Bought a house in the spring and was happy with the experience. Was it perfect, no, but nothing ever is, but the crew was there to address my issues. Only complaint is our lot includes a drainage bed that takes up half the yard, that was never disclosed to me.

The whole process was easy. I lived and worked 2 hours away...I still felt connected to the build process. Project manager supplied pictures weekly to keep me informed. Great experience.

When our PM was taking care of problems things were handled very well. He is excellent. When we switched over the communications slowed down. I have three issues pending right now that I still have not heard when they will get fixed. To be fair one just happened Saturday. All of our smoke alarms went off and would not reset. It’s very noisy in here when that happens. Must be a wiring issues .

We bought the same model we lived in TN. Loved the size. Not too small and not too big

Del Webb has gone over and above their effort to make home ownership here a rewarding experience. They are constantly maintaining our propertY and the common areas to keep everything beautiful.

This great company is above board and kept us in the know every week with photographs and emails. A great group of individuals.

I closed on my new home at Del Web Sun City in Buckeye AZ in July; but have not moved in yet. I plan to move in at the end of September. At the final walk through I was very happy with the final product. My Construction manager was excellent and did a great job. I found the Design Center staff to be very unprofessional and non-responsive to errors they made in documenting my choices and was forced to live with their errors. Some of the material choices where not current as far as technology, ie Can Lights and Controls; window material vinyl versus wood or fiberglass.

We are pleased with our home. We liked all the models and felt that they were well designed, but the Steel Creek was the right one for us. This is our first new home, so the experience -especially during these times of Covid- was a bit daunting. However, the team at Del Webb helped us every step of the way. At all times they were caring, thoughtful, and professional. We are so grateful for their support!

This is our 4th new home build. From the home model selection with the many, many construction options to the numerous options for materials to be used, I feel that Del Webb has a great system, product and method. Yes, there are some things I would have liked to have as options but I can understand why they have to limit some of the upper end selections. The build process is well done and I feel that all of my needs were addressed. One big thing that was different about this construction process was how clean the job site was. I have never had my tile floors covered after installation before! During my site visits, EVERY worker was considerate and friendly. They really cared about the job they were performing as well as being clean about it! Yes, there are costmetic items that are being added to my “punch list” but that is to be expected after any new construction. Considering my build was right in the middle of the national COVID shutdown, I feel very fortunate that Del Webb has the relationships with suppliers that my construction time line remained as promised. Every phone call with questions to my construction manager was answered in a timely fashion. Communication is important on a “long distance” build. Tradesmans work quality is lacking. Materials used are low end with top dollar pricing. Repairs usually require a second call back to get it done correctly.

Lot initially was laid out incorrectly. Two managers/superintendents were fired/replaced during the building. Impossible to coordinate any problems between design and building. No one could correct a mistake in number of lights in one bedroom. Design center rep would not respond to phone calls or emails. Building site was a disgusting mess most days.

Lots of room for improvement for Pulte: 1. Be forthright at beginning how real estate fees are managed. If client does not use a real estate agent, this fee should go to benefit of buyer. 2. Have drawings to show what is “standard”, so that you know what your base is when Selecting options. Pulte refused to give us base model electrical drawings for house despite our repeated requests. 3. Hire workers with minimum level of craftsmanship and improve quality control procedures. We had numerous examples where the construction quality was poor. Split studs and bracing, large gaps in caulking, poor paint coverage, poor HVAC pipe routing, etc. 4. Maintain continuity of personnel instead of continually switching Construction supervisor personnel and responsibility. You could never be sure your concerns were being managed. 5. Better show which is /is not optional on models. Pulte uses a “change order” strategy for many items that would normally be considered standard. ... More

This is the second home I have purchased from Del Webb/ Pulte. This one is fantastic quality & a Good value. Service for any issue has been terrific. Anyone looking for a home should first check on a Del Webb home.

Our home is very nice - but leaving a dirt square by our front door is very disappointing. It wouldn’t have taken very much to cement our front patio since there is a cement walkway RIGHT NEXT TO IT that leads to our front door. The pony wall that surrounds the dirt area is attached to the house, therefore it is “part” of the house. We feel the house is not finished.

This house I call my home was beautiful made and I am so proud to live in Carolina Orchards community!

Purchased a Del Webb quest villa, 5 years new. They were very accommodating with the smallest issues.

From the sales process where the folks were very forthcoming with all things to be considered. We were given option catalog with pricing for our proposed model so we would know before purchasing what we were getting into. During the build our construction manager always had time to review where we were in the process and if we had any concerns addressed them immediately. Post closing the warranty team addressed any touch up items that we found. The entire process you could tell all the people involved were striving to make the entire process a pleasant one.

Overall very happy with home and neighborhood. However, disappointed with quality of finish work and attention to detail (i.e., paint, woodwork is not up to "new house" standards).

Pulte Homes comes across as a cookie cutter homebuilder instead of a customized to fit your need

My dryer vent caught on fire because the 220 plug was not properly wired. I had a natural gas leak outside between the meter and house due to incorrect parts and poor workmanship. While working on the house next door a subcontractor damaged my soffit and stucco. They just started a house on the other side, stay tuned. Justin has been a great help but he is not Superman!

It’s very discouraging to keep hearing that DelWebb can’t do something when we know very well you can you just won’t. Why not try to explain why some of the things you aren’t willing to do are being done the way they are. Would make such a difference in the whole experience when a new buyer feels they are listened to and their Thoughts and questions are respected and answered correctly. Very difficult when you talk to different people in the sales office and get a completely different response to the same question. The most outstanding thing here is the community of neighbors who go out of their way to help each other. I really love this house, it’s beautiful, I just wish repairs could be made more timely and some not needing to be made at all. Last comment, we are older and not wanting to have to take care of lawns and plants so why couldn’t we pick the ones we want. Some that have already been planted are going to grow much bigger than the area can support and it would be nice to have someone who knew what they were doing doing the landscaping. It really looks a bit like Stepford and that’s not necessary though I do understand people just can’t do what they want to do. Perhaps more communication with the HOA instead of all the rules might be helpful ... More

In hind sight we would've gotten a realtor to help oversee construction and negotiate. Pulte sales and other staff friendly on the plus side. Location and neighborhood, amenities are great but finishing workmanship not so much The project manager was great and in constant contact but it is more an issue with the sub contractors lacking quality workmanship. For the price you pay we would expect more attention to the finishes, We feel Del Webb has gotten greedy in what they offer for the price. So many things are "upgrades' that really should be included in basic price. In the end still mostly displeased with a lot of the trim, doors and some of the drywall and paint finishing. ... More

Lots of discrepancies not paid attention to; broken tile, upgraded bath tub damaged, upgraded front door paint coming off and other discrepancies, which am waiting to be resolved soon.
