My wife and have only been in our home for 6 weeks, and had less minor “fixes” than some of our neighbors. I attribute that to our construction manager Jerry Little. He caught most of the minor problems and had them remedied before we moved in. He has also been very responsive to get the post move in problems fixed. As far as value for the money, the buyer high demand has allowed Pulte to set their prices, especially the options, a little higher than warranted. But that is the cost to moving into a vibrant retirement community. In summary, my wife and I are glad we moved here. Our neighbors great and fun. We love our new home and are very pleased with the way it looks - inside and out. We will be glad to get all of the amenities open and begin to enjoy those as well.

House was not clean: paint, grout and glue on floors, trim, tile and cabinets which created extra time and expense to clean up construction “dirt.” Concrete on outside patio/ porch had blobs of concrete and red mud stains.; doors nicked on edges likely when put in; bath tub and shower pan scratched/damaged.. Basically home was put together well but finish work was not what expected in home of this price range.

We were impressed how we were kept updates throughout the building process. We purchased out of state and were not disappointed with the completed home. Truly was a “Celebration “!

From the initial meeting to closing, the entire process was smooth, exciting and an amazing experience. We had very knowledgeable and thorough sales team, construction team, and closing team! The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In fact 2 weeks before I wrote an e-mail to the Sales Rep. asking if the meeting was still on due to the Coronavirus Restrictions and he said yes. Turns out our keys to the house were sent to our Calif. Resident when we were here in Florida. The whole closing process left me totally unsatisfied and thought it was very unprofessional when your spending good money on a house. ... More

Everything about the purchase of my home with these folks is completely positive from the day I walked into the sales center despite the fact that I made this purchase during one of the most difficult times in recent history. They were professional every step of the way and delivered as expected.

Overall the experience had been good

In the middle our home being built we had a change in field managers and the details of our project requirements were not shared. There was also some third party contract pricing issues that were exposed as well. There was some quality control issues as well. I’ve paid a third party to resolve an issue instead of waiting for our warranty service to address our need as we at this time we are still waiting for several issues to be addressed.

Responsiveness slow to non-existent due to virus. Needed more effort to “find a way”. Over 8 weeks in and house still has unfinished items.

Many many little issues and a few larger ones. The larger issues were fixed fairly quickly, mostly by 3rd parties. HVAC by company that installed the unit, same for electric and plumbing. Issues with appliances were done by warranty service companies. Important tip- register ALL your appliances and equipment the day you move in. Chances are you will be asking for assistance before the day and/or week is through. Del Webb people are very friendly but you need to stay on the locals to get things done in a timely manner if ever. If you are good as a handyman, fixes and corrections will get done a lot faster (by you). ... More

after the great sales pitch DW/Pulte was the greatest and would provide an error free package all inclusive, not quite. Sales was great, financing was rough but it took 5 people to get it in order for closing. Project management was lacking in maturity and experience. Punch list items still not done as well as warranty items now, of CV19 is the cause. Action was late on my punch list items and many left at closing I trusted would be done but were not. Many simple things I asked for they refused to do or used the permit as a reason not to do, not good buyer relations. I told them at start I was a retired engineer/construction manager but that didn't seem to phase them. They blamed things on subs which is a age old excuse I heard 35 years ago, I guess no realizing they are still responsible. A complete package it was not, I am still coordinating with cable provider to get service that should have been done during construction, this experience was not fun. ... More

Lots of paint to touch up on walls, cabinets and trim. Just looks like they rushed to finish. Chips in tile backsplash.

Good Overall

The house, in general, appears well made; but the options were disappointing, diminishing the overall value, such as: 1) Tankless Water Heater provided with no recirc pump wasting 30,000-40000 gallons of water per year waiting to heat up for shower. Had to spend $2700 to replace it with efficient model. 2) Whirlpool Appliances are horrible, poor functioning, non intuitive - common complaint in community 3) No or one ugly selection of Brushed Nickle faucets or bath fixtures. Had to go with chrome. Large master bath has two 8" wide towel racks in main area and one 24" towel rack in toilet room. Could have easily fit a 24" next to sink and a towel ring next to shower. Have to sling towel over shower door. In Common bath there is on 8" towel rod - barely large enough to hang toilet paper 4) No Gutters - rain runs off flat roof over rear patio like your on the inside of a waterfall. Moved in on March 20th. We have a long list of unresolved punch list items that no one is addressing. Covid is not a valid excuse for poor customer service.

Love my new home. Move in during Covid 19 was a bit complicated. Make sure to get construction manager commitments in writing or completed prior to closing.

Pre-sales to Settlement were excellent. Unfortunately COVID-19 hit right as we closed, so the post settlement interactions and follow up could not happen as they normally would. So I am waiting to see how well it goes once Covid-19 affect is over.

We love our new home. It’s just what we were looking for. The work in the home didn’t quite live up to our expectations though. There is grout on the floor, tiles and cabinets in the master bathroom. The floor molding in areas wasn’t painted very well.

Great value -- love the location - the kitchen is perfect. I enjoy the running / walking paths and the dog park is second to none.

My new home doesn't look like the models. My electricity went off early morning on lst full day in the house. Who do I call? Couldn't find GFI to dry my hair. Couldn't start the dishwasher. The garage floor is filthy. The bottom kitchen doors look like they are fabricated. Part of it is peeling off. I would like doors to be like the larger doors. Hole in my driveway. Need work on entry patio - needs concrete work. Numerous paint and stain on hardwood floors. Garage needs work. Need more grass to fill in the bald spots by the fence in backyard. Window screens need paint removed. Unable to use guest tub/shower tile walls have paint or stain spots, also flooring in tub has something stuck on it. ... More

Solid construction but a little sloppy with fit up. No major issues and customer service team was responsive to address issues.
