Lack of flexibility in changes is a problem. Most new owners spend the first month after move in redoing the interior of the house, discarding things Pulte put in and spending much money on replacements. Work crews show no pride in their workmanship. Many trades do substandard work which has to be redone three times to get it right. Don't expect the contractors to know what they are doing from the guys who pour the slabs to completion. Concrete guys will miss walk in showers, placement of patio door frames, fireplace foundations and other supports. Framers seldom cut a board the correct length...usually about an inch short and then use 15 nails to span the gap. HVAC guys put duct work in, the next day the insulation guys cut all the duct support straps. Three weeks later the HVAC guys come back in and re-straps the ductwork in a hurried and substandard way. Meanwhile, the worksite looks like a dump with debris blowing all over the neighborhood. Not one tradesman leaves the the worksite clean. I would not recommend a Del Webb home if I were asked about it

It was a pleasure to tour and purchase a Del Webb home. After touring many communities, I knew the Del Webb Tradition Community was home. The home styles and wide range of options and very competitive pricing allowed me to purchase the home that best fit my lifestyle and budget.

We had a good experience with this purchase. However, much of the workmanship and design is contractor grade. We had to spend more than we expected to bring the quality up to designer home category.

I purchased a spec home and there were a few issues that were supposed to be fixed before closing. When I arrived the morning of closing they were not completed but I was told the would be completed asap. Since closing, I have had promises the issues will be fixed but they have not been completed at this time, 5 weeks after moving into my new home.

Small problems (two doors don't latch), but the house is lovely. Del Webb has a great interior design center.

Missing items and small defects have been taken care of promptly.

Everyone from Pulte was excellent and extremely professional in every aspect of our purchasing our new home from Del Webb in Sun City Hilton Head-Bluffton, SC.

Good selection of models. Good communication from purchase through warranty work. Jacob was very good at keeping us updated with information and photos. He was accomodating to our requests to visit with some after market vendors prior to closing. Angie checked in out us and our progress. Nikki was so very helpful and patient on our selection day. Getting options in advance was very helpful. Your new selections available in January were what helped make our decision. We wanted the space but not a second floor. The issues we have found after closing so far has been fixed to our satisfaction and in a very timely manner. Some of these things should have been correct the first time around , but Debbie has been very responsive in getting things made right. ... More

Make sure you like the neighborhood

Have only been here for about 6 weeks, but so far I am very pleased. Just wish COVID would stop interfering with activity.

We built in Tidewater, Estero, Florida. Great experience with the Pulte staff. The product is excellent.

Plan on going over budget at design center

The builder team was very good.

Project Manager was on-top of everything and provided weekly updates with pictures. Access to the "build web site" is especially helpful in keeping updated on the progress of the build.

Love, love, love my new house! However, beware if you are buying a lot in a brand new phase of the neighborhood. It has been a NIGHTMARE trying to get deliveries to my house...no one can find it on GPS....there is another street in Del Webb with the same name, but different suffix . My street name was changed after move-in, which has been frustrating to have to change it with utilities. AT&T internet was not available until after I moved in. Still waiting on street lights....

We signed the contract to build our home in late February pre-pandemic. Despite the COVID challenges, our home was completed on time. There remain a few issues to be resolved, but for the most part everyone has been responsive.

Everything went smoothly.

From contract to closing process was smooth and easy. Sales Rep was fantastic! He knows the business well. A lil more attention to detail by the different trades during construction could have eliminated a lot of warranty work that is now being completed. The cleaning crew before closing was disappointing.

Consider that you will need to invest a substantial amount in options/upgrades.

Please hire authorize inspector to examine home for possible areas that need proper completion. Close on selected property only when all items completed.

When adding on your options watch out for what I call creeping elegance. Your 300000 dollar house can become 400 real quick.
