The contractors used by Pulte are below average. The roof shingles were defective when installed and until our personal home inspector went on the roof, Pulte had no clue there was a problem. They did no quality control to inspect the integrity of the roof. The towel rods in the baths are cheap even though we bought an upgraded model of Moen. The sodding of the yard was awful and Hittle landscaping skipped a 4 foot section in the back and after 6 weeks it has not been installed. The sales experience was Matt was very good. Would have liked to know the prices up front for structural extras. Would have opted for the larger back deck. Garrett is a very good construction manager, much better than most, in my experience. Nany was excellent working with Kathy in the design studio. I cannot yet rate Jim on customer care. Am very concerned that our problem with heat in the master bedroom suite is not being handled. The Pulte HVAC installer said not enough air is getting to the master suite. We had some cold days in March. I question the builer's claim about quality.

We have purchased and built six new homes and the Pulte experience is the worse by far -- from purchase to move in. *Sales: Misinformation on several occasions. *Design Center: Quality of the design center and lack of adequate staff guidance and again -- misinformation. *Time line of build: (again) misinformation. *Mortgage: Absolute fiasco (left hand does not know what the right hand is doing). Home should be finished before close, after close nothing gets done.

Closed on home middle of January ,had to close per contract.House was not finished ,it is the end of March still waiting on multiple items to be done.If a home is not ready should not close.Our money is tied up and the house is not finished.

Terrible experience

Pre closing walk through with project mgr identified several issues he disclosed were to be addressed by closing (1 week). I was prodded to give a very positive review as mgrs performance would be addressed by corporate based on my review. After closing, repairs were not completed. Prior to closing I was treated like royalty. After closing, I didn't exist and 2 months later, I am still waiting for repairs to be taken care of. Buyer beware.

For the price of this home the craftsmanship, especially with the cabinets and painting, was substandard. In talking with my neighbors it seems like there was no oversight going on when these houses were being built - tile issues, roof issues, gas meter

For the price of this home the quality was substandard. We upgraded everything and have issues, in particular, with the cabinetry - so many scratches and inferior painting, and the interior paint job was terrible. Our construction manager even told us that if we tried to wipe away anything the paint would come off. In speaking with neighbors again tile, roof, and gas meter problems. Roof tiles not mortered down, foam showing in roof eve, needs stucco, roof dryer vent installed wrong, walls in house not straight. Baseboards not straight,bath cabinet installed wrong, shelves will not stay in place, caulk not finished in bathroom and kitchen, floor outlet missing screws, some kitchen cabinets are warped, overspray on cement patio, window caulk missing, patio screen door does not slide properly, dishwasher installed improper crooked, installer just cut off one mounting bracket, too much to list all

We feel the home is poorly built. The tray ceiling has marks on it, the tile floor is cracked going into the main bedroom, kitchen drawers are off the track, there is blue “stuff” on the hall bathroom shower tile as if some one, not us, took a shower

I thought the whole process is just average! I believe they kind of rushed the whole house build! The quality is below average… had to deal with things like doors not level or closing correctly. Many hinges still have paint splatters! I even had a window screen put in severely bent! For an $512,000 I would expect better quality!!

Great designed homes with at best average construction.

Dealing with Pulte mortgage was a tedious experience. Pulte insurance was horrible, they presented an unrated carrier with horrible reviews on their claims paying. We paid to have our garage floor epoxy coated; they applied the coating over cracks. When I asked why they didn't fix them first I was told " we don't do that". We should have been told to have done by an outside contractor that does the job right. So far the warranty department has responsive.

Pulte needs better material and training

Everyone we encountered is very nice. However the materials used are poor quality and the installers/builders are not trained very well. Items were installed incorrectly and repeatedly had to be re-installed. A tremendous waste of resources. We love the Del Webb lifestyle and are enjoying living here, but our home building experience was not pleasant. We hope our home survives past warranty.

Make sure you get everything in writing up front and during the build process. Talk is cheap! The model homes and the actual homes are different. More than just the upgrades in the model homes. examples - placement of A/C unit, width of paved walkways, quality of finish,... Found many issues with framing, electrical and plumbing, prior to the drywall being installed. Even after the drywall was installed, there are walls that are not plumb or right angle to one another. From miss communication during the early buying process on the lot we chose to construction errors and attempts to hide issues. I’m glad it’s over and I don’t have a part time job anymore overseeing the process. We love the community but it was a hard fought fight to get here.

Construction Manager

Air Conditioning does not adequately provide cooling to Master Bedroom, Master Bathroom and Walk-In Closet. Large Holes left in the Garage Floor. Front Door not sealed properly. Piece of Trim cut to short in Master Bathroom which has left home exposed to Ants and other insects entering the home through Large Opening. Landscaping and Sod are Very Poor Quality for thr Price Paid for this Home. Large amount of Weeds were left present in Landscaped Areas at Time of Closing. Dead Sod was installed in yard. Some Areas did not have Sod installed at all.

There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

My new Pulte Home in a Del Webb community

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. What a mess and disappointment.

Sub contractos were below expectations. Too many problems of carelessness and sloppiness. Some obviously just don't care. You need to pay more to get higher quality subs. I could cite a dozen examples but its obvious you just don't care.

Poor craftsmanship and lack of attention to detail

Very disappointed in the quality of the work done in our new home. Chipped tiles, drywall sloppiness, floors have layer of drywall dust embedded due to not being covered, paint splotches everywhere. The cleaning crew did a terrible job of cleaning prior to us moving in. The entire experience was very disappointing. So much so I told a friend not to build with Pulte after our experience.

Beautiful neighborhood and clubhouse, but build quality of homes is sub par. I still have hopes that the more significant issues will be resolved (eventually), but responsiveness has been poor and follow-through even poorer. Everything from painting to flooring to electrical to carpentry looks like it was done by amateurs with little concern for the quality of their work. You might overlook that if this was an inexpensive home purchased as a fixer-upper, but for a new home at this price it is simply inexcusable. We felt that the builder, Pulte Homes, was less than truthful about what they were building for us. They substituted an elevation different from what was on our contract and did not inform us until we noticed the structural difference after the house had been framed and roofed and complained. They have no credibility with us anymore and, in talking with other new homeowners in the community, we are not alone.

The Del Webb structure of the type of community and the process listed to ensure a quality build with the customer’s best interests in mind and top warranty sold us. The workmanship was sloppy and either minimal or incompetent oversight of the trades given to see that the quality committed to happens. When the problems are identified they are worked on quickly before closing.
