Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

Would like more care with finishing touches on outside of home. Trim missing. Caulking very rough and sloppy. Extra globs of cement left to harden on sidewalk and garage floor.

Insure all punch list issues have a specific completion time established. Be aware of the slow hot water delay due to water lines in the slab. Closely inspect final cleaning quality.

There are a couple issues I have that should have been explained regarding the outside structure before I purchased the house. Other than that most of the house is beautiful and I am enjoying living in Texas.

I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. Be particular, keep up quality

I recently moved into a home in the Del Webb at Union Park Community, and it is so superior to the +55 community I moved from. The amenity center has good facilities and lots of things to do. The Lifestyle Director has had wonderful activities during this period of quarantine, it's amazing how much this has helped. The residents are very friendly and outgoing. The house itself I can't say enough good things about it. The workmanship is superior to the previous community I lived in. The process of building the house was all-inclusive, as I lived out of state I received a weekly phone call updating me on what had been done and what was going to be done the next week. I was even sent photographs of the house. Since moving in the field supervisor has kept in contact with me and has been very helpful From the first contact with the sales team to the closing I was very pleasantly surprised at how much contact they had with me. The design center was wonderful, it was so nice to see how things actually would look. The personnel that helped were very knowledgeable about the products. Very poor finish work, gouged concrete drive, drive and walkway has never cleaned, holes in walls patched and spackle not matched, backing not installed to mount towel racks, toilet paper rolls and shower grab bars. Low quality cabinets, dents in cabinet doors bath room door. Sod poorly insralled, standing water in back yard. Floor tiles not cleaned etc. Need I continue?

We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. I caught a function error in what I was told by the sales person and the manager of the design center about what my microwave/oven combo would do. Once I saw the model numbers when delivered to the property site and looked it up, the information given to me was wrong. They changed the appliances, but at an additional cost of $1800 to me. They had no interest in accepting any responsibility. It was only 3 weeks from our closing, so I really had no choice at that point but to accept it. On the outside of the home, the landscaping is pitiful. Many of our bushes and trees were just dropped into a hole and covered with pine straw. Theres was no dirt around the root ball. Many patches of our sod were and still are completely dead when the house was delivered. All in all, like the title says, its just a production home and all that it implies. I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

Lack of follow-up and poor attitude.

The construction teams have been excellent and worked hard to assure all was done well. The community is well kept. I am very glad I bought here. The only negative experience was the buying process which was difficult because I couldn't get answers to my questions and I felt that I was begging to buy a house here.

The construction went smoothly. The house is well built and extremely impressed at the quality of the house. However, the confidence of sales person to loan officer and others in terms of communications to the buyer (me) was quite poor.

The sales staff were supportive. Showed me many options to help me feel comfortable choosing a floorplan that worked for me, and not just one of the models. The design center was great. My construction manager gave me weekly updates, and made sure all of my questions were answered. I never felt like a bother. I was able to ensure my forever home was just what I wanted.

The Pulte team kept us informed of our homes progress every step of the way. The job supervisor, Jordan, was so thorough with his inspections we had minimal items to be addressed at the time of closing. The quality of the workmanship was excellent. Extremely pleased and would recommend Pulte as a builder!

The house design and fundamental build is excellent and the location can't be beat, but the fit and finish of the trim and paint was unacceptable. Be prepared to redo a lot of finish work if you expected a quality job.

Lots of unkept promises, shoddy workmanship, and no quality control,

some minor problems that dell webb still hasn't fixed.Both sliding glass doors take two hands to open and close. Exhaust fan, I repaired. Never finished painting wall. Cleaned grout of floors for weeks. Threshholds trashed, I repaired. Doorbell in-op.

We appreciated the help and smiles from the Model Homes assistants. They are friendly and extremely helpful. Our home was built with the highest standards and the our project manager was helpful in all aspects. We are excited to start the next phase of our lives in our Del Webb Home. Thanks for everything in the build. Our experience has been beyond satisfactory.

Generally very happy with our new home, but there are some quality issues that should have been caught by the construction team.

Need to keep a close eye on what is being done in a house being built. Builder tends to depend on warranty work instead of doing it right the first time. The focus is not on quality but they will deliver when they say they will. The good news is warranty team never complains about fixing building issues.
