The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. After six new construction experiences, this contractor was by far the worst in terms of quality, reliability, and communications. We were assigned three different construction managers and had closed 4 months later than originally advised.

Very unhappy with the workmanship of our home. No attention to detail. Our project manager did everything he could to make things right. Del Web is only interested in getting as many houses built as possible instead of focusing on the detail/quality of their homes.

The community is great, the people are nice and the activities are great. The houses are pretty and have good layouts. And for the most part, quality after final punch list was complete seems decent. But it’s hard to find good things to say about Pulte right now. They are not transparent about their processes, communication is automated or nonexistent, they come nowhere close to meeting deadlines and six weeks after closing we are missing lots of things. It took 13 months to complete our home. At least 5 walls and center island out of alignment. We had 4 different Construction Managers. Just wish Matt (our last Mgr) could have been our Mgr throughout. I feel certain if we had had him in charge prior to just the last 6 weeks this would never have happened. Pulte needs more Construction Mgrs to supervise their sub contractors.

Great design, poor workmanship

The Sun City Del Webb Pulte homes are great designs for living and entertaining. Even though the homes are close together, outside noise is not a problem. The finishing workmanship from poor wood filled with putty, painting not finished, paint splatter on floors and cabinets, poor tile laid uneven. If you have low expectations of quality, this the place to buy!

The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

The quality of the workmanship, especially the finish-work subcontractors, is below even track home quality. Lack off attention to detail and even basic trade skills is evident by all of the major trades. Not only did Pulte insist on our closing before the house was completed: it has not fulfilled its reassurances and promises to take care of outstanding issues. The community is very attractive; however I regret my purchase due to the poor quality of construction. Particularly poor workmanship with painting, drywall and cabinetry. Issues with electrical, appliances and plumbing. Simply stated, the builder lacks a quality build process.

Not a great experience and not a great value for the cost. Weeks of delays, terrible communication, crooked walls, shoddy patch ups, unresponsive project managers, holes developing in the lawn, late delivery of the home.

The salesperson Tim was excellent. The oversight and quality control by the general contractor Trent is obviously lacking. We came from out of state and put our trust in him to give us a quality home. We have a 2 page punch list of repairs for sloppy workmanship that we paid for. So far, the repair people have not showed up or say they will come back and didnt. This is such an inconvenience and has ruined any excitementwe had moving to Florida. Having bought new construction before, this is not acceptable.

We have been in the house for almost 4 months now. We made a HUGE mistake. We believed that the issues that we found before closing would be addressed in a timely manner. We were so WRONG! I paid for and expected all aspects of my brand new house to be in brand new perfect condition. That is not been my experinece to date. I have had multiple issues, and had to take a number of days of work to address problems. Some issues still remain.

I found that a lot of what I was told during the construction process was either blame someone else or deny there is a problem. We were told that our house should be finished in late July or early August. Based on this information we sold our home in Washington State and drove to Texas arriving on July 1, 2022. We expected to stay in hotels for a month but no longer than two months. At the end of August, we became very concerned because our house sat for 8 weeks with little or no activity. Bayview Del Webb is the worst Del Webb built and trustworthiness. I visited Del Webbs in Raleigh, NC and every single DelWebb in Florida. I bought here because it was new and I believed in all the other properties I saw. That it was basically following LakeWood Ranch Plan. Communication or lack thereof is a major issue. For an operation this large you’d think they’d have the process nailed but they don’t. They make a big deal about their build quality process which is mostly just PR. We were rushed through the final walk-through (what they term the Build Quality Celebration). For 30 years I have worked as a salesperson in real estate. Building with Pulte was the epitome of "no service to the buyer". All communication and scheduling and procedures are there for the convenience of the seller. I liken it to a procedure on how to screw in a light bulb, and have 14 different people involved in the event and have none of them communicate or assist one another. The initial experience of selecting a lot and house options was good and efficient. The Building process was average, and communication was good. The final inspection and closing process was not good and we felt rushed and pressured to sign off that everything was complete (less than 2 hours).
