Overall went very well. Excellent construction supervisor. Challenges include long lead time for input of design choices; limited appliance options; and limited interior paint options. Mortgage process went well but closing did not go well.

Throughout the 5 month building process we tried to communicate with the Construction Foreman assigned to our project. We called, texted and emailed. He never responded, even when goaded by our request through the Sales department. Shoddy wood in the walls, a leaking roof due to a cracked tile, missing ceiling lights, a misplaced exterior outlet, and a longer list. And the final straw was when the construction was delayed for a month and we were not notified. If the mark of a quality builder is attention to the customer and attention to detail during construction, then Del Webb's Estates at Mirehaven does not qualify to claim that title. ... More

Still unhappy with our yard

We were really looking forward to our DW home and experience, unfortunately we moved in during the pandemic. DW/ Pulte did everything they could, with safety a top priority, but our pre-closing was without a representative and a lot of pre-closing items had not been attended too. I have confidence they will , but it is discouraging when you don't have a lawn or any landscaping for months, the clubhouse is rumored to have a significantly delay, and communications to get real answers is not happening. Keeping our fingers crossed it will come together, but I think more lines of communication need to be opened, and everyone else in the new development feels the same way. Only negative or comment for improvement would be in regards to the interior painting. Very poor quality job from the contractor and the material used. Literally if I try to wipe a mark off the wall, it wipes right to the primer. Should use a better quality paint, and more oversight on what the painting crews are doing ... More

Our home is so well planned out. The quality of materials excellent ! The attention to detail amazing !

Check your home against your order to make Sure it is right as we had major things we ordered missed like fan rough ins missing the wrong toilets installed

There are definitely things I would change in this house. For example, the shelves in the kitchen cabinets are too high and I am unable to move them without help (which I don't have). I will have to hire someone to do this for me. The linen closet is tiny and will not accommodate towels. But overall I really like this home.

Cleanliness and finish work were less professional than I expected. A large number of paint splatters on wood floor, circles of paint on floor where paint can was set. Food flooring has flaws. Window sills, bathtub, sliding glass door tracks and other areas dirty. Front door not properly set. Gap under door lets wind howl through the house. Problems reported 4 weeks ago and work orders issued but not yet corrected

Very disappointed in the quality of the home and the communication from Del Webb. Issues identified prior to move-in have not been resolved 3 months later, no plantings or sod around home, numerous issues with shoddy workmanship including paint on carpets, counter top that's cut wrong, scratches in cabinets, etc. and so far a clubhouse delay by 4 months

Get the extras you want up front, it's cost more after the fact! I got my house the way I wanted it from the beginning and I'm so pleasured not be dealing with construction after moving in. Neighbors have been pricing add on's, and it is more than what I paid. If you want to be social, this is the neighborhood...

interior paint work very poor .paint spots all over the floor ,never cleaned it up.

Like layouts of homes

The building process was stress free. The builders had a plan with timelines all ready. They followed these plans and we were advised each time a goal was achieved. The goals and timeline were excellent.

Love that the yard upkeep is included in HOA fee. But it took 48 days for my first lawn cut. My home is not yet on GPS, so I have missed mail, shipments, etc. Suggest to new homeowners that you may have to include Del Webb Southern Springs as a second street address. My home is great. Wish I could get HOA identification and go to pool.

Although I moved from four hours away, the whole purchase was stream-lined to help in any way they could. When the move finally came I was very pleased with the quality and value.

Quality is an issue for me. We have had major issues with the Whirlpool appliances, HVAC system, foundation crack, electrical problems and that is after two months of occupancy. The Whirlpool appliance required a new control board. The HVAC system electronic air cleaner was assembled wrong and requires a new transformer. The foundation crack was the least of the problem as the team here responded quickly to repair the cracked foundation and stop the resultant leaks. The electrical problem came from our power line being damaged (cause unknown) outside of the home. For what I spent buying this home I would not expect to have make a number of calls to get things fixed or repaired in a new home. One last thing the smart home Wide area access points Had to be required and the Ethernet cabling doesn’t work. ... More

We moved in one week before the Covid 19 crisis affected the US. We have found Del Webb to use that excuse to delay fixing issues that could be addressed during this time.

Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

Would like more care with finishing touches on outside of home. Trim missing. Caulking very rough and sloppy. Extra globs of cement left to harden on sidewalk and garage floor.

Insure all punch list issues have a specific completion time established. Be aware of the slow hot water delay due to water lines in the slab. Closely inspect final cleaning quality.

There are a couple issues I have that should have been explained regarding the outside structure before I purchased the house. Other than that most of the house is beautiful and I am enjoying living in Texas.

I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. Be particular, keep up quality

I recently moved into a home in the Del Webb at Union Park Community, and it is so superior to the +55 community I moved from. The amenity center has good facilities and lots of things to do. The Lifestyle Director has had wonderful activities during this period of quarantine, it's amazing how much this has helped. The residents are very friendly and outgoing. The house itself I can't say enough good things about it. The workmanship is superior to the previous community I lived in. The process of building the house was all-inclusive, as I lived out of state I received a weekly phone call updating me on what had been done and what was going to be done the next week. I was even sent photographs of the house. Since moving in the field supervisor has kept in contact with me and has been very helpful From the first contact with the sales team to the closing I was very pleasantly surprised at how much contact they had with me. The design center was wonderful, it was so nice to see how things actually would look. The personnel that helped were very knowledgeable about the products. I would definitely recommend this community to family and friends. ... More
