Our house was in a shocking state and as all our arrangements were made and we were unaware of the state of it we had to accept the closing date.We have all the photos of the house and are considering taking it forward,as it was a disgrace

Don't trust when they say issues will be addressed. They are not, in addition they work to distract you and keep you from uncovering the issues.

Poor communication with Field Manager

Kitchen Sink and Laundry Sink were both installed at incorrect locations. Field Manager did not check on his sub contractors or this would not have happened. Closing walk thru we noticed no gutters on rear of house, had to tell Field Manager, when they installed the gutters they installed incorrect size had to re-install. Field Manager was a poor communicator only concern was to get home completed and move to next one. Paint and trim are very poor quality. Field Manager not concerned with quality.

Our Del Webb rep Melanie was never there for us. She didn't return phone calls or emails. We were not local so that was the only way we could communicate. We would have walked away entirely if not for our 3rd party representative from the Stacy Group. Our construction field supervisor Jack was a ghost. We heard virtually nothing from him. When Homer came on board things got better but the damage was done. When our "final" closing date was postponed at the last minute the construction head Landon promised us some help/mitigation for the additional $4000 in moving expenses We incurred. But ...

Closing Turnover Disaster

I was buying a model home "as is". Pulte asked to move up the closing and close in 2 weeks (6 weeks earlier than scheduled)which I did. The day before closing my realtor did a walk thru and noted the items to be addressed that were not considered "as is". This was a model home that had a sales office in the garage. After closing I went to the house to find nothing that was noted the day prior had been completed. Beware. Tape all of your conversations with all people associated with your transaction from first meeting to Close of Escrow. Most of the people are not trustworthy. Workmanship is poor. No attention to detail. Document everything.

Beware of the lack of quality in the home you are purchasing. Walls out of plum, countertops in bath areas out of plum due to walls mentioned. Floors not cleaned before move in. Poor paint finish on doors and trim. Cabinet supplier not standing behind a workmanship issue. The list goes on, but you can see the problems from this short list.

Very Poor Customer Service, Communication, and Follow-up

At our initial meeting with our field manager (Andy S.) in August 2020, he assured us that he would provide weekly updates as our house was being built. We received "weekly" updates on 9/4, 9/18, and 12/18/2020. We would have to ask questions several times before receiving any response. We would often receive no response at all. When we would raise issues, Andy would often respond "I'll take care of it" but not follow-up and actually do anything. We ordered Pulte's kitchen appliance package and upgraded the cooktop from gas to electric. We had no appliances at all until about a week ...

Punch List items are taking forever

I have been in our home 6 weeks, all of the whirlpool appliance do not work. Have to call Whirlpool directly, get a service technician out here - after 5 days he comes out and tells me he has to order parts that take 4 to 6 weeks. I paid over $600K for this home - all appliances should work. I would like a call from a Pulte Manager to discuss this problem

Poor trim materials, lousy paint, lousy finish work (use caulk to try & cover up poor craftmanship). Every time they fixed 2 things, they damaged/broke one other thing. They had to install our wood floors 3 times. I (buyer) was the one to find the errors and installation issues with the floors. Pulte would have sold it to me in poor condition if I had not found all the issues. They do not inspect their contractors' work, and hope that caulk, poor lighting, and quick walk-throughs will get them to the closing process. Lack of flexibility in changes is a problem. Most new owners spend the first month after move in redoing the interior of the house, discarding things Pulte put in and spending much money on replacements. Work crews show no pride in their workmanship. Many trades do substandard work which has to be redone three times to get it right. Don't expect the contractors to know what they are doing from the guys who pour the slabs to completion. Although we gave a good review originally, after more than a month of living here, we are now extremely disappointed. It took way too long to start building and then it seems Del Webb rushed to complete. From the beginning, Del Webb's sales staff would only contact us after we contacted them. No updates were forthcoming until we called them. A number of items needed to be addressed after move in. We have had 2 Builders (superintendents) transferred out of this project. The lack of finish quality is a real disappointment. I am hoping the Del Webb (Pulte) follows up and corrects the problems. So far they have not become engaged.

Home was left dirty for us. Attic above garage not insulated. Wiring issues. Multiple paint spots on carpet. Dishwasher hose not connected causing water leak. Overspray and missed paint on exterior. From the time we signed the contract, it was all downhill. This purchase was quite a nightmare. There was many delays, poor craftsmanship and materials not to our standard for the cost of them. As a disabled veteran on a budget it was hard to see the upgrades they charged excessively for although were needed for my safety. We were to far in to look elsewhere. If we could have we probably would have went a different direction. We love the area.

The house was built with some very cheap materials, the workers all did apprentice ship work. I am very disappointed in Pulte builders. If your buying a home here I suggest you stop buy a lot and check on the workmanship. Sorry to say I felt like I was left hanging after I signed my papers,
