I’ve owned new construction before, I’ve rehabbed a condo to the studs, and had many homes in between but I’ve never as an home buyer encountered such sloppy, careless work. It’s as though people were pulled off the street and if they can wield a hammer or hold a paint brush, they’re hired to build $500k + homes. It’s mind boggling to me that Del Webb puts up with it, and then knowingly turns it over to buyers who are paying a lot of money. Is it due to lack of workers? Maybe. There are so many issues with our “new” house that it’s way too many to mention. Cracking paint on the ceiling, poor drywall finishing, defective windows, defective shower door, poor quality cabinets that were a $10,000 upgrade, 2 large holes in the walls that Pulte didn’t notice, poor trim finishing work. Once the home was finished, and the day before my closing, I had my “walk-thru” with the sales rep and the construction supervisor. Here are just a few of the problems: Almost every electrical wall plate in the home had gaps in the sheet rock and the wall plate. I was told by the construction supervisor that the workers use a sledge hammer to punch through the wall/sheet rock for the electrician to locate and install the electrical outlets. Such a big development executed in a relatively short timeframe by a huge company with poor corporate communication and rigid canned response to the customer resulted in chaos and did not produce a house with the same quality as the on-site sales model. Top down chain of command apparently tied the hands of the on-site construction supervisors to resolve several issus. You do not get what you paid for.

Look at everything in your house. From the placement of the light switches to the water pressure in your shower. Don't assume that smudges on your floor can be easily wiped up. Do not close on the house until all of your issues have been addressed. It is a very difficult and lengthy process to get problems fixed once you have closed.

Lack of Responsiveness / Pulte Silos

We have experienced the negative effects of the communication gaps between the various silos within the Pulte organization, their overwhelming focus, with the expense to customer service, of ‘making the numbers’, and how their staff is incentivized. This, they’re follow through , and the construction mgmt team telling clients what they want to hear vs. creating ‘action plans’ for outstanding issues has us questioning ‘what are Pulte standards?’. We had to fight to get the house in acceptable shape before the closing, due to numerous defects of reckless and poor workmanship. We were forced to do the closing in spite of many unacceptable items to be corrected. The building manager assigned to our house kept making promises that did not fulfill in an expeditious manner. A new manager assigned 1 month after the closing seems to be more responsive.

When you first stop here to look at homes they are great. then it goes down hill from there. You are not allowed to make ANY changes after you design your home because you signed your contract but they constantly make changes and delete items. we were lied to about our lot and they offered a four foot extension on the garage which I wanted. I was told that was no longer offered because there was no demand for it. Working through the building and buying process was the worst I’ve experienced. Inflexible, demanding, impersonal are a few words I’d use to describe the purchase experience. Support after sale is poor, ie, discovered a horribly crooked wall and was told they could come out to start repair in one month. I pushed for quicker and now the representative has abandoned us.

Overall the house is fine, but I paid for grand. The quality of workmanship is disappointing. It’s all subcontractors who don’t care. Literally watched a painter walk across my new floors with a wet paintbrush hanging down by his side. If the simple things had been done well, I’d be happy.

The process of purchasing the home is quite simple. There is limited accommodation for scheduling with the design center and for the walk throughs with the Field Manager. I would recommend hiring an outside building inspector to oversee the entire process. We have 3 walls that are not square (2 of which are in a very visible location). The out of square walls could have been avoided if the Field Manager carried a level and held the subcontractors accountable for poor workmanship. You're Paying for a Del Webb Community not the house

For the price of this house, the workmanship is average at best. We had a lot of silly mistakes and you got the feeling that it was more important to get the house built fast rather than getting it right. Landscaping is just sad, and the paint is the cheapest you can imagine and sloppy.

The craftsmanship of the work on our home was poor. No attention to detail at all. There were slow to respond to various concerns that we had during the building process, we felt a bit rushed to sign the “satisfactory agreement “ so we could close. The sales person did not disclose options there were available for our new home and we did not find out about several options until other homes in our neighborhood had them. We just expected more from Del Webb.

Builder refused to listen to the customer and has the attitude 'We Wont, We Dont and We Cant' - very frustrating. The interior finishing is terrible - paint, wood work, and tile are very poorly done - and we have several dozens of items that need to be addressed, and we have not heard back in a timely manner. As a customer buying a new home is a major purchase - we expect the home to look brand new so that we can take pride in the home and show it to others - as it currently stands, I am embarrassed to show it to anyone. I thought PULTE was supposed to be a high quality builder.

We love our home's floor plan, but the attention to detail really shows a lack of worker oversight when it comes to craftsmanship. We have lived in the home for about eight weeks and have a list of nearly forty issues. About seven of the issues have been corrected, and I corrected about half of them. Del Webb has been very slow to address issues and get them corrected. My advice would be for a new buyer to stand their ground and not to close escrow until the home is finished to their liking. You would think after 13 and a half months of waiting we would of had a better quality house to deliver. So far they have had to rip out the quest bathroom floor, the laundry room floor, replace the master bath vanity and after a full month of living here we still are not complete. They have to replace a patio that is already cracking and mirror as well as many smaller items. The quality of workmanship is terrible. There are 100's of paint blemishes on the walls,Paint splatters on my hardwood floors that still have not beeen cleaned up by Pulte. Every window sill needs to be rechaulked. The floor moulding where installed crooked and there is exposed wood. The hall bathroon tile is off center and has gaps in the chaulking. Shane the Forman on our house - nice guy, doesn't demand quality workmanship. Hire a independent inspector. You cannot assume that contractor has your back. We have many warranty items. Don't close until home is perfect.
