. You need to pay more to get higher quality subs. I could cite a dozen examples but its obvious you just don't care.

Poor craftsmanship and lack of attention to detail

Very disappointed in the quality of the work done in our new home. Chipped tiles, drywall sloppiness, floors have layer of drywall dust embedded due to not being covered, paint splotches everywhere. The cleaning crew did a terrible job of cleaning prior to us moving in. The entire experience was very disappointing. So much so I told a friend not to build with Pulte after our experience.

Beautiful neighborhood and clubhouse, but build quality of homes is sub par. I still have hopes that the more significant issues will be resolved (eventually), but responsiveness has been poor and follow-through even poorer. Everything from painting to flooring to electrical to carpentry looks like it was done by amateurs with little concern for the quality of their work. You might overlook that if this was an inexpensive home purchased as a fixer-upper, but for a new home at this price it is simply inexcusable. We felt that the builder, Pulte Homes, was less than truthful about what they were building for us. They substituted an elevation different from what was on our contract and did not inform us until we noticed the structural difference after the house had been framed and roofed and complained. They have no credibility with us anymore and, in talking with other new homeowners in the community, we are not alone.

The Del Webb structure of the type of community and the process listed to ensure a quality build with the customer’s best interests in mind and top warranty sold us. The workmanship was sloppy and either minimal or incompetent oversight of the trades given to see that the quality committed to happens. When the problems are identified they are worked on quickly before closing. Many times the mistakes are obvious where a little attention being paid in advance would have saved DelWebb thousands of dollars in corrections. The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. After six new construction experiences, this contractor was by far the worst in terms of quality, reliability, and communications. We were assigned three different construction managers and had closed 4 months later than originally advised.

Very unhappy with the workmanship of our home. No attention to detail. Our project manager did everything he could to make things right. Del Web is only interested in getting as many houses built as possible instead of focusing on the detail/quality of their homes.

The community is great, the people are nice and the activities are great. The houses are pretty and have good layouts. And for the most part, quality after final punch list was complete seems decent. But it’s hard to find good things to say about Pulte right now. They are not transparent about their processes, communication is automated or nonexistent, they come nowhere close to meeting deadlines and six weeks after closing we are missing lots of things. Just hoping it all finally gets resolved

It took 13 months to complete our home. At least 5 walls and center island out of alignment. We had 4 different Construction Managers. Just wish Matt (our last Mgr) could have been our Mgr throughout. I feel certain if we had had him in charge prior to just the last 6 weeks this would never have happened. Pulte needs more Construction Mgrs to supervise their sub contractors.

Great design, poor workmanship

The Sun City Del Webb Pulte homes are great designs for living and entertaining. Even though the homes are close together, outside noise is not a problem. The finishing workmanship from poor wood filled with putty, painting not finished, paint splatter on floors and cabinets, poor tile laid uneven. If you have low expectations of quality, this the place to buy!

The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

The quality of the workmanship, especially the finish-work subcontractors, is below even track home quality. Lack off attention to detail and even basic trade skills is evident by all of the major trades. Not only did Pulte insist on our closing before the house was completed: it has not fulfilled its reassurances and promises to take care of outstanding issues. We are seven weeks past closing and none of the key issues have been addressed. We lack a working shower door. The salesperson Tim was excellent. The oversight and quality control by the general contractor Trent is obviously lacking. We came from out of state and put our trust in him to give us a quality home. We have a 2 page punch list of repairs for sloppy workmanship that we paid for. So far, the repair people have not showed up or say they will come back and didnt. This is such an inconvenience and has ruined any excitementwe had moving to Florida. Having bought new construction before, this is not acceptable.

We have been in the house for almost 4 months now. We made a HUGE mistake. We believed that the issues that we found before closing would be addressed in a timely manner. We were so WRONG! I paid for and expected all aspects of my brand new house to be in brand new perfect condition. That is not been my experinece to date. I have had multiple issues, and had to take a number of days of work to address problems. Some issues still remain.
