A/C does not cool home

Although my customer service rep is trying the best he can, bottom line is the AC unit does not cool our home. I've gotten nowhere. My condenser is 3 tons for a 2 story Martin Ray while neighbors have a 3.5 ton for a smaller home. Nobody can tell me why this is, but I'm guessing that's part of the issue. I'm very disappointed in Pulte for allowing this to happen. I would not recommend buying a home from Pulte.

Pulte has a well known name out there, but beware Pulte uses some cheap materials so it looks good. Contractors hurry to get done, but don't check that their work is operable. The painters will paint your walls and ceilings, but paint splatters appear on your tile, cabinets, hardwood floors, doors and garage floors . Upgrades are way overpriced. My suggestion is to put in the standard low grade products and after closing gut the house. Make sure to prewire everything. You will save a ton of money on flooring and countertops alone besides other items that can easily be replaced.

The people we deal with at Pulte/Del Webb are good people, eager to assist, and are responsive. However their subcontractors are not. The painters are very sloppy, drywall people don’t cover seams properly, lawn maintenance is minimal, concrete work unsightly, poor quality of materials, etc.

The bathrooms in the homes are not build for 55 and older people. The assign builder for my home has been unprofessional in his deal with me or my concern family member. I have not heard from his since the closing. The home has several problems which he is support to handle!!!!!

Not Happy With Quality of Home

We were forced to close on a new home that had multiple issues - we asked to delay the closing until items were resolved and were told no unless we were willing to pay the daily fine for not closing. So, I have cabinets that are scratched, drawers that don't close properly, etc., interior doors that were not painted properly, medicine cabinet was forced into the opening which cracked the metal due to forcing into position and the problems with the roof are too many to list here along with pages of other issues. Del Webb new home filthy, Field Managers do nothing

The Field Manager conducting the Celebration Walk thru and the final walk thru spent most his time telling us we needed to give 5 stars because Pulte would build a free home for a Veteran. The caulking in some areas was red, the field manager said he tried to clean but we needed to do it more because the red did not come off. Why does the homeowner have to prep the home? Several areas left for homeowner that should have been done builder are: clean floors, remove bird nests on front porch (as pointed out), clean windows, clean screens of cobwebs on patio and filthy deck in screened patio, ...

Closed on 10/31/2019 and discussed all problems that needed to be fixed with project manager. We were promised issues would be taken care of prior to our moving in 3 weeks later. Upon move-in we found that absolutely nothing was taken care of; including electrical outlets not working, doors that would not close/lock, tons of unfinished painting/drywall, and a house filled with construction debris, dust, filthy windows, etc. The follow-up with customer service has been tedious and time consuming. Very poor quality control. Have spent the first month in my new house getting things fixed that are terribly built including-brand new hv/av required (was without air for 4 days), dead lawn and plants due to no working sprinklers, master shower has to be rebuilt as it is totally out of square and two different colors of tile were used....the list goes on and is much more than the cosmetic, punch list items one would expect .Would never build with Pulte again

These houses were built by people who don’t take any pride in their work. A tile in the kitchen that is deformed - who cares?! Paint so paper thin that one should immediately repaint. Driveway with a deep boot print in it? Who cares? Lawns that are all weeds? Doesn’t matter. The models yards look good....

In purchasing my new house in Del Webb Orlando, I requested a delay in closing of approximately 10-15 days. Since this delay would take the closing out of the second financial quarter and into the third Del Webb said no. I was threatened with cancellation of my contract and loss of my deposit. I managed to close at the end of the second quarter. I was then informed that they may have to drive some equipment across my property to install a pool at the house next to mine. I said no. I informed Del Webb via email that I did not want them crossing my property with any kind of equipment to install ...

Field Manager was top notch and delivered the house on schedule. The overall quality of the workmanship for this price level of home is far below industry standards. I am disappointed with the craftsmanship and attention to details. Del Webb's responsiveness to my areas of concern (grass cutting / drainage and road repair) seems to have fallen on deaf ears.

Building materials are the bare minimum quality.. I was told that the only thing they cared was going to be that the house was going to be built under "Code" expectations. We did not know that so called builders code meant poor quality materials. The house insulation is HORRIBLE! The house options are extremely high for the poor quality product.

Quite dishonest sales without proper guidance for the buyers. The design process TOTALLY inappropriate with just FOUR hours to select everything for your new home. Disaster. Inadequate supervision of the trades. Way too many very sloppy finishes. Very difficult building process for those who are not local.

Very poor finishing work

The finish carpentry in this house reflects neither the quality displayed in their models nor minimally acceptable workmanship given the price point of the home. Most of the mill work in the house will need to be repainted.. Grout caulk everywhere which will not clean off with water or normal solvents. House was 10 weeks over the expected construction period. The punch list was three pages long and very little of which was addressed prior to closing. 30 days after closing the list is still a page long. In talking with neighbors, our situation is not unique.

Not sure what to put

Have tried many times to get answers. Upon moving in i discovered 20 plus chips out of a section of concrete, no response on this. Ive asked bout our yard. But seems pulte cares only bout the new closings and getting their yards in. We have standing water often, but i guess its not important. There is couple other items but its prolly a non issue.

After sale non performance

Moved in 2 months ago. Contacted the onsite construction manager and received prompt service for 2 small problems, although two other problems mentioned at the time still have not been addressed, one of which involves unfinished siding. Since that initial week I have called 3 times to the same manager and received a voice message each call to leave a message, all which have been ignored. Our list of construction repairs have grown to 20+ items from small issues like sheetrock screw pops to the aforementioned missing siding and a crooked kitchen island granite top. I would suggest that if you purchase a Pulte home, you purchase a bare bones unit, then gut what’s inside and have your own contractors finish it properly and the way you want it done. Why Del Webb would ever associate themselves with Pulte Homes is beyond me.

My experience with the salesperson was great. Knowledgeable and professional My experience with Title Company was good until I asked about a special assessment. She was rude and impatient when trying to figure this out. My experience with the construction manager was good until the home was completed. He helped with a couple of things and disappeared without saying a word. Shame on him. My experience with the Care Manager so far has been responsive. Whirlpool appliances very poor quality. The gas oven was delivered broken. As of today, Whirlpool has not figured out why it has not worked.

I would not do it again. Only do it if you’re only looking for a life style. At some point you will realize it’s not worth it.
