If you have any choice do not observe what goes on during the construction phase, you will save yourself a lot of stress and frustration. Add several days to the promised completion day, in other words, do not plan any deliveries, any visits, any activities until after everything is completed and signed off on, and then add five days to that! Allow yourself time to do your own independent inspections.

Don't release the home to be nice.Make them repair,finish,your home the way you want it.

Cost vs quality of materials for home finishing are not too favorable. Finished appearance is good but doesn't seem too durable.

Sales person was great until problems with construction surfaced and then all communication ceased. construction supervisor failed to answer most of our inquires and failed to follow thru on verbal commitments whether they be communication or physical construction. We were not at all pleased with his performance. The warranty supervisor after we closed was excellent with quick response and stayed on top of the contractors when they failed to make the repairs properly.

get home inspected prior to closing and walk through with field manager. Take lots of pictures and write down all adverse issues; anticipate long waits to get repairs done. Check all keys for operability including mail box and golf cart garage prior to closing; we didn't get correct mail keys (we were assigned to different mailbox by USPS than Del Webb thought) for 7 wk.

Just moved into our home Fall 2019. Finding issues of poor workmanship daily. The exterior of my home looks like a 10 year old painted it. Promised many things that were not followed through with. Pest control system that was supposed to be installed was just “forgotten”. The contractor landscaping is sloppy with little thought being put into it. On the positive side, the views are spectacular and our neighbors are wonderful. Pulte needs to improve communication between supervisors and contractors and set a higher standard for finish work.

In our case the only person who did a five star job was the floor installer. The painters put the thinnest coat paint over walls and baseboards without wiping them down so most of our walls and baseboard are gritty. Drywall has dents. The bottom of doors were never sanded so jagged paint job there, all fans install improperly the heater never got connected. The patio has same problems with paint none of the nails were chalked were talking at least 100 nailhead, lots of cracked wood, many of the fascia boards holding up the roof have large cracks, gate damaged. Cabinet quality lacking. Flooring options too expensive. Go builder base flooring and use outside contractor. Cleaning and prep for closing are dismal. Unfortunately squeaking wheel doesn’t always get service

Field manager does not follow up and little to no communication Finish work ie trim and drywall finishes poor.

While the overall value is good, I have two complaints thus far: (1) the new home going up next to us creates a pig-stye of our property. The workers go home at nite and their lunch garbage and other building materials blow on to our property, meaning we have to clean up the mess. A closer supervisory role would help to keep the builders accountable not only for thier building product but just as much the mess they create. (2) Most of our kitchen cabinets and those in our bathrooms were never checked before we moved in. The door hinges do not close evenly and therefore allow a banging sound and vibration after the slam shut which worsens the clamor. Average workmanship volume builder. Premium paid for 55 plus amenities.

Due to the highly strict HOA's (you wouldn't let us put up a very nice wrought iron fence for our dog until we could get the permanent one installed), we decided we are just too old to live by so many stringent rules. The wife in the household was treated like a 2nd class citizen when she came to view the home by the salesperson at Sun City. Mary, with Pulte Homes, was excellent.

The houses are good but there are many things not finished well inside the house, and although they have people to solve the situation, they are late to solve or do nothing.

Although we are pleased with our new home, the quality is quite lacking. The wood floor needs to be replaced--when we first inspected the home, we noticed the floor was curling up at the board ends. we have been told the floor cannot be replaced for several weeks/months which means that all the furniture will need to be removed. The builder would not acknowledge the defects--we had to deal with the flooring company and the flooring manufacturer. moldings throughout the house have paint drips, gouge marks, etc. the door moldings were all cut too short leaving 1/2 inch gap between the moldings and the floor. Builders answer was to cut small pieces of molding and glue to the bottoms. The granite countertops were covered with a film which we cannot get off. Requests to identify the provider of the granite have gone unanswered. The basement wall is separated from the floor in one spot. We have complained several times but still no answer. Floors all have paint overspray which was not removed. Front door has paint sag from over spraying approximately 9 inches long and 7 inches wide. Builder does not respond to concerns very well. We have been told that our customer service person will contact us but he has not. There are numerous drywall issues which need to be addressed. Very disappointed in the customer service. ... More

Hello, overall the experience has been get. The only thing that I really do not like is the time it takes for warranty issues to be addressed and completed. I waited for one month for a closet issue to he fixed and when the issue was finally addressed the closet subcontractor spent 1.5 hrs fixing the issue. The second thing is your subcontractors take forever to schedule a day and time when they can come out to make a repair. I have an electrical light switch inside of a restroom that gets stuck and the subcontractor will be out to fix it for two weeks and it has to be in the middle of the workday when he can make it to my house. I have to miss work in order to get one light switch fixed. ... More

My home was not ready when promised. It has a plethora of problems some of which are being addressed. I also was not offered all available options when I selected the interior finishes so beware whom you deal with.

Responsiveness is really bad.

I was very disappointed in the quality of the construction of my first new home ever. Lots of little things visible and a few that were just totally ridiculous to have even been presented to me as the buyer. And there is a huge push for you to say you are satisfied within a few days after closing when it takes a little time to find things that need to be corrected.

I purchased my home and moved in to have problems that I still have to address. The exterior painting is awful. Some of the interior walls need to be repainted. My AC circuit breaker keeps tripping, the caps on Tile roof(end with cement) is not great, looks like cement paint is off and sloppy . My fireplace doesn't light up after it was fixed.

Great purchase experience, poor follow through with all the repairs and corrections needed. Flooring has splintered at every joint and we have been waiting for 5 weeks for a Shaw manufacturers rep to come look at it. OUR contract is with Pulte NOT the flooring manufacturer. Pulte needs to step up and make it right. There are several other issues that have been an issue for weeks.

Our home done on time or ahead of schedule.... only ray of light in the Hilton Head Sun City hierarchy was my Building Mgr.... everyone else couldn't care less on what you wanted or what you NEEDED. Once in, the building contractor - building the new home next door... totally disrespectful of my NEW property and started work before 7:30 am with men all over the house.... garbage on the lot and the street. Working on my brand new lawn.... and blocking the street and driveway. Now, the landscape contractor that you are forced to pay for on the north side... is doing the worst job (for everyone) possible.... sorry I gave away and didn't bring any of my LAWN care items... since it was supposed to be taken care of... HA! ... More

Stay involved in the building process. Don't assume anything.

Del Webb tends to squeeze its subcontractors to the point that only the most egregious issues are addressed -- *IF* you notice them and *IF* you vociferously complain. There is no pride in the work that is done and the finishing touches are just plain missing. Regular inspection of the construction process and rigorous screening of specs are a must. Also, ensure that any promises made during the construction are in writing. But, overall, they are admittedly a notch better than some other builders (Perry Homes, K&B, DR Horton).

Despite the beautiful location and first-class amenities, our home was not move-in ready at closing. Our assigned field manager was more interested in receiving a positive survey response instead of fully addressing the deficiencies that, if resolved, would have made it so. While appearing to be accommodating towards correcting our issues (that should have been taken care of before we closed), his aggressive approach toward the survey results was his obvious priority.
