Large bureaucracy that struggles to provide customer service.

Disappointed in dealing with the Pulte bureaucracy when trying to get minors changes made during the build process. Pulte was more concerned with the process of building your house than it was to making sure they provided great customer service. Had to pay a $250 service charge to change out a refrigerator that cost less than the refrigerator that Pulte had scheduled for the house. Painting is a very poor quality and still cleaning or touching up paint issues.

I have been a loyal Del Webb follower since my parents lived in a Del Webb community in Arizona in the 1990s. They had such a great experience in their community and loved their home. I decided then that I wanted the same experience when it was my turn to retire. Unfortunately, the quality of workmanship and the cost do not parallel. Pulte homes are the quality of the original Del Webb name/homes. They are less original with minimal to no choices to make your home individual, and the quality of craftsmanship is poor at best. I expected better quality for the high price. Painter splattered paint all over everything (floors, outlets, outdoor pavers, etc.). Door hardward installed in the wrong place and much damage to the wood trim when trying to fix. Took 5 tries to get the correct refrigerator installed. Slab immediately cracked as did the stucco within one month. Kitchen cabinet doors scratched and two months later we are still trying to get this fixed. And more. While our construction manager listened to us there were many issues we had to bring up to him, things he should have known to do on his own. We paid to have items done a certain way and then found out that they arbitrarily would not do it. Had we known that we would have had a lot of extras done after closing. The subcontractors that Pulte uses are subpar to say the least.

Disappointed in Del Webb Oasis home

If something could go wrong, it did go wrong with our home build. It feels like they are building too fast with no quality checks. Our project manager was friendly but dropped the ball so many times. How anyone can be a project manager and not be organized is ridiculous. We live locally and would check on the home once a week. We found issues every single time we looked. Small issues can be overlooked but we have been in the home a little over a month and we have major issues. Terrible experience with Del Webb Homes!

I've been a Licensed Real Estate Broker in NC for 30 years and have sold over 400 homes. I've never seen a new home with so many issues. No heat, no hot water in the kitchen, toilets clogged up, numerous electrical issues (improperly wired and bad outlets). Shotty workmanship and finish work. Not all punch list items completed before closing and builder refuses to come back and warranty division won't fix them. I invite representatives from Del Webb to come to my home to see for themselves. Their sales video states "Quality and Commitment". We haven't seen either!

Architectural and Construction

Whomever did the detailed architectural layout/planning of the home’s infrastructure (water, power, lighting, etc…) failed! The master shower, and kitchen water are so far from the water heater we have to waste 2-3 gallons of water before it begins to warm up. The light switch placements are not consistent from room to room. What is the overhead light in one room is switched in the next. The bed-side switch for the master bedroom switched light is so far from the edge of a king bed that you have to be out of bed to use it. Our buying experience was wonderful with Dorothy. She listened to what we wanted and answered all our questions. The quality of workmanship was not great. Many problems - paint splatter on floor, cracked and chipped tub, crack in master mirror, cold water supply line for washer had cracked unit, walls were not straight, trim work was sub-par - looked like a dog chewed off the ends of the quarter rounds,. Poor Workmanship

Pulte finds the cheapest sub contractors which leads to a poorly built house. Materials used are of the lowest construction quality, i.e. garage door isn't insulated which doesn't keep the heat out. We previously built with KB Homes and their houses are less expensive and they used insulated doors. Walls are not "square". Once the process starts, no one stops to fix an issue, subs are just there to do the next job. Sod put down even though yard was not graded properly. DO IT RIGHT THE FIRST TIME! Very disappointed with Pulte. They have definitely not improved over the years!

The trades were not effectively managed resulting in chronic mistakes. We forced to revisit contract to support items we added but were missing during construction phases. Items that allegedly were discontinued were not replaced with equal or greater value but instead represent lower quality than what should have been provided. We had a terrible experience and would never recommend Pulte homes to anyone. We were excited about the Model homes and our Salesperson, Zac, but after we signed our contract everything deteriorated. Pulte sent numerous emails regarding your 10-step process but our original Super, Brogan, said (and I quote) "I don't pay attention to those emails" which meant we were never given the opportunity to walk our home prior to drywall; this was an enormous problem given Ron works for the government and needed to confirm some of the electrical wiring in the walls. We like our house model and design selections. That's where the "like" stops. This is a seller's market. Pulte is selling houses faster than they can keep competent workers on site. Quality has suffered. Home inspectors are a must to keep from closing with issues that are not addressed after closing. Read the covenants and decided if this this the place for you. Onsite property management is inexperienced and difficult to navigate.

Great experience at first. Then my rep became standoffish, sarcastic and then condescending until I put a stop to it. After that it was one broken promise after another. I put my foot down, raised my voice and finally got most of the work done. There is still a lot more to do. The quality of workmanship is a thing of the past. You have to stay on top of these people in order to get the work done correctly.
