The home is valued at 510k, but looks more like a 200k home, due to poor workmanship and pride in doing a good job. Things are not centered, paint and caulk are all over the tiles, parts are missing from an appliance, and level 5 shelving is not properly hung, so the shelves are not level, and the huge quartz countertop is not aligned properly. Also, the tub has a chip because a trade person was observed using a step ladder in it. Not a good experience with a builder who has built many communities! The warranty department is supposed to work with us.

Priority for builder is to close quickly. Quality of most trades subpar. Countless workmanship issues. Wood planks gouged and scratched, tiles chipped, cabinets damaged - all had to be identified by owner. One mirror almost fell because it was mounted with only mirror clips which were screwed into drywall, not studs - potential safety issue. The list goes on and on. Be prepared to clean your floors - wood, carpet, and tile after closing. Follow-up on issues is very, very slow.

Lack of attention to detail.

They’re great until you give them your first review, which they tell you about and ask that you give them a good one. I am a single, older woman and after I moved in I noticed so many little things....some type of putty that absolutely will not come off tile floors. Sloppy painting in some areas. Gaps in flooring. Incorrect electrical wiring. Nearly dead bushes. Weeds they are supposed to control but are not. The builders grade paint is awful.

Homes look great but multiple leaks they refuse to fix

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

We were sold on the fact that Pulte sets the industry standard. That the customer service was excellent and that our home would be everything we expected. We were told we would have a walk through to make sure of this and if things needed correct it would be done and then we would have a Celebration Walk Through. Very personable. Multiple issues after closing revealed lack of attention to detail and obvious lack of inspection of plumber's work, appliance functioning, and several other areas. Messy workmanship.

Hire your own private, licensed, inspector to monitor every phase of building. Do not close until all issues - cosmetic and otherwise - have been completed. All issues are addressed by customer care, but not in a timely manner. I am 2 months after closing & work is not completed yet. The master shower is still unusable and revealed a cover-up by multiple services (tile & plumbing) of defective workmanship & Moen products. This is the 3rd house I have had built & the 1st with any (& many) problems. This is a wonderful community to live in, but the build quality is poor.

Had warranty issues from day 1 from appliances to electric to plumbing. Little response from warranty department with no urgency until we escalated to supervisors in charge. Very disappointed in our experience to date.

Disappointing new construction

Excessive amounts of poor construction, painting, molding, concrete, siding and roofing. All issues that could be fixed, but not much seems to happen.... fix one thing, come back a few weeks later fix something else... on and on... unacceptable for new construction!It would be nice to be able to move into a new home, and not feel like you need to constantly be under construction because someone did not do their job right in the first place!

A/C does not cool home

Although my customer service rep is trying the best he can, bottom line is the AC unit does not cool our home. I've gotten nowhere. My condenser is 3 tons for a 2 story Martin Ray while neighbors have a 3.5 ton for a smaller home. Nobody can tell me why this is, but I'm guessing that's part of the issue. I'm very disappointed in Pulte for allowing this to happen. I would not recommend buying a home from Pulte.

Buyer beware

Pulte has a well known name out there, but beware Pulte uses some cheap materials so it looks good. Contractors hurry to get done, but don't check that their work is operable. The painters will paint your walls and ceilings, but paint splatters appear on your tile, cabinets, hardwood floors, doors and garage floors . Upgrades are way overpriced. My suggestion is to put in the standard low grade products and after closing gut the house. Make sure to prewire everything. You will save a ton of money on flooring and countertops alone besides other items that can easily be replaced.

The people we deal with at Pulte/Del Webb are good people, eager to assist, and are responsive. However their subcontractors are not. The painters are very sloppy, drywall people don’t cover seams properly, lawn maintenance is minimal, concrete work unsightly, poor quality of materials, etc.

We were forced to close on a new home that had multiple issues - we asked to delay the closing until items were resolved and were told no unless we were willing to pay the daily fine for not closing. So, I have cabinets that are scratched, drawers that don't close properly, etc., interior doors that were not painted properly, medicine cabinet was forced into the opening which cracked the metal due to forcing into position and the problems with the roof are too many to list here along with pages of other issues. The Field Manager conducting the Celebration Walk thru and the final walk thru spent most his time telling us we needed to give 5 stars because Pulte would build a free home for a Veteran. The caulking in some areas was red, the field manager said he tried to clean but we needed to do it more because the red did not come off. Why does the homeowner have to prep the home? Closed on 10/31/2019 and discussed all problems that needed to be fixed with project manager. We were promised issues would be taken care of prior to our moving in 3 weeks later. Upon move-in we found that absolutely nothing was taken care of; including electrical outlets not working, doors that would not close/lock, tons of unfinished painting/drywall, and a house filled with construction debris, dust, filthy windows, etc. The follow-up with customer service has been tedious and time consuming. Very poor quality control. Have spent the first month in my new house getting things fixed that are terribly built including-brand new hv/av required (was without air for 4 days), dead lawn and plants due to no working sprinklers, master shower has to be rebuilt as it is totally out of square and two different colors of tile were used....the list goes on and is much more than the cosmetic, punch list items one would expect .Would never build with Pulte again
