Buying a Pulte home, more than three-quarters of a million dollars, was and continues to be the worst experience we have had in purchasing a new home. The workmanship is absolutely sub-par and they have had to do many things multiple times over, like tile work, 3+ times now. We heard lots of excuses for the poor workmanship and still battling to get things fixed today. Promises of getting things fixed prior our closing were never done yet we were pressured into closing. Simply terrible! The quality of fit and finish is terrible. Our house was NOT properly cleaned upon closing, my wife is 69 years old and has been on her knees scraping off adhesive on the tile floor throughout the entire house. Our roof valley was not properly installed despite what Batterbee roofing said. After 61 days, our doorbell works! Our driveway looks like crap! (Cement work) Andrew and Frank are well aware of the problems! We closed and did not hear from them for 46 days until we ran into to Frank walking down the street. After being in the building industry ourselves for the last 30 years, the quality of materials and the workmanship are the worst ever. No insulation, walls not plumb, studs 24 inches apart whereas in most building codes they are 16 inches apart. Cement work was awful, no way did a Georgetown building inspector inspect the inside of this house before giving occupancy, thresholds not finished, drawers and doors on cabinets not screwed in properly, takes forever to get hot water. The list could go on and on. I would not recommend anyone buy a new home built by Pulte in this community.

Beware of closing too soon

My experience during the build process exceeded my expectations. Lance was proactive and responsive throughout. However, I was encouraged to close with several punch list items that are still outstanding almost two months later. It seems that once you close you move way down on the priority list. Sadly, this has tainted my opinion of the house and community.

Our project manager was not trustworthy and the quality of our home is extremely poor due to his lack of proper management. He lied to us on several occasions and we are still waiting on several unresolved issues.

I paid 1,000,000. for a brand new townhouse. I bought the model and therefore I am the first occupant. I expected that the home would be in mint condition.I have since found out that the HVAC system was improperly installed. My bedroom on the 1st floor is warm but the rest of the downstairs area is about 20 degrees cooler. I can just imagine what it will be like during the cold winter months. This experience was one of the most stressful things we have been through. The only person I would give a 5 star to was our saleperson Brendan. He was fabulous. He tried to help out on many different occasions getting us in touch with the right poeple. We closed in September and there are still so many issues they are addressing and fixing. At one point I wanted to stand out front of Dell webb with a sign that said don't buy here. I really think our problems stemmed from our Construction manager. Too many people in layered systems. From purchasing through follow up warranty support after closing. Poor communication. Real low quality materials used, especially wood framing. Workmanship quality and accountability of workers not good. They show when they show, do poor to fair work when present, leave low skill workmen unsupervised, and take too long to address fixing what should have been done right the first time.

This was to be my dream home but instead has become my life's nightmare! The Pulte team promised a lot of things but only a few happened. I am emotionally exhausted from the building process and the problems that remain after closing. I would never recommend this company to anyone.

Do not believe everything you are told by sales or project management. Models look good but quality of workmanship in house is none existent. This is the third house we have built in various parts of the country. This was the most stressful and worse quality of the lot.

It is now 4 months after closing with a long punch list and plenty of promises to address the issues immediately. To date, little has been done other than to replace the entire hardwood floors. The issues are so significant that I am not able to completely unpack & get settled. Writing to the Pulte Homes President got the floors replaced but little else. My house wasn’t clean before I moved in. Professional carpet cleaner said in all his 30 years he has never seen such filth in a brand new home. I have numerous issues that are still left unattended. I am not getting a response from the people responsible. I have issues with toilets, hot water, doors - we literally have to kick the back door to exit the house. A severe fire hazard.

Numerous serious preclose problems-cracked trusses, large hole in roof, dishonest staff, no quality control, untrained trades including the use of children, etc. Upon closing we had a gas leak, no AC requiring a new compressor, our dishwasher flooded our kitchen wood floor, a utility flood, an island made of quartz 9 in too long, wavy siding, wood floorboards cut short, wavy concrete needing to be redone after close, too numerous and inexcusable to mention

This is my 4th new build and by far the worst experience I’ve ever had. From the initial purchase to selection of finishes and through the entire build, closing and first weeks of living here, it has been excruciating.—delay after delay, one serious problem after another, difficulty getting problems addressed. The one positive thing is the wonderful neighbors.

The whole experience was terrible and still is. All you do is ask for things to be fixed which should of been right from the beginning. You have to wait for everything to be done. Pulte doesn’t want to fix things that should of been done in the begging. For the amount of money you spend on these homes you should get a much better product.

Dear Del Webb not sure if this is your fault but Pulte builder rushed us through the walkthrough and said that all the items we wanted fixed would be. But Ron from Pulte who did the walkthrough with us did not tell us we would never see him again and any construction issue would need to go through Pulte Warranty and we would be held captive at the subs availability. Obviously Pulte had issues with the subs before we closed and rather than push off our closing they shifted the burden on to us the new homeowner. Moved in house and the list of issues is long. The biggest issue is the house is a energy efficient home. We pay double on our APS compared to our neighbors that have a bigger house. By 500 Sq Feet. Find out NO flashing on back of house. AC not working correct. When you email Pulte no answer. going on 2 months living in house and AC runs at 80 degrees all the time and we still pay $450 a month on APS bill. Not happy with Pulte.
