Very disappointed in the quality of the home and the communication from Del Webb. Issues identified prior to move-in have not been resolved 3 months later, no plantings or sod around home, numerous issues with shoddy workmanship including paint on carpets, counter top that's cut wrong, scratches in cabinets, etc. and so far a clubhouse delay by 4 months

Get the extras you want up front, it's cost more after the fact! I got my house the way I wanted it from the beginning and I'm so pleasured not be dealing with construction after moving in. Neighbors have been pricing add on's, and it is more than what I paid. If you want to be social, this is the neighborhood...

interior paint work very poor .paint spots all over the floor ,never cleaned it up.

Like layouts of homes

The building process was stress free. The builders had a plan with timelines all ready. They followed these plans and we were advised each time a goal was achieved. The goals and timeline were excellent.

Love that the yard upkeep is included in HOA fee. But it took 48 days for my first lawn cut. My home is not yet on GPS, so I have missed mail, shipments, etc. Suggest to new homeowners that you may have to include Del Webb Southern Springs as a second street address. My home is great. Wish I could get HOA identification and go to pool.

Although I moved from four hours away, the whole purchase was stream-lined to help in any way they could. When the move finally came I was very pleased with the quality and value.

Quality is an issue for me. We have had major issues with the Whirlpool appliances, HVAC system, foundation crack, electrical problems and that is after two months of occupancy. The Whirlpool appliance required a new control board. The HVAC system electronic air cleaner was assembled wrong and requires a new transformer. The foundation crack was the least of the problem as the team here responded quickly to repair the cracked foundation and stop the resultant leaks. The electrical problem came from our power line being damaged (cause unknown) outside of the home. For what I spent buying this home I would not expect to have make a number of calls to get things fixed or repaired in a new home. One last thing the smart home Wide area access points Had to be required and the Ethernet cabling doesn’t work. ... More

We moved in one week before the Covid 19 crisis affected the US. We have found Del Webb to use that excuse to delay fixing issues that could be addressed during this time.

Been here 1 month. We understand now why we were unable to use a flashlight during walkthrough closing, we would have seen & been able to identify ALL the poor craftmanship on the walls. The walls panels are not smooth notices inconsistencies such as small circle and lines. The floors make noises/air pockets, unlevel. The kitchen cabinets have dents.

Would like more care with finishing touches on outside of home. Trim missing. Caulking very rough and sloppy. Extra globs of cement left to harden on sidewalk and garage floor.

Insure all punch list issues have a specific completion time established. Be aware of the slow hot water delay due to water lines in the slab. Closely inspect final cleaning quality.

There are a couple issues I have that should have been explained regarding the outside structure before I purchased the house. Other than that most of the house is beautiful and I am enjoying living in Texas.

I love m house as far as the design, room sizes and responsiveness wrh our project manager. What is a huge disappointment is the finish work. We paid extra to have the craftsman’s package and expected the woodwork to be very attractive. There are so many things wrong with the trim that it’s embarrassing for people to see. Corners with large gaps, painting over nails that aren’t countersunk, rough and messed up wood; sloppily painted, just to name a few defects. I’m very happy with Mike for trying to get these defects corrected. Hopefully whoever comes here to repair the items is the best finish guy you have. As far as value: way too much for the lots which jacks the price of the home up. But, we knew going in, that the price was very expensive. I hope to be able to enjoy he amenities we are paying for but can’t use because of covid-19. I’m telling you all of this so you would do better. Be particular, keep up quality

I recently moved into a home in the Del Webb at Union Park Community, and it is so superior to the +55 community I moved from. The amenity center has good facilities and lots of things to do. The Lifestyle Director has had wonderful activities during this period of quarantine, it's amazing how much this has helped. The residents are very friendly and outgoing. The house itself I can't say enough good things about it. The workmanship is superior to the previous community I lived in. The process of building the house was all-inclusive, as I lived out of state I received a weekly phone call updating me on what had been done and what was going to be done the next week. I was even sent photographs of the house. Since moving in the field supervisor has kept in contact with me and has been very helpful From the first contact with the sales team to the closing I was very pleasantly surprised at how much contact they had with me. The design center was wonderful, it was so nice to see how things actually would look. The personnel that helped were very knowledgeable about the products. I would definitely recommend this community to family and friends. ... More

Very poor finish work, gouged concrete drive, drive and walkway has never cleaned, holes in walls patched and spackle not matched, backing not installed to mount towel racks, toilet paper rolls and shower grab bars. Low quality cabinets, dents in cabinet doors bath room door. Sod poorly insralled, standing water in back yard. Floor tiles not cleaned etc. Need I continue?

We are happy we bought in Carolina Orchards, but more for the location and amenities than the house. Pulte's design center is very unimpressive, from the offerings to the expertise of the design people. Unfortunately, the people there and in the sales office aren't as familiar as they need to be with items like the functionality of the appliances. They don't tell you what model numbers of appliances you are buying so you have to take their word for the funtionality. I caught a function error in what I was told by the sales person and the manager of the design center about what my microwave/oven combo would do. Once I saw the model numbers when delivered to the property site and looked it up, the information given to me was wrong. They changed the appliances, but at an additional cost of $1800 to me. They had no interest in accepting any responsibility. It was only 3 weeks from our closing, so I really had no choice at that point but to accept it. On the outside of the home, the landscaping is pitiful. Many of our bushes and trees were just dropped into a hole and covered with pine straw. Theres was no dirt around the root ball. Many patches of our sod were and still are completely dead when the house was delivered. All in all, like the title says, its just a production home and all that it implies. I had great difficulty getting a closing date for my new condo purchase. I had a home to sell and had to pass up a good offer because I didn't know when my closing date would be for my condo. I ended up accepting an offer that was a lot below the offer I had to pass on.

Lack of follow-up and poor attitude.

My builder supervisor(David) was great, responsive and prompt. My house's quality exceeded my expectations. Thanks You David!

The construction teams have been excellent and worked hard to assure all was done well. The community is well kept. I am very glad I bought here. The only negative experience was the buying process which was difficult because I couldn't get answers to my questions and I felt that I was begging to buy a house here.
