Our impression at the outset was that Pulte was a quality builder. We soon found out to the contrary, Use of what appeared to be exceptionally unskilled labor, poor finishing, painting quality a disgrace, doors sticking to frames, 7 out of 11 window blinds don't fit, landscaping and sodding appalling. That's just a few of the problems we are experiencing.

Worst purchase experience from over 12 homes purchased

Pulte Homes did not want to accept VA financing and made it quite difficult to purchase using outside financing. They fired our lot supervisor and neglected to tell us for over 6 weeks. We love our neighborhood and our neighbors and sincerely hope that Pulte cleans up its act.

The pandemic and February freeze were not helpful and Pulte has struggled getting crews/subs to work timely. Worse, the quality has clearly declined from the houses built not that long ago. Getting trades back in to do remedial work is hit-and-miss. There have been 12 requested of which 9 have responded and 6 did rework that was satisfactory. Nearly 2 months in, we still can’t arrange our home because walks, etc. need to be clear for work to be done. At this point, it’s exasperating. Community is great though. Wonderful people. The trades were very messy and took very little care in their work.

Stay on top of the build process, the subs are very sloppy and appear to not care about other work completed, many tasks have to be redone because they are not done correctly the first time, ensure all problems are rectified prior to closing or it takes a long time to get them resolved.

The seeming lack of quality/quality control and the “cheapness” of the fittings/fixtures. The installed landscaping, especially the sod is very poor grade and was not installed with care. The attention to detail is poor!

It would be advisable for anyone considering a purchase/build to make frequent personal visits and closely monitor the progress of the build. This is a very real regret from my perspective. Despite being assured of “quality control” throughout the process, it is not possible to recognize it in this particular house.

I never expected to have so many things wrong with the house. I The quality of work on the interior was quite poor. I paid for things up front that I had to pay someone else to make right. I'm here about six weeks now, and very little has been fixed by the builder.

At first there was constant communication. Once I signed and was committed, things changed. They said I would be kept up to date on everything but that was not the case. I had to ask repeatedly for information and updates. My salesperson left halfway through the process and the only person I had any contact with was the construction manager. It was a very stressful process.

Substandard workmanship,

Texture overspray everywhere, tape, all just painted over and not removed. Refer defective, items still need to be repaired(making a list) and much more. Sales team was great, but that is where it stopped.

The builders need to build fast without regard to customers needs. They say they are production builders and cannot spend the time "customizing" for each customer. Too bad they don't share all those savings with the buyer.

The builder has no desire to build an energy efficient home even though they pretend they are. For example, they do not offer upgrades to energy star appliances. The engineering of the heating and cooling system is incorrect for the modern tight construction of the home. They install only inexpensive single stage systems which are not energy efficient in tight construction. In addition, they do not offer an upgraded filter system for customers with allergy issues. With the short runtimes of a single stage system, humidity levels will not be controlled contributing to mold and mildew ...

Poor quality of workmanship and materials

We love our new house and the sales team but the contractors and materials used are generally suspect. The painters were sloppy, did not use drop clothes and the paint was of poor quality - both inside and out. The stucco and roofing work was also done hastily and poorly. My opinion is that during COVID Pulte had too few contractors to keep up with sales which resulted in poor overall quality. We have numerous issues with our home after we received the keys and are still trying to resolve them nearly 2 months later. Untrustworthiness of sales staff and PGP Title Company

Pulte pushes for quick closing dates even though the house construction is far from done. There is no time resolve the open issues and things are slammed together make the closing date. The Pulte foreman was diligent and trustworthy but I believe the quality of the subcontractors that built the home were of a very low standard.

Ask a lot of questions and have everything in writing. If there is something you see in the model do not assume that is what you will get for the finished Product. Be on property site as often as you can and document all problems questions etc.

Make sure you ask a lot of questions prior to buying. Most of finishes and details are standard and very basic. You need to negotiate for upgrades.

Not What I Thought After We Moved In

First of all, let me be clear. Karl, our field manager, was the BEST ever. He was did his best in trying to schedule the trade men to tackle the items needing attended - by there was and still is a delay in getting things done. He bent over backwards for us. We paid a lot of money for our wood floors; probably way more than if we would have done it ourselves from a separate flooring company. But, I wanted to file a claim, the floor representative came out and said indeed there are many issues and would get it fixed - but have not heard anything. Not sure why Pulte uses a whole panel screen ...

Frustrated

We have continually had issues with water in our owners suite closet in a Blue Rock home. First it was the no hot water. Second, water in the closet - still have a dehumidifier in my closet. We moved in April 21st. Thirdly toilet stopped up. Fourth rocks everywhere in the yard along with plastic bottles, wood, or whatever construction workers used was left in our yard and is still there. Of these issues, we have received a new water heater, Toilet makes weird noise when flushing and water in the closet coming from somewhere?????
