Disappointed in Kitchen aid cook top. Terrible. You can't see the controls. Tank less water heater is worthless. The amount you save on gas to heat the water, you waste water waiting to get hot water by a factor of ten. Get rid of them. give me back my water heater. A change order process/system is terrible. Too many hand offs between vendors. The stone vendor applying stone on fronts does terrible work. No education on key mechanic - Heating and Cooling systems. Someone should be in charge to sit with the home owner and be up to speed about all the stuff the homeowner needs to understand and ...

I fell like the finishing of home was rushed. Plumbing was not tightened. Glue on tile. Paint on glass. Grout on granite. Cabinets chipping. Lazy Susan not installed. Drawer rail not attached. Exterior paint peeling. To be fair I have not contacted warranty dept yet but will as soon as I get settled.

For $185 per sq ft, I expected better quality material used. Including doors, windows and fixtures. Drainage on the lot is a total mess. Still trying to get punch list items resolved. HOA for exterior is way too restrictive. Guest passes for club house should be allowed to roll into following years. We should not require a pass for grandkids to use facility between 4-6pm, that’s just crazy since we pay for the usage of the facility. If people are abusing it, then add those types of restrictions.

Interior workmanship lacking quality. Issues with paint, garage sheet rock. Sub contractors rush through work; thereby, leaving poor workmanship. Answer is let “Warranty” take care of it. After that it is a struggle with Warranty and the sub-contractor. Lot’s of excuses.

Very carefully evaluate what you get for advertised price, versus all the "options" you need to satisfy desired living. Plan on adding about $100,000.00 to get the final product. Options appear outrageous. Some are basic and should be provided in base price of house. LOOK WITH A SHARP EYE AT FINAL PRODUCT AND TRY TO OPERATE ALL EQUIPMENT .

I filled this out previously and you have the response. I do not type and do not like the inconvenience of having to reconstruct a response. I cannot get questions answered by the subs Del Webb lists, with their phone #'s. Furthermore after questioning the quality of a two level upgrade on the granite(the granite had an obvious flaw) we were called by a supervisor. I was not made aware that his boss was also in on the call. This secretive action and the subs referring all inquiries back to Del Webb, and our construction supervisor, Jacob's supervisor, withheld information from me prior to ...

Strong-arm tactics from Pulte mortgage and Pulte Insurance. Builder unwilling to address multiple issues discovered after living in home for short period of time. Floors not level in multiple places in the house. Grout work in shower in Master Bath was poor quality.

If you have any choice do not observe what goes on during the construction phase, you will save yourself a lot of stress and frustration. Add several days to the promised completion day, in other words, do not plan any deliveries, any visits, any activities until after everything is completed and signed off on, and then add five days to that! Allow yourself time to do your own independent inspections.

Sales person was great until problems with construction surfaced and then all communication ceased. construction supervisor failed to answer most of our inquires and failed to follow thru on verbal commitments whether they be communication or physical construction. We were not at all pleased with his performance. The warranty supervisor after we closed was excellent with quick response and stayed on top of the contractors when they failed to make the repairs properly.

get home inspected prior to closing and walk through with field manager. Take lots of pictures and write down all adverse issues; anticipate long waits to get repairs done. Check all keys for operability including mail box and golf cart garage prior to closing; we didn't get correct mail keys (we were assigned to different mailbox by USPS than Del Webb thought) for 7 wk.

Just moved into our home Fall 2019. Finding issues of poor workmanship daily. The exterior of my home looks like a 10 year old painted it. Promised many things that were not followed through with. Pest control system that was supposed to be installed was just “forgotten”. The contractor landscaping is sloppy with little thought being put into it. On the positive side, the views are spectacular and our neighbors are wonderful. Pulte needs to improve communication between supervisors and contractors and set a higher standard for finish work.

In our case the only person who did a five star job was the floor installer. The painters put the thinnest coat paint over walls and baseboards without wiping them down so most of our walls and baseboard are gritty. Drywall has dents. The bottom of doors were never sanded so jagged paint job there, all fans install improperly the heater never got connected. The patio has same problems with paint none of the nails were chalked were talking at least 100 nailhead, lots of cracked wood, many of the fascia boards holding up the roof have large cracks, gate damaged. While the overall value is good, I have two complaints thus far: (1) the new home going up next to us creates a pig-stye of our property. The workers go home at nite and their lunch garbage and other building materials blow on to our property, meaning we have to clean up the mess. A closer supervisory role would help to keep the builders accountable not only for thier building product but just as much the mess they create. Due to the highly strict HOA's (you wouldn't let us put up a very nice wrought iron fence for our dog until we could get the permanent one installed), we decided we are just too old to live by so many stringent rules. The wife in the household was treated like a 2nd class citizen when she came to view the home by the salesperson at Sun City. Mary, with Pulte Homes, was excellent.
