Never replied to my complaints workmanship was awful . Tile in kitchen coming off they won’t fix lt paint and scratches on floor. Workmanship was awful careless windows were dirty counter tops were not clean of I had it to do. Over l would never buy a dell webb . Would not recommend dell Webb to anyone.

Very disappointed with the response of Builder and quality of work moved in month and 1/2 ago and still waiting on items to be fixed that were noticed before closing and we were told would be fixed immediately. Very poor work and service for the money. No contact with anyone on sales staff after closing poor customer service.

Unfortunately our dream retirement home became a nightmare. Of course they are real pleasant during the shopping and initial signing phases. However once you sign it goes down hill. The craftsmanship is VERY poor and it’s nearly impossible to get items repaired or replaced. IF you desire to buy from DelWebb I recommend you use a agent (it does not cost you anything) to have someone on your side of the table before and during closing and you must get a good home inspector. Although the sales person, Ian, was great the quality of the house was not! The sprinkler system hasn't worked since we moved in (we are in a villa, so it's the HOA's responsibility & though several emails have been sent, no plan or processes have been passed along to me & my neighbors). The backyard has construction debris buried under the sod but you can see it.. There wasn't any quality team other than myself, my wife and realtor as well as the hired home inspector, who found many problems.

This was supposed to be our forever home that we built from a distance. Huge mistake. The workmanship is shoddy and Del Webb only cares about throwing up houses as fast as possible. We have built homes with other builders and none ever came near to the disappointment and headache that is a Del Webb home.

I don’t know where to start. From beginning to end even a novice could see multiple issues. No consistency in stud spacing, walls are not secure and can be visibly seen shaking when doors are shut, uneven walls, paint appears to be cut with water, concrete floor covered in scraps and dirt and floor placed over t and walls painted with dirt on them, issues raised with manager and very little correction generally too late, have pics of dirty shoe prints on countertops, even small options like moving an electric socket denied as not one of our options, items on pre close punch list still not ...

Building a new home should be fun, but this experience was awful. The workers were unskilled laborers who couldn’t speak English and left garbage everywhere. We have crooked walls, paint on the floors, garbage in the attic, crooked wall switches, frayed carpet entering the bedrooms, We are missing mirrors, towel racks, bathroom hardware, and need our doors re-keyed for our front door. Pulte’s representatives say anything to appease, but don’t resolve any issues. They make excuses. We paid way too much money for this home and would never buy from them again.

Moved into no heat or hot water after a 20 hour move on a cold winter night. Kitchen island was wrong color as if I wouldn’t notice. Many other problems. The HOA treats me like an enemy. Nasty and condescending. The guards at the gate are horrible to me and my friends. I have buyers remorse. Overall a very bad experience. So far the dream home is a nightmare.

I lived in Del Webb Frisco Lakes for 10 yrs. Built our house great experience! Building in Union Park is the worst experience I’ve ever had . Quality is very poor response to those issues poor .Nothing like the what was shown in the models. Overpriced for what you get. Very unhappy.

So this is my third attempt to get the word out. Buyers beware!!! Bought a new house and I feel like I bought a fix me upper!!! The initial contact with the Sales office and the purchase agreement went very smoothly with transparent information. However, once the build started there were problems with materials and subcontractors work. Some of these were addressed by the project manager at the time. But our pre-closing walk through was scheduled the same day we closed allowing us about 1 hour to do, during this walk through we noted a list of items that needed to be fixed or repair which the project manager said would be completed that day. We closed on 11/30/2020 and as of today 1/11/21 only one of these items ...

If the construction team worked as hard at insuring a quality build as they did in pumping up their evaluation survey things would be much better. We are here over a month and still do not have the ability to utilize the entire home, garage is full of items that are pending move in as well as storage here in Orlando and south Florida. Neighboring construction seems to be disastrous with work being done second and third times and no signs of construction managers. Examples: Grout pitting and thin, trim work, especially on crown molding, Shower glass not placed in correct location. Building manger provided weekly, detailed updates on the progress of the home. Sod laid before sprinkler system set for watering. More than half the sod died before sprinklers were programmed to come on. Still waiting on dead sod to be replaced. Great home and really nice neighbors and community amenities. Very happy we moved here.But based on my firsthand experience DO NOT USE PULTE MORTGAGE! The employees are mostly INCOMPETENT and from my experience have very little knowledge of the correct mortgage product to put you into. They knew upfront that I was self employed and regardless Pulte Mortgage switched me into 3 different mortgage products over a 5 MONTH PERIOD…… ALL DUE TO INCOMPETENCE! House was not properly cleaned before closing. Closing was postponed several times and we were not able to move in until about two weeks after closing. Painting required a lot of touch and redoing. Calking quality in bathrooms and other areas was poor and had to be redone. Trim was missing and front door would not propery close. Rear patio was below ground level and flooded. Our original sales lady, the construction manager and warranty manager have been helpful in getting most of the required work finished but there are still outstanding items and issues.

The are building in this community in mass quantity and I feel that they do not have enough personnel to provide good communication with home buyers. Was told many times by our sales consultant that he had at least 50 home buyers to take care of and could not be as responsive as we would have liked.

Your phone service is the worst. God forbid I need medical help because there is no service here if I need to send a message or talk to a client I need to get in my car and drive. Failed calls are the norm. While you might say it nothing you can do then you should advertise the fact that this is at this time off the grid living with no cable as well. Worst experience ever

Find another builder. Workmanship on these homes is of poor quality. Communication about the building of your home is non-exsistent. Once you make your down payment you are at their mercy. Do not buy a home from this company!

Lack of empathy for buyer during multiple delays of home being ready for move in. Do not get appliances through Pulte.You will pay double the price you can pay for identical item at Home Depot. Pulte use low quality quartz, low grade windows, etc.. Design Center is 2 hours away from New home community - thus very inconvenient.
