That this is not a typical Del Webb property. Nothing i experienced at other properties are here. Wish the sales agent had told me that the facilties would not be like other Del Webbs. No food at club house. No dog park. Not many events for folks to meet

Pulte Homes does NOT have their act together!!!!

I have filled out a survey already but never got feedback from Pulte so I am not sure they are even listening. There is SOoooo much to try to convey that I am concerned that I will run outta space. 1) Sales agent was poorly responsive with 2-3 days to answer questions. 2) Pulte Title erroneously informed me that I owed them money at closing so we were scrambling the day before we left Colorado (with access to my bank) to get to Nevada. Due to a great agent within Pulte, they were able to get this figured out (that they actually owed ME money ($16K) at closing). 3) If I had been forced to ...

No Good

Um, you are looking for trouble with one of these homes. First (and still not fixed) are electrical wiring problems. Then there was the sewage backup in the master bath. Other little just plane careless things. Brandon is trying his best to resolve but.. nuf said. AI love my neighbors but not fond of Dell Web. Please feel free to call.

Continually Stressed by Sales

We tried to buy at Pulte DWRM in phase 2 a couple years back, started the contract process on our lot only to be told we had to be married to purchase. Later we were told this was not true. I fell that we were discriminated because of being a bi-racial gay couple. We finally purchased in phase 6 this year after several friends of ours moved in. My partner is a person of color and was never treated very kindly.

I have bought and built many homes in my life and I have to say this was by far the worst experience I’ve ever had. I hate having to say that because I wanted it to be a great experience but it just wasn’t. The Pulte mortgage company experience was horrible. I will not use Pulte in the future.

Horrible - Beware!

The house build and construction process were fine. Some minor things, which are to be expected, and we continue to work through those with our construction manager, who has been responsive. The house is nice, but pricey for the size and features. But we made the choice, so we’re ok with this, Our closing experience was a catastrophe. Our interaction with the mortgage company and Ms. Wessen in particular was so terrible it caused us to become so stressed out. and the Project Manager was like 22 years old and knew nothing about construction and ruined our floors.

The end result is a nice looking home. But the process getting there was more than challenging. Due to the overwhelming amount of homes the superintendent’s have to oversee at one time as well as pressure to close on the homes doesn’t allow them to have any quality control over the process over ones’s individual home. This results in trade contractors redoing what’s already been completed to make repairs, molding replacement, drywall repair and repeated painting over newly installed carpet. Quality & Craftmanship is horrible! The walls & doorways have divots & gouges as well as crooked doorways, painted over mud on outside of house, left morter on stone! Overall sloppy work & horrible craftsmanship!

Beware of poor, poor workmanship!

Base of toilet glued together and then installed-place sooo dirty that this was not seen before closing. Mistakes hidden to try and avoid discovery. Broken tile grouted in place. Horrible experience

From the beginning it has been nothing but issues and the issues continue. The only helpful person is Isaac the construction project manager who continues to help us because otherwise nothing gets done. The subcontractors are definitely the lowest bidders. Poor tile work, windows that don't work properly, garage door that keeps getting stuck, appliances that don't work properly. Every house has issues, nothing's perfect, but getting them to actually fix them has been horrible. Unresponsive and unreliable.

One third of my backyard I have no access to. Wasn't told I would have access to this part of my backyard unless I paid for a ladder. Why would I buy a piece of property that I don't have access. I've gotten no help with resolving this problem.

Incredibly Disappointed - Never Bought a New Home constructed with Less Care

Very little if any quality control - no follow up of contractors or subs. Walls way off, windows bowed to the max, expensive floors destroyed by not being covered up and many trades trapzing in with little care. Walls sprayed that look like milk was applied rather than paint. No semi in baths or kitchen. Garage not painted. Locks that don't open. Walk in showers with rain head above and so crooked it was dumb. Kitchen island a complete mess. Home not cleaned well at all upon turning over of keys. Second garage door inoperable. We were told false statements that we relied on. We will have to pay an additional $11,000 to get cabinets we were informed by pulte we would receive. We should never have closed. They did not honor their commitments.

Say no to builder incentives

I had a great construction manager. No issues there. Pulte Mortgage is horrible. I wish I would have not let the builder incentives persuade me. I would have still bought, but used another lender. The stress that they put my family through was not worth the money for builder incentives. We shall see how well they respond to issues because I have some open work orders. I don’t think that their homes are worth the market costs. The amenities at Del Web are great. Pleased with my community

I did not have a good experience with Pulte. Non of the vendors that I had to work with followed through with what they said they would do in the timeframe they communicated to me. Emails were not sent when they said they sent them. Too much BS. Vicky and Tim worked their butts off trying to get things right. They were penalized by incompetent others who did not do their jobs. Bonuses are dependent on high evaluations so neighbors I have talked to gave higher evaluations then they wanted to in order to get bonuses to people. Don’t be fooled by high marks.

the lack of quality workmanship

The quality of workmanship on the build of our home has been incredibly disappointing - warped walls and baseboards, corners that are clearly not square. The response to our concerns has been poor as well as the follow up to repairs. We were pushed to close when our house was clearly not ready and the entire experience has been upsetting and stressful.

We are closed over a month house not completed or even cleaned. We had to do touch up paint and cleaning ourselves to start moving in three weeks post closing.

Lies. Does not finish jobs on time. Often no show. Often does not respond to us leaving us up in the air. We were given multiple deadlines and ultimately paid a full month mortgage for an house that we could not move into. Pressured to close by Field Manager's boss. Promises made to us and not kept. No integrity.
