Poor communication with Field Manager

Kitchen Sink and Laundry Sink were both installed at incorrect locations. Field Manager did not check on his sub contractors or this would not have happened. Closing walk thru we noticed no gutters on rear of house, had to tell Field Manager, when they installed the gutters they installed incorrect size had to re-install. Field Manager was a poor communicator only concern was to get home completed and move to next one. Paint and trim are very poor quality. Field Manager not concerned with quality.

Move in 11/19/21. Nevada water notified me on a progressive leak 35,000 gl on my property. Notified the builder thru Las Vegas Warranty, Rick Crain field supervisor told me its out of their hands due to meter xfered to NV Water already. I was out on what to do next. Kept informing the builder up until I got hold of the Clark County District Supervisor. On the day of 12/03/21 finally Mr. Crain acted upon and told me to stop sending e-mails. I was furious. My water bill a big question on how to bill the builder. This is chaos! Up to now the lists continues on major discrepancies.

The lack of communication, the workmanship, the turmoil with the field & construction managers was inexcusable. We could not get firm answers on anything all the way til the closing. We had to hire our own home inspector because there were so many issues. Our inspector confirmed and found multiple discrepancies. A full report was submitted to the field & Construction Manager by our inspector. Watch out - poor quality and service

The delays in construction were excusable given the pandemic. The quality of construction is poor to awful. The service to fix problems is non existent. During the final inspection several problems were identified that are impossible to get fixed. The paint used in the house is of poor quality and the paint job is appalling. All upgrades make this new house livable but not worth the added cost. I would never recommend Del Webb construction to anyone.

We paid close to $500K for this home. We purchased higher grade cabinets only to find them installed with damages. We have holes and damaged sheetrock masked by molding. We have been in the house less that 2 months. Already we have stress cracks in our walls; tile is cracking in the master bath; and caulking is pulling away in the shower. There is excess paint and caulking on almost every trim around doors and windows. Doors and trim were painted without first removing dust. This is a terrible builder that does not honor contracts

Our experience with this builder has been terrible. We urge everyone to stay away from them. Weeks after completing the purchase of the home numerous items remain to be completed and all we get are excuses. These were all items identified well in advance of closing and we were told during the final inspection that they would be completed the week following closing. Nothing but lies. After agreeing to purchase the home the builder basically stopped working on it for weeks, which delayed our move.

Our Del Webb rep Melanie was never there for us. She didn't return phone calls or emails. We were not local so that was the only way we could communicate. We would have walked away entirely if not for our 3rd party representative from the Stacy Group. Our construction field supervisor Jack was a ghost. We heard virtually nothing from him. When Homer came on board things got better but the damage was done. Even many of the upgrades still are cheap materials. The workmanship is a zero out of 5 stars. The drywall and texture in every corner looks like a 6 year old did the work. The paint is so watered down that you need to repaint the inside of your house right away. The cabinets are cheap and half of them don't close properly. The brand new bathroom countertops came scratched and lare so cheap that I am afraid to put anything on the counter. I have built other homes with other builders in the past. This has been a terrible experience. Lack of communication. Lack of follow through. Empty promises. Could not keep to schedule. Long list of punch list items still not addressed and we closed on our new home 5 weeks ago. I do not recommend Pulte. Find another builder!

Del Webb/Pulte sales staff has slick marketing and friendly folks to sell their product. As we waited over the next 6 months, we heard nothing other than from the money people wanting to make sure we paid. Our "celebration walk" (looks great in the video, smiling customers, clean home, etc.) was a DISASTER. We would be very hesitant to recommend Pulte Builders as a quality builder. There were so many disastrous situations we experienced during our build. Unfortunately, some of our problems have yet to be resolved. It's a real shame when you spend nearly a half million dollars on a home that you THINK is going to be a quality build, and it turns out that shortcuts and poor quality workmanship are the standard. So very disappointed in what we thought was going to be our "dream home."

The workman did not seem to know or care about the job they were doing and materials for the most part seem inferior. The foreman did what he could considering the workman, materials, and how many homes he was overseeing.

Broken and chipped tile materials used by Pulte, split wood boards, electrical problems, sewer line crushed, doors dinted and dinged, pavers damaged, overall rushed and low quality construction, very dissatisfied homeowner. The builder poured the concrete slab wrong. After three weeks of trying to tell my field manager that through text, email, and voice messages, I finally found out the field manager had quit. After some time I got someone else to tell me they “identified the problem” but offered no plan to fix it. Even though I asked specific questions about reinforcing with rebar and using an expansion joint after they would jackhammer the concrete, I never got a direct answer if it would be done. Make sure you have an independent building inspector inspect your home before you sign off on anything. It is hard to get issues addressed after you move in. You cannot get a response from a person to find out if and when your issues may be addressed.

I was buying a model home "as is". Pulte asked to move up the closing and close in 2 weeks (6 weeks earlier than scheduled)which I did. By far, the worst new house purchase I've ever made - this is my fourth. Pulte can speak of quality, but there is no evidence of quality in my house. And the design oversights are astounding. Even junior architects shouldn't make such fundamental errors - doors that open on to each other, doors that cannot be opened unless another door is closed, air vents over dining table and living room seating area, windows that cannot be opened all the way because there is no grab handle on the bottom of the windows to close them, 'frameless' shower enclosure only missing the cheap aluminum frame on the ...

The house was not ready for us to move into on our closing date on August 3. The floor tile was defective and the builder knew this 30 days before closing, the carpet was badly stained from muddy shoes and needed to be replaced. The kitchen vent shroud was installed poorly and totally unacceptable. We were told that we could not move into the house for 30 days after closing due to these construction defects.
