Would never recommend anyone after I got a home inspection report with major deficiencies that have yet to be corrected.

Pulte has nice floorplans and offer some very nice features with the houses that they sell however, the quality of Much of the work is subpar and very disappointing. For one example, three weeks after moving into my house (I moved in on April 4 ) I noticed water damage at the base of my kitchen island. I suspected it was the dishwasher leaking and immediately discontinued using it. The following Monday morning, I reported it to Pulte’s Customer service line (two weeks ago) and have since sent them three emails explaining the situation. The mortgage acquisition experience and the customer service after closing were deplorable. I have construction plaster on every corner of my house interior, the plumbing has been an ongoing nightmare since I closed 5 and a half weeks ago. My shower dripped day and night for 8 days. I sent a list to the customer service team 6 days ago and haven't heard a word! My toilet paper is parked on the floor. My bathroom sinks don't hold water.

Unfortunately although we ended up with a very good field manager and a good sales person, the overall experience was much more stressful, than any of our other building experiences. This was not due to back-ordered supplies. That was to be expected. It was poor craftsmanship, lack of communication, lack of follow-up, and months after closing still waiting on work to be completed. Our advice would be to never close until all of the mandatory work is done because once you are turned over to Customer Care, you get lost in a vacuum and all you have is email which can easily be disregarded. ...

Run, don't walk. They will leave you with an unfinished house. They must be a company going down the tubes since they're ONLY interested in selling as many houses as quick as they can. They are NOT in any way the old Del Webb. They will ruin your retirement experience>

Poor communication with Field Manager

Kitchen Sink and Laundry Sink were both installed at incorrect locations. Field Manager did not check on his sub contractors or this would not have happened. Closing walk thru we noticed no gutters on rear of house, had to tell Field Manager, when they installed the gutters they installed incorrect size had to re-install. Field Manager was a poor communicator only concern was to get home completed and move to next one. Paint and trim are very poor quality. Field Manager not concerned with quality.

Our Del Webb rep Melanie was never there for us. She didn't return phone calls or emails. We were not local so that was the only way we could communicate. We would have walked away entirely if not for our 3rd party representative from the Stacy Group. Our construction field supervisor Jack was a ghost. We heard virtually nothing from him. When Homer came on board things got better but the damage was done. Beware. Tape all of your conversations with all people associated with your transaction from first meeting to Close of Escrow. Most of the people are not trustworthy. Workmanship is poor. No attention to detail. Document everything.

Beware of the lack of quality in the home you are purchasing. Walls out of plum, countertops in bath areas out of plum due to walls mentioned. Floors not cleaned before move in. Poor paint finish on doors and trim. Cabinet supplier not standing behind a workmanship issue. The list goes on, but you can see the problems from this short list.

Very Poor Customer Service, Communication, and Follow-up

At our initial meeting with our field manager (Andy S.) in August 2020, he assured us that he would provide weekly updates as our house was being built. We received "weekly" updates on 9/4, 9/18, and 12/18/2020. We would have to ask questions several times before receiving any response. We would often receive no response at all. When we would raise issues, Andy would often respond "I'll take care of it" but not follow-up and actually do anything. Punch List items are taking forever

I have been in our home 6 weeks, all of the whirlpool appliance do not work. Have to call Whirlpool directly, get a service technician out here - after 5 days he comes out and tells me he has to order parts that take 4 to 6 weeks. POOR quality paint, finish & trim work. Poor oversight of their contractors!

Poor trim materials, lousy paint, lousy finish work (use caulk to try & cover up poor craftmanship). Every time they fixed 2 things, they damaged/broke one other thing. They had to install our wood floors 3 times. I (buyer) was the one to find the errors and installation issues with the floors. Pulte would have sold it to me in poor condition if I had not found all the issues. They do not inspect their contractors' work, and hope that caulk, poor lighting, and quick walk-throughs will get them to the closing process. Lack of flexibility in changes is a problem. Most new owners spend the first month after move in redoing the interior of the house, discarding things Pulte put in and spending much money on replacements. Work crews show no pride in their workmanship. Many trades do substandard work which has to be redone three times to get it right. Don't expect the contractors to know what they are doing from the guys who pour the slabs to completion. Although we gave a good review originally, after more than a month of living here, we are now extremely disappointed. It took way too long to start building and then it seems Del Webb rushed to complete. From the beginning, Del Webb's sales staff would only contact us after we contacted them. No updates were forthcoming until we called them.
