The buying experience was good. The only downside I experienced was Del Webb' unwillingness to share specific technical details regarding the wiring specifications in advance of the purchase. The closing experience was good. The home supervisor stayed on top of critical issues (HVAC for example) prior to closing. The warranty service thus far has exposed some electrical issues that Del Webb warranty challenges. First, the second floor electrical system is all 15amp. When I plug in a Dyson vacuum cleaner, some lights dim briefly (but the circuit breaker does not trip). I think this is a system weakness that needs to be addressed. Pulte Warranty/Raliegh disagrees. Second, given NC weather, I think the home electrical panel should include a whole-house surge protector that was not included. I must say Ideal's (Pulte's electrical contractor) quote for adding one is reasonable. Finally, I want to recognize the low-voltage contractor's service team for working out some subtleties caused by Google's interaction with Nest's firmware. Our entire experience prior to moving into the home was made wonderful by our construction manager. He treated our home like it was his own. I will always be appreciative of his expertise, his attention to detail, and his kindness. Del Webb Nocatee is lucky to have Morgan representing them.

Nicolette in sales and Josh in construction were amazing and made the entire process easy. Outstanding communication and responsiveness.

The whole process from sales, design, construction, and closing were seamless. Any issues/delays due to weather were promptly communicated and resolved.

Sales agent Danielle was great in helping us work through options, and construction manager Marcus kept us informed and oriented throughout the whole building process. The whole process went very smoothly and efficiently. We highly recommend buying in Del Webb Carolina Lakes!

We had an excellent overall home buying experience in Del Webb Minneola. The standouts were our sales representative and construction manager. Our sales rep was friendly, informative and helpful throughout the process. She clearly explained all the options and pricing for our home model and was never pushy. She was a great help in getting the lot we wanted. The Del Webb portal is a great tool for reviewing structural and design options. We spent a lot of time going through it before signing our contract and preparing for the design selection appointment. Our construction manager did a great job communicating progress during the home build. We appreciated his regular updates and photos. More importantly, he took the initiative to correct workmanship issues without prompting and addressed the minor items I identified during walk-throughs without any hassle. Overall the process went pretty smoothly. My new home is well contrusted and passed an impartial review. I was pleased with the effectiveness of the sales staff, loan offersers, construction crew, settlement services etc. However, I had two issues. The first, regarding the time to select many items for the house took too long and was combersome for a single individual in the time provided. I had to select all the electrical (e.g., outlets, range, lighting, etc.), indoors (e.g., cabinets, color skim, knobs, tile, etc.) and outdoor designs (e.g., color for siding, brick, etc.) which took over 8 hours. It was a very long and exhausting process. My recommendation would be to break up the process in two days. I will have definitley made different selections if allowed more time to think about things during and after the process. Secondly, more information would have been appreicated if made available. That would have left me with a clearer picture about future and total costs regarding speakers installation. Since the information was not provided upfront, the additional costs were not anticipated and I would have definately made a different selection, if the total cost were presented. He always kept me informed, caught any mistakes and made them right before I even knew about it. More than anything whatever was going on I praise his communication. That is usually most important to me and he continued to keep me always informed good or bad

I did not like the creative and confusing math the agent used to come up with the final pice of the house. The construction manager took me on a tour of the house while still under construction. He never offered me a hard hat, safety glasses, and ear protection. We enter the house through the garage while the contractor was nailing up siding on a scaffolding above our heads. I especially did not like being threatened with a $500 fine per day if I did not move up the closing date that Pulte had originally set.

Once we were at the end of the buy/build process things went well. However, the lack of responsiveness from the Sales office and the 2 month delay was unacceptable. Worse was the lack of accountability and owning up to make it right. We pushed to have the build completed by May. The Sales simply dropped the ball and we were forced into a 2 month rental at our own expense. Had the Sales office been straight forward, answered calls and emails we could have adjusted our schedule. We simple got a shoulder shrug from the Sales office.

From sales through Construction our experience has been great. The only hiccup so far is lack of timely response to emails to our Customer Service representative.

Everything from start to finish was so easy

We like our area and home, We spent more time listening to our Foreman on wanting us to give him high numbers than him ever getting things done. Sales was great, home pretty good at closing, after inspection lots of promises not much action. We had to complete things ourselves.

This is my first home I’ve actually had built. Everything with the build went smoothly. I wish there were a few more selection options with certain things like the grout color for the tile. Also more areas pocket doors could have been used. My main issue is with the yard set up, not the house. I should have looked around more since I have a berm and a drainage ditch right out back, plus a utility box on both sides out front. When I bought the lot I had for a huge beautiful tree that was in the common area next door. The sales person said there were two but one died already that would have to be replaced. The second tree eventually started dying and had to be removed as well because so many big roots were cut during grading of my lot. Such a shame the trees designated to be saved weren’t. ... More

My new community at Del Webb Sunbridge Resort +55 has been the best decision of my life at 76 years old. After the loss of my husband last September, I was looking for a place that would provide peace, security, and companionship. When I discovered this project, I was amazed: here I have it all. Our manager left about 3-4 weeks before closing. There were major problems with the rock and brick on the front of our house. I would have postponed closing, but it was upsetting my husband, so I didn’t. New manager said there was NO way they would tear down and redo the work. They did not clean the grout spillage all over our tile floor so we had to do it! The yard and landscaping were horrible! We had 2 truck loads of sand delivered and spread trying to level out our yard. The plants that were put it belonged in the discounted subdivision on I-45. When they laid the grass they didn’t bother to pick up any trash that had been left around. Now I will say Tex has worked hard to resolve the issues that we haven’t been able to fix! We love our new Pulte home. We find it very energy efficient and cozy

I think they do the best that then can do for the seniors that live in this community. Most people living here are very happy. I only have l issue when my garage door fell on my car the garage was fixed but my car was not. Also I just noticed that the replacement panels have screws nut no nuts attached to them. I'm still waiting on a response about the screws and the repair to my car.

We had Sean in sales and Alex our construction manager. Both were great and still get back to us when we have questions or needs. Their guidance was very much appreciated
