These houses were built by people who don’t take any pride in their work. A tile in the kitchen that is deformed - who cares?! Paint so paper thin that one should immediately repaint. Driveway with a deep boot print in it? Who cares? Lawns that are all weeds? Doesn’t matter. The models yards look good....

In purchasing my new house in Del Webb Orlando, I requested a delay in closing of approximately 10-15 days. Since this delay would take the closing out of the second financial quarter and into the third Del Webb said no. I was threatened with cancellation of my contract and loss of my deposit. I managed to close at the end of the second quarter. I was then informed that they may have to drive some equipment across my property to install a pool at the house next to mine. I said no. Field Manager was top notch and delivered the house on schedule. The overall quality of the workmanship for this price level of home is far below industry standards. I am disappointed with the craftsmanship and attention to details. Del Webb's responsiveness to my areas of concern (grass cutting / drainage and road repair) seems to have fallen on deaf ears.

Building materials are the bare minimum quality.. I was told that the only thing they cared was going to be that the house was going to be built under "Code" expectations. We did not know that so called builders code meant poor quality materials. The house insulation is HORRIBLE! The house options are extremely high for the poor quality product.

Quite dishonest sales without proper guidance for the buyers. The design process TOTALLY inappropriate with just FOUR hours to select everything for your new home. Disaster. Inadequate supervision of the trades. Way too many very sloppy finishes. Very difficult building process for those who are not local.

Very poor finishing work

The finish carpentry in this house reflects neither the quality displayed in their models nor minimally acceptable workmanship given the price point of the home. Most of the mill work in the house will need to be repainted.. Grout caulk everywhere which will not clean off with water or normal solvents. House was 10 weeks over the expected construction period. The punch list was three pages long and very little of which was addressed prior to closing. 30 days after closing the list is still a page long. In talking with neighbors, our situation is not unique.

Have tried many times to get answers. Upon moving in i discovered 20 plus chips out of a section of concrete, no response on this. Ive asked bout our yard. But seems pulte cares only bout the new closings and getting their yards in. We have standing water often, but i guess its not important. There is couple other items but its prolly a non issue.

Moved in 2 months ago. Contacted the onsite construction manager and received prompt service for 2 small problems, although two other problems mentioned at the time still have not been addressed, one of which involves unfinished siding. Since that initial week I have called 3 times to the same manager and received a voice message each call to leave a message, all which have been ignored. Our list of construction repairs have grown to 20+ items from small issues like sheetrock screw pops to the aforementioned missing siding and a crooked kitchen island granite top. I would suggest that if you purchase a Pulte home, you purchase a bare bones unit, then gut what’s inside and have your own contractors finish it properly and the way you want it done. Why Del Webb would ever associate themselves with Pulte Homes is beyond me.

My experience with the salesperson was great. Knowledgeable and professional My experience with Title Company was good until I asked about a special assessment. She was rude and impatient when trying to figure this out. My experience with the construction manager was good until the home was completed. He helped with a couple of things and disappeared without saying a word. Shame on him. My experience with the Care Manager so far has been responsive. Whirlpool appliances very poor quality. The gas oven was delivered broken. As of today, Whirlpool has not figured out why it has not worked.

Community and neighbors are very good. Highly reccomend this location and facilities. Most residents I have spoken with are happy with the community but have horror stories relating to the build quality. A little more attention to detail in the interior finishes would yield the builder a totally different review. I hope the Del Webb brand is listening and raises their standards. House plan is very good. Finish work such as sheet rock, painting, tile are poor. The subcontractors Pulte hires are not held to any standards in the rush to get the house built and closed. Home was incredibly dirty at walk thru and wasn’t much better the day of closing. There was mastic residue everywhere on the tile floor from the taped floor protection. We have been on our hands and knees getting it off, and it does not come off easily.

Get a good home inspector. Try and find as many issues on the walk thru as possible. The quality of the finishes is so poor there will literally be hundreds of issues. Store your possessions and find a place to live until all issues are fixed. Do not close until. After closing and you live in the home you will find many lack of quality issues. Warranty people seem very nice and attentive, however as is typical there are 2 girls trying to do the work of 4 so they can only do so much.

The sales staff and our construction manager were very nice. Unfortunately Pulte understaffs their construction managers and warranty staff which makes their response time very slow or not at all. The quality of materials and the quality of workmanship of our house is the absolute WORST out of the 4 new construction houses we have had built over the last 40 years. Crooked walls, poor paint quality, cheap quality fixtures.......the list goes on and on.

The selection process is rushed and the presentation should be in an actual home not just samples. Construction manager inexperienced, not hands on, working with incorrect blue prints and may not supervise properly due to work load or just dosen't know what he's looking at. Overall workmanship ranges from "ok" to you have to be kidding. Response to issues is yet to be seen. Several request have been made, still waiting for response. Quality is lacking. Walls not plumb, finish woodwork is uneven, horrible caulking. This is our 3rd Pulte purchase so we are familiar with "big box" builders and how things are done. This home is the lowest quality home that we have every purchased.

Not all options were presented to me initially. The completion date was given as October, but closing didn’t happen until December 19! Trees planted at an extra charge fell over within 3 days. They were obviously set on the ground and not in a hole. When reported, I was told no warranty on any landscaping. That included the 3 hollies by the front door that were dead before I moved into my house. All lights in Master Bathroom (8 bulbs) and kitchen (3 bulbs) quit working 2 days after moving in. Many items needed repair,adjusting or replacing. Still waiting on service for some issues. We were advised to wait until the 11 month inspection period and review.unless an emergency. Frustrating and time consuming to wait for service. Please investigate before you buy.

the actual trades that were subcontractors were the Achilles heel in this project. Some basic carpentry/plumbing skills (90 degree base molding vs 45 degree, water supply lines hanging out off wall and not attached, wall texture on all switch plate covers and wire shelving in closets, etc.) were just not present in many areas. Too many items had to be corrected which slowed process and allowed for a distrust/questioning of competence mind set to evolve. CM was continuously aggravated at poor workmanship. He got most errors fixed, but his time could have been much better spent.
