Started down hill from the beginning builder demanded full 20% down then floated on $75000 for 12 months until house was closed. We live on our investments and a minimum of 10% $7500 of our income was lost. Poor finish work (especially the tile work)

Much is made of Pulte process and quality. But the subs used to do the finish work, at least on the Albuquerque Mirehaven Phase 4 Del Webb development, were slap dash with little pride of workmanship. There is always time to come back (often more than once) and do it again, rather than doing it right and with quality the first time. The most concerning part is on more than a few occasions attempts were made to cover up the mistakes. After the close, very poor service

First, I was never told that I would only have 5 feet of backyard, even though home owners are to have 15 feet. I also was not told I cannot expand patio to the side yard, which I have a lot of. Second, my project manager was transferred right after the final walkthrough. Items discussed at the walkthrough, though he said he would do before he left, he did not. Third, normally no response to emails with problems after closing. It's great to be told you have a warranty, it's another thing to be acted on. Thankfully, my neighbors are great!

This builder doesn't take the greatest of care in building their homes. When I moved in the house had paint/caulk/drywall on the wood floors, backsplash, windows, etc. There are still cigarette butts in my backyard as well as other debris was left. This is obviously everything I can see. I'm hoping more care was taken behind the walls

Extremely dishonest sales staff. Promises were made and not kept. The day we walked our home, and paid the initial deposit, there were stainless steal appliances. The day we closed and received our keys the stainless steel appliances had been removed and replaced with downgraded black appliances. Extremely sad and disappointed with our experience.

There are major issues with this house, including poor workmanship and missing hardware. When I report these things to customer service, either I’m told to be patient or am totally ignored. It feels like Pulte is trying to run out the clock of the one year warranty. It also seems now that they have my money, they’re walking away and leaving me with a house that wasn’t built well.

Extremely poor communication from field manager

The countertops and flooring would be rated good or very good. However, the finish work is the most awful work I've ever seen! Splits in woodwork and --painting drips everywhere on woodwork--poor painting overall. Lots of excuses for things not done right and field manager does not follow up or pay attention, which to me, translates to "I don't care"! Can't trust his word.

Recurring delays. Request for predrywall inspection was sent to City of Little Elm 5 weeks after my inspector did his inspection. Bricks are normally put up in 4-5 days. Mine took 4 weeks and delayed driveway and other outside work. $1000 to upgrade paint and it isn’t washable. 7 months between building permit and occupancy permit.

The purchase and closing on our house was very good, However now that we are in, we closed December 17 2021, we have had a roof leak that damaged the garage and laundry room that has still out been repaired. Pulte uses qualify products but the craftsmanship is well below average. During the build process, the workers are just that "workers" and not skilled tradesmen. They rush through the build with unskilled labor, leaving the buyer with many, many repairs and corrections after closing. We had over 100. The build field manager assigned to us was not very knowledgeable or dependable during the build, in fact he showed up to our initial meeting with the wrong build plans. Terrible workmanship. For every task completed, more damage is done. A week before closing you are expected to find all the errors to be fixed. Seriously, instead of having a quality control person, they expect senior citizens to find everything wrong for them to fix. You close before the house is done, and good luck getting a response. From critical sales promises not kept to low quality materials and unskilled craftsmanship along with incorrect closing fees and erroneous explanation of closing costs, the entire experience was frustrating and exhausting. The people were nice but inflexible. The designer did not cover all the options available. Some items had a descent selection other things like paint colors, bath fixtures & lighting you had to take what they had. Their only interest is to pump out as many houses as possible in the shortest period of time.

The quality of work done by the tradesmen working on the homes in the Del Webb Sunbridge community are below average. It is difficult to get repairs or missed work completed after you close. I am not confident that I have a quality built home, I thought Pulte would be different but they have proven to be like all other mid-range builders; their multi-step build process did not add to the quality of the build.
