Everything has been wonderful, from beginning to end

Too many restrictions on upgrades! This home could have been so much better if we were able to upgrade some items but this restriction basically says this is a cookie cutter home at custom prices! If the community had not been exceptional, we would have chosen another Lakewood Ranch development!

Numerous issues- Pulte Mortgage, floors had to be replaced and now still having cracking problems, mirror fell off the wall ( took one month to replace), windows caulked poorly, kitchen cabinets installed wrong ( still no resolution) poor design of bathroom lights, heating and air installed wrong, drywall is wavy in ceilings, quality of trim is poor, quality of painting is questionable, trim on garage door falling off! Working with warranty rep has been slow and unsatisfactory

Once I closed on my home, repair requests go through the Warrenty program. I have taken time off work just to have vendors not show up or require multiple visits to finish a repair. There is poor communication and almost no follow up unless I escalate. Good luck with the Warrenty work. As for workmanship, the painters and cleaning crew are sloppy. I repeatedly asked for light switch and sockets covers to NOT be painted to the wall. They are.

We are one of the very first homes to complete in this community. As such we are dealing with some issues as the bugs are worked out of the build process. While Pulte/Del Webb build 100's of homes a year, and this community is experiencing great sales, it was disappointing that processes in place have not been followed to merit higher ratings. If you are a smart shopper, you'll pay only to upgrade items in the design center that are too expensive to remove and replace after moving in. The markup on design upgrades for many finishes is insultingly high. When you can demolish brand new materials and replace them even at fairly high big box home improvement store rates than pay the upgrade fee at the design center, the mark up merits review. ... More

Delivered exactly on the initial completion date.

We started the building of our home in March 2020 and moved in early August 2020. David our construction manager was outstanding! He kept us informed with a weekly update and photo's of the building progress. Closing was in our community and keys were ready right after that. Follow up with Pulte on new home warranty has been quick and proficient. Lastly we looked at several 55 and up subdivisions before settling on Del Webb..We made the right choice!

Designs offered are irregular mix of impractical and unsafe options for older residents; schedule and cost-controlling focus appears prominent with zero quality control inspections prior to house delivery

Easy process in buying the home, great teamwork between sales and construction, EXCELLENT Contruction Engineer, attention to details and timelines met! Loving my home!

Our experience was not a good one

This was a great experience for me. Pulte homes is an exceptional homebuilder. I never felt overwhelmed or lost in the process.

The Pulte/Del Webb team does an adequate job in building quality homes but seems to leave details to clean up later due to the rush to get you to the closing table. Communication between home builder and buyer also leaves a lot to be desired as phone calls and emails are often ignored or given a delayed response. With that said, we are not unhappy in our new home and the community is great.

Notice mistakes or they will not be fixed.

Pulte was very responsive to the quality related issues encountered. We saw shortcuts that led to some of the quality issues.

My salesperson should have told me I needed a RIGHT hand garage to maximize windows on the east side of our house knowing full well our model (Martin Ray) has only 1 1/2 windows on the garage side. She told us we needed a LEFT hand garage. Our house is SO DARK from lack of windows on the east side. We currently are repainting the entire interior of our house at our expense trying to brighten our living space. Also the design person did not steer me to lighter colors after I told her too that I wanted maximum light. The time allocated for the design center choices is inexcusably short; especially when we had to fly in from another state. Del Webb salespeople should have been much more helpful. We were just a number to be processed as quickly as possible. Our contractor supervisor was removed halfway through the building process, unfortunately. He kept us abreast of the build of our house. We were sorry to find he was gone!! The quality of the workmanship on our house was extremely poor. No quality control!! We had a list of 16-18 major items that needed correction. Over a two month period they were finally corrected. These homes at Frisco Lakes are expensive for the square footage with substandard workmanship. So disappointing to see the walls painted with the wall plates installed as we had to remove and clean. Too many issues to mention in this forum. We moved here 4 months ago from a 55+ community where the quality of workmanship was excellent and home prices were lower. I suspect you will not publish this review. ... More

Sales Rep. (Taylor) was excellent. Mortgage Process Team was excellent. However, the construction team over promised and under delivered.

Be involved during the building process, in person when you can!

We really like the layout and design of our new home. The community and residents are great. Our only area we wish was little better was the workmanship of the home. It seems speed was a higher priority than the workmanship of the finished product.

The quality of our new home is outstanding. Pulte does add some quality touches to ensure the home is well built. We do feel the value/price were fair. The base price in our location was best for a Pulte home, where they get you are in the upgrades... who doesn't want some upgrades? We are happy with what we chose. Pulte did submit a change order without our knowledge or permission, we took exception to this. Pulte does put together a pretty solid contact and we relied on our contract to help us prevail in our position on this subject. We have a certain amount of time to submit a punch list after move in. We submitted our items within the time frame but have yet to have all the work completed. Some work has to wait until landscaping is done, however one last task has not been completed, nor have I received a confirmation that all my emails are acknowledged. We had a good experience with out sales consultant and the construction supervisor.

From the sales office to our experience during the building process our expectations from a company with such a good reputation as Del Webb were not met. The Del Webb name carries a lot of weight but our personal experience from the sales office to the construction process was fraught with disappointments and a lukewarm response to our issues. There seems to be a rush to sell home sites and to proceed with the development of the community but if you experience an issue that requires an individualized response, you may be out of luck. To summarize...buyer beware.

Del Webb employees, through the entire home building process and before, were always available to take our calls and answer our questions. Throughout the entire design process our opinion is what mattered most! Exceeding customer expectations is the primary goal with the Del Webb team and they achieved their goal!
