limit your options we paid over 10,000 for upgraded tile. We did not get the tile we ordered different color and pattern and different name. They said it was close enough. they said they have the right to change our choices in the contract. Construction supervisor lied to us several times. Do not close till all items fixed or hold back money. After they receive your money you are helpless. They are desperate money.

Throughout the 5 month building process we tried to communicate with the Construction Foreman assigned to our project. We called, texted and emailed. He never responded, even when goaded by our request through the Sales department. Shoddy wood in the walls, a leaking roof due to a cracked tile, missing ceiling lights, a misplaced exterior outlet, and a longer list. And the final straw was when the construction was delayed for a month and we were not notified. Watch every detail and don't move-in until you are satisfied. I am still waiting for a light bulb in my front porch and many other things to be fixed or explained how to be set up.

Our realtor was warm and responsive to our concerns throughout the process, with pictures and updates. Other than an e-mail to transfer our funds (in red ink), we did not hear from her after we closed on the house, very disappointing since we were actually visiting another Del Webb community when homeowners were receiving their keys. We moved in to our new home and it flooded with grey water the first day we were in because a fitting was lodged in the mail drain. That was September 5th. They had to saw out a 4'x4' section out of our slab. They did recapture exhaust from the saw and our house was FILLED with the dust of the concrete so bad that you couldn't see across the hall and all of the smoke alarms were going off. Disappointed With Pulte Home Quality

We moved for the lifestyle but disappointed in quality of the construction. In a $500,000+ home, one would expect a certain amount of quality. Upgraded brushed nickel hardware does not include towel rods or toilet paper holders. If you upgrade the kitchen vent to include a wooden shroud, you lose the upgraded vent and are given a cheap noisy vent with two 30 watt bulbs (no LED lights or quiet vent fan). By the way, the design center did not advise us about this switcharoo. Thank goodness we had a great field manager for the construction but the tradesmen (framers, sheet rock, plumbers, ...

Would never willingly buy a Pulte home because they use the cheapest possible materials to save them money. However, if you want to live in a 55 and older community they have you. They are definitely about Quantity over Quality. Very slow to fix things so make sure EVERYTHING is completed prior to closing because they are very slow to return. They certainly take the fun out of buying new construction.

WE WERE NOT ADVISED ON ALL UPGRADES BY SALES. SEWER BACKED UP TWICE THE FIRST WEEK, SEWAGE IN THE SHOWER, NOT FIXED FOR A WEEK. The choice of materials and configuration is very limited. And even though our contract specified FULL OVERLAY cabinets, we did not get them. And I'm still unhappy about that. I think you should live up to the terms of the contract.

We were told during our Celebration walk through 1-week before closing that our notated punch list issues would be fixed and /or corrected before closing, Well, that walk through was about 60 days ago at this time and only around 20% of those issues have been corrected to date. Dead lawn ( not watered appropriately by builder), dead bushes (same), stained concrete drive and patio.Unfinished cabinet trim.Several other unresolved issues. They keep saying they will fix these, but not yet.

Follow up was very poor through out the process and the initial walk through was a waste of time because non of the issues were corrected. Our warranty person is trying but the sub-contractors are not easy to work with.

Building homes too fast and foregoing quality

Homes are being built too fast and workers are foregoing quality. We've had many issues and the most major issue will involve re-pouring the concrete for our front porch. We've been assured having to repour will not cause problems with the foundation of our home, but we are skeptical. Items we asked to be addressed in walk through were not addressed and now we are dealing with them through the punch list process. We had multiple dry wall patching issues. Paint used is like a primer and not a glossy finish making them very susceptible to markings and no way to wipe them down. ...

During construction, issues that needed to be addressed were put off until the last minute before the final walk through and some of the issues corrected were done poorly. The Pulte construction manager handling the final steps of the building procedure did not give adequate time to have issues corrected properly. After moving in, the front portion of our house was much colder than the rest of our house. We did some looking on our own and found that the front "attic" area had not even been insulated which should have been caught by both the insulation company and especially by the Pulte ...

Except for the sales person, who was very good and responsive, the rest, for the most part, you are non existent, once closing was done… the only way, I come across information is through the residence Facebook. Filled out forms during Dell Webb orientation.. with the manager… we have no name tags, never been contacted by e-mail for events or anything, my e-mail to the manager was ignored, no newsletter, it has been over 6 weeks we still do not have an account number through the title company… we have been busy getting our previous house ready for sale etc…

Disappointing Post Closing

Home buying experience with sales rep was great.However,Post closing experience has been very disappointing. Two months after closing on a model home we are still waiting for issues to be addressed including a safety issue. Customer Care personnel when they do respond to service requests they indicate majority items are “wear and tear” and not “workmanship “ related. .To date no service calls have been scheduled .

The construction manager did no quality control/management on the home because from the start we had to call warranty service to get items repaired and had our walls ripped apart due to electrical shortage problems. Stripped out parts were put in and the list goes on. The front tree is dead but isn't covered because it's a landscaping issue and that's not part of warranty. We didn't even have a choice of the tree we wanted in the front yard even though we were able to choose all the options of the home from the ground up. I was told things that were inaccurate. Quality of materials is builder grade. The house they are building next door has a window that looks right into my window, 8 ft away, that floor plan should not have been allowed on that lot or set on lot differently. They respond to issues promptly but that doesn’t mean they get solved in a timely manner.

NOT THE WORST, BUT DEFINITELY NOT THE BEST. THEY SPEAK OF CONSTANT IMPROVEMENT BUT APPEAR TO HAVE LITLE INTEREST IN ADDRESSING LEGITIMATE CUSTOMER CONCERNS. THE OUTSIDE VENDORS AND SUBCONTRACTORS ARE RUNNING THE SHOW. THE WORKSITES ARE A PIGSTY AND GARBAGE IS LEFT ALL OVER TO END UP ON PEOPLES LAWNS AND IN THE PONDS. WHEN YOU COMPLAIN YOU ARE BASICALLY TOLD TOO BAD. THERE IS A COMPLETE DISCONNECT BETWEENTHE BUILDER AND THE HOA AND HOMEOWNERS ARE LEFT HOLDING THE BAG. Sad to report that we were very disappointed with our build experience with Pulte/Del Webb. There is a huge disconnect between what the sales team presents and what the construction team delivers. The quality of the home we purchased does not live up tp our expectation. We had major issues that were not resolved to our satisfaction. We were just given a bunch of excuses and nobody want to be accountable for anything. They had not even completed construction by our closing date. It was a terribly stressful situation and for what we paid the quality we expected was not delivered.
