Very poor workmanship for a high-priced product. What we got wasn't what the model looked like. Although Del Webb stands behind their product and eventually everything will be fixed, the continual no-shows by contractors are doubly disturbing. You would think it would be much better for both Del Webb and the owners if things were done right the first time. Quality Control is definitely lacking.

I’ll start with the sales experience. We were very interested in this development from the get-go. We signed up for the grand opening sales event, walked thru 3 models and got pricing on those models, but requested info on another model. Despite follow-up emails and phone calls, it took 4 months for someone to get back to us. Needless to say, the prices increased substantially in those 4 months. We’ve had experience with Pulte before and it was good. Pulte today is unresponsive to all the mistakes in the workmanship of these homes. At this point, I’m terribly disappointed in Pulte. It appears that nobody wants to take responsibility.

Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

Builder gave us a closing date they couldn't keep, so it made it very difficult for us. The construction may have been rushed at the end. There were many missing items and defects which are still being worked on. It has been over a month since closing. The construction manager, however, has been very responsive to our communication.

Many issues still to be dealt with after closing. Spent lots of money for sloppy workmanship as well as unfinished. I think the site supervisor is inundated with many homes and trying to do his best. I have to cobtinousky ask for things to get done. Labor must be hard to come by.

I purchased a home about 5 years ago. At that time, my inspector told me that Pulte was one of the better builders in the area. When he inspected the new house this year, he stated that Pulte's quality was not as good as it used to be.

Get inspections done at pre-drywall, pre-close and 10 months out (just before 1 year warranty is up). I have future neighbors who are experiencing major issues and have brought Pulte management in to review the poor quality.

- Del Web and Ave Maria is as very well thought out with great community planning and outstanding landscaping and amentias. Pre sales and post sales support from local sales office was outstanding!!! -Building process and communications could be better. Overbooked and trades getting sloppy with their workmanship, I suspect because of time crunch. - Quality of workmanship could be better, especially for the cost.

Tim did a good job the landscapers were terrible we are still waiting ion them to replace a tree after 3 months of them saying it is still alive no leaves yet the yard is very ruff and a ne they didn't pickup any junk it is under the grass

Over all the house is good it just seems that after closing things take for ever to happen Are builder Tim turned in a cabinet that had a crack in it to be replaced that has been app. five weeks ago still nothing and then there is the landscapers and sprinkler people that do the worst work i have ever seen. The quality of paint we were able to select from was very poor unable to wash any of it.

Lack of response time to problems after we closed.

When all our issues have been resolved since we closed April 21, 2020, then and only then will we grade Del Webb on the home buying experience. At this juncture we are not pleased. For example, we were recently told our refrigerator would would be delivered the week of May 24 - 28. It wasn't received as of 6/3 and no one bothered to call us to let us know of any further delays. On top of that, the refrigerator we have has no ice maker and we have to buy ice at a retail store weekly. Not a big expense but certainly is an inconvenience. My experience was so disappointing, especially with Pulte Mortgage. I loved the location and floor plan of my home, but the only time I felt like I was a client that Pulte was trying to please was during my interior design consultation. They did meet the deadline set for closing, but they did so through obviously rushed final construction details. Glue, dirt, cement, absolutely the dirtiest new house ever. Yesterday I was on my hands and knees scraping up glue for 1/2 hr. No pride in workmanship. Received a 175,000 house for 275,000.

Our experience was not good. We closed on a house that had no electric, gas, and roof not completed. Some of the sub-contractors did sloppy work. The construction manager pushed back on many things. I was happy with most of my upgrades, but had to watch them closely as the manager missed putting in some of my contract upgrades. We were out of town, but you really need to be there during their builder process.

I had never had a house built before and would probably not do it again. It was a bummer seeing poor quality products being used on my house and all of the set backs along the way. I couldn't believe the amount of trash and garbage litter through the job site. I couldn't believe how much people just didn't care. My friend built a house too and she has had a tremendous amount of issues with her house. The neighbors all have a story to share.

Make sure you visit the home every week during construction so you can keep up with the stuff that needs to be fixed and that isn't done correctly. The entire process is focussed on saving Pulte money, not on producing a quality product.

Lisa in the Sales office at the development site was very helpful - supportive and quick to respond to questions. Courtney in the Design center was great - attentive, knowledgeable, and helpful. Pulte Loan process was laborious, and information requested was far beyond anything any other builder has requested. Pultes customer service representative was not helpful at all. She will find any excuse not to help you with your issues. You have to battle with them to get anything done. Once they have your money, you're on your own.

Very little communication throughout the process

Pulte is a for profit organization, which is fine, however, they do not have any interest in talking to the customer throughout the home building process. They cut corners where possible and charge the highest prices. Don't believe the sales person, they are going to tell you anything to get you to buy and then there will be an excuse for everything when they can't deliver. They will also retaliate so be careful what you say to anyone involved in the entire process.
